Santa Maria - A Former 15th Century Stone - Built Priory

Santa Maria is a former 15th century stone - built priory fully restored few years ago by the choreographer Lindsay Kemp - former owner of the property.
Santa Maria is located on a smooth hill in a panoramic position just 8 kilometres from Todi, the famous medieval Umbrian town.
The property is surrounded by 1 hectare of land with a lovely garden and a large swimming pool. Around the garden you will find a stone built BBQ, a cute house built on an oak and a little football field.
The property is ideal for family reunion, for family with kids and the atmosphere is extremely comfortable and peaceful.


As you approach the villa, you’ll see the loggia and its series of arched opening. This is your outdoor eating spot: shady and cool, with a long oak table and right next door to the kitchen. A more lyrical location would be hard to find! There is a pretty dining room indoors of course, but the loggia is irresistible. There’s also a large and comfortable sitting room set around the open fire on the ground floor. Naturally the oak beams and terracotta floors give a feeling of age and space, while the choreographer’s dramatic touch lights the walls with splendid William Morris wallpapers. The ground floor also has a handsome double bedroom, a bedroom with twin beds and a plain and simple bathroom. Upstairs, there’s a second sitting room opening onto a small terrace, from which there are stone steps down to the garden, and a tiny kitchen.

Umbrian treasure
We had a fabulous 10 days at the villa celebrating significant birthdays! We were 3 generations with 5 Grandchildren. The villa catered for all our needs, from plentiful kitchen equipment, comfortable seating and large tables for us all to sit around for mealtimes. The pool was a great draw to all after sightseeing in the beautiful Umbrian hill towns. We did have to buy a paddling pool for the 2 babies and 3 year old as the pool was too cold for them. The views from the villa were stunning and the grounds well tended. The loggia was a beautiful space for evening meals. The playroom was a real hit with the children. A great time was had by all.

Fantastic property for a large family or group holiday
Santa Maria is a fantastic villa that is capable of sleeping up to 15 guests. There were 13 of us in 3 families and the layout of the rooms meant that each family had rooms suitable for both adults and children located close to each other. There is masses of communal space, so that even when everyone was around you weren't tripping over each other. The playroom was brilliant for keeping the kids occupied either first thing in the morning or during the heat of the day. The villa was clean and tidy and well equipped, and with the housekeeper visiting daily it stayed that way throughout our visit. The pool area is very well done. It is clean and tidy and provides shady areas most of the day. The only down side being that it wasn't fenced off/no pool alarm, so we had to keep a constant eye on the children. However, with an adult down there most of the time, that wasn't a big issue. Within the ground, the play area (with swings and a small football pitch) and the tree house were an added bonus. When booking, we had some slight reservations due to the motorway running past at the bottom of the valley. However, I only noticed it on one occasion, so it isn't an issue. In fact, during our whole stay there was very little noise from any direction. Also the views from the villa are amazing, particularly as the villa is set on the top of a small hill giving 180 degree views to the south. The owner, Massimo, was extremely helpful. His english is perfect, he always responded quickly either by phone or email and he didn't complain even when asked some fairly ridiculous questions. If I were to take any issue with him, it would be that he needs to get some better photos of the villa on the website as the current ones really don't do it any justice. I would highly recommend this villa to others, whether you just want to relax and enjoy the views and the swimming pool; or take in the cultural heritage of the area. It's a reasonable distance from Rome and has a number of tourist attractions within easy driving distance - not something we did much, but one of the other families took full advantage.

Wonderful Italian Escape!
We spent 2 weeks at Casale Santa Maria in August and had a truly wonderful holiday. We were a party of 7 adults and 5 children (aged 2-6). The accommodation was ample, with 7 bedrooms (two sets of bunk beds), huge living spaces, large dining room, enormous play room, two kitchens (a small overflow kitchen upstairs with fridge freezer) and magnificent grounds. The rooms are all very generously proportioned and comfortably furnished. The wifi is very good. It is clearly a house that the owners stay at which made it more lived in and less like a commercial letting business. We ate every meal at the huge table in the loggia just off the kitchen, enjoying the beautiful views. Even in August, it was always cool there as north facing and thick stone walls. The kitchen was adequately stocked with pots, pans, utensils to cook for 12. A cleaning lady came every day for a couple of hours and kept things very tidy. The house was spotlessly clean. The pool was beautiful and the grounds maintained daily by a gardener. The pool has a covered area at one end for resting out of the sun (a later addition as not in the photos on the website). There is a supermarket just off the motorway past Todi - around 15 mins drive which stocked everything. We found the location perfect for visiting local towns and cities as only 5 minutes to the main Perugia/Rome highway. Todi is 7 kms away and is a gorgeous town with great family restaurants and facilities. We also enjoyed trips to Orvieto and Assisi. We had a wonderful holiday and would highly recommend, particularly for families with children. There are so many things for kids to do at the house - with a huge (safe) treehouse (stocked with crockery, pots and pans), swings, football nets, beauiful grassy lawns for running and rolling on and a huge indoor playroom full of toys, a tent, a ping-pong table etc. Perfect to occupy the early risers in the house! I think the photos don't do the house justice as they seem a little dark. In fact, it is a huge house with lots of natural light (360 deg view on the hilltop) and the decor is tasteful and in keeping with a house of this type.
