“Point of View" is the perfect retreat from the stresses of today's world. This 3 bedroom, 2 bathroom home in an unparalleled location on the banks of the Yellowstone river sleeps 6. Relax, recharge, de-stress on 2 prime acres of riverfront..... blue ribbon fishing from our private riverbank below the house. We also have our own "put-in" for your raft, kayaks or float boat.... no need to find a river access point.

Located at the end of a road and directly above the Yellowstone River with amazing, unobstructed views of Paradise Valley, Emigrant Peak, and Greater Yellowstone area. "Point of View " abuts 1400 undeveloped acres to the south making this an ideal family rental spot for rest & relaxation or the perfect jumping off place for all your outdoor activities.

The house is located on 2 prime acres on the Yellowstone river with private access to fishing & boating/kayaking. Newly renovated with all new vinyl flooring & new carpets in the bedrooms plus 2 sparkling new modern bathrooms. Cozy and comfortable with space to lounge, read a book or whip up a gourmet meal. Sip your morning coffee on the porch & watch the bald eagles & osprey hunt for fish, grab a cold one in the evening as you grill out on the deck.

CORONAVIRUS PREVENTION: Our housekeepers are taking every precaution to ensure that the house is a safe retreat for you & your loved ones. They are disinfecting every surface & wiping down all light switches, door handles, remotes, backs of chairs, wood furniture, lamps, etc... with lysol wipes.

The home is open plan & has 3 bedrooms and two bathrooms and a restful & relaxing sunroom/dining room. The master bedroom offers views of the river and features a queen bed. The guest bedrooms each have mountain views and sleeps two in each room. Amenities include a private boat launch on our land below the house.

Chico Hot Springs, a "must-visit" when in the area, is 10 minutes away by car. Chico is a resort and hot springs originally built in 1895. Chico today features an award-winning restaurant, saloon bar, two hot springs, a poolside grill and is an area favorite of locals and tourists alike

The nearby town of Emigrant is 10 minutes away also features a few great places to eat and an old-time general store that has at least one of Everything! Historic Livingston is 30 minutes by car. Gardiner and the north entrance to Yellowstone National Park are 45 minutes away to the south of us.

Come and visit Southwest Montana. We have crystal clear air, wide open spaces, lots to see and do or just sit and enjoy the privacy and the quiet in a perfect vacation setting.

Note: We do not have A/C! We keep the house cool & comfortable in summer by closing the blinds and windows during the day to keep out the heat & opening everything up on those cool montana evenings to let in the fresh mountain air.

This house was very well stocked and has INCREDIBLE views! The pictures do not do the actual view justice. Nice midpoint between Bozeman and Yellowstone.

Misleading
Views were fantastic as advertised. However, the rest of the property was not as advertised. Property exterior needs maintenance. Swing was broken, fire-pit was full of trash, fireworks and beer cans (which we had to clean in attempt to utilize, still didn't work since ashes haven't been cleaned (maybe ever). Lower are of property is most disappointing as it didn't appear to have been mowed this season. Grass was knee to mid-thigh. Swing and fire-pit in photo are non-existent. Shed is partially collapsed and inundated with weeds. The park bench at riverside is engulfed in grass as tall as the bench itself. Telescope in online photo for star gazing is non-existent. Miscellaneous swing parts and hammock parts strewn around the back porch, grill was a mess. Sunroom is very nick though windows don't appear to have been cleaned this season. Furnishings are comfortable and property is clean though exterior is rough. The swing had been broken apparently by a prior guest and tied back together, when we arrived, my son sat in it and it gave way jarring his back and busting his chin open requiring first aid. The only TV (not that we come to Montana each year to watch TV) is in the kids bedroom. We stay in the area every year and selected this property due to the photos on the website and the river access, neither were quite up to expectations upon our arrival.

Great house and location
We thoroughly enjoyed our time in this home. It is accurately described...clean, conveniently located, and has beautiful views. Highly recommend this to anyone looking for a base in the Yellowstone National Park north entrance area.

Everything about this house is great. There were tons of kitchen supply’s like pots and pans, condiments, spices, etc. Grill worked great, there was a solo stove for the cool nights. Plenty of towels. There were a couple chair hammocks as well. Kids (16/19 yrs) loved them. There were 5 of us there (16, 19, 21, and two parents). We all loved it. We stayed 4 nights and used it as home base for Yellowstone, Louis & Clark Caverns, hiking, and visiting with family in Montana. Would 100% return.

Why they chose this property

I fell in love with this home and its' extraordinary location on the Yellowstone River. Perched on a bluff overlooking the river and flanked on both sides by mountain ranges.... truly Paradise!

What makes this property unique

You can fly fish from the river bank at any time, swim (july thru september- life preservers recommended), float the river in a tube or SUP, kayak, canoe or drift boat, raft or life preserver, picnic or just relax and watch the river flow by.
Note: the river is too high & fast in june from all the snow melt!
Deer frequently use the 1400 acre ranch land next door to the south as a river crossing. There are a pair of bald eagles that fish right from our cottonwood trees and patrol this portion of the river. Exotic white pelicans hang out at the island in front of the house & float downstream from june through the end of september......
