About the property

Sleeps 19 people; perfect for large groups with different interests

San Martino is a large farmhouse set on peaceful Lake Corbara with gardens running down to the water's edge. Surrounded by olive groves and wild flower meadows, it has views over the lake and wooded hills beyond. We have a private 20 metre infinity pool, The house is equipped and tastefully furnished for up to 19 people.

Sleeps 16 people in 8 en-suite double bedrooms on the first floor and 3 people on the second floor where there are 2 bedrooms and a family bathroom.

The ground floor has an extremely well equipped, large kitchen with beautiful indoor and outdoor dining areas. There is a small comfortable library, internet access and a large sitting room with comfortable sofas, an open fire place, and an 'in house cinema' with a selection of contemporary and classic films.

Our swimming pool is large, fully tiled but not heated, it's usable from April to the beginning of October, depending on the weather and (in the cooler months) how hardy you are.

We have a BBQ and a fire pit. There are wooden tables and chairs for dining outside.

Bathroom towels and bed linen are included. Pool towels are included. Additional cleaning can be arranged

Outside:

San Martino is on a private peninsula of 30 acres with olive groves and landscaped gardens down to the lake. There is a terracotta paved terrace around the house and pool. The pool is 20 metres long and 7.5 metres wide with views over the lake. There is a barbecue and wooden garden furniture for eating outside.

About Philippa Farrow

I used to own San Martino but sold it a few years ago to the current owners. I now oversee the bookings on their behalf but San Martino is actually run by a group of Italians who have lived in the area all their lives. The main person is Anna Maria, who speaks basic English but she is helped by friends who speak English.

Anna Maria will welcome you on arrival and briefly explain how the house works, there is also a booklet with the instructions written down. Anna Maria usually comes back the next morning to check everything is okay and then will call in a couple more times, usually in the mornings, to remove the rubbish.

Idyllic place for a getaway

I cannot sing the praises of this place or the owners and caretakers enough. We were a group of 14 family members across two generations, couples and singles, some wanted to sit by a lake, by a pool, and relax, others wanted to pack our 10 days with trips around Umbria. We gathered each night in the phenomenal kitchen to catch up about our days, eating in the gorgeous dining room and outside, depending on our mood. The lounging areas, entertaining spaces, bedrooms and lavish grounds were just right: elegant, comfortable, peaceful. And the owners and caretakers did an amazing job looking after us. We hope to come back some day soon.

I don’t know if we can top this place

We all arrived in dribs and drabs. 10 friends catching up.

The place was spectacular and offered large communal spaces inside and out for some or all of us. The bedrooms were all beautifully appointed with ensuite bathrooms and the stone structure meant that it was quiet if you wanted some time of your own.

Barbara ( chef) cooked two fabulous meals for us and the smells welcomed us upon arrival. The views speak for themselves and the pool and all other amenities were all magnificent.

Local restaurant served us well as did the local vineyard.

Anna Maria (host) was perfect.

Sad to leave.

Stunning, comfortable, and welcoming

Ten of us stayed here for a week of vacation, reunion, and fun. We had to drag ourselves away from the villa as it was so comfortable and easy to be in. We each had our own rooms with bath and there was plenty of extra space. We could easily have had 8 - 10 more people stay with us. The beds were so comfortable that my husband and I plan to purchase the same mattress back here in the States. (Beware - it gets so dark at night that if you wake in the middle of the night, you are going to want to have left a light on.) The kitchen is not only large and clean, but incredibly well stocked. We hired a chef, Barbara, to cook for our large group twice. The food was delicious and she was lovely. We also cooked for ourselves and found that we were never lacking a utensil, towel, etc. The pool was gorgeous and clean and there were plenty of chairs to lounge by. Anna-Maria - who ran the property - was easy to be in touch with and so helpful. We mostly took day trips to the small, beautiful towns in Umbria and then in Tuscany. It truly was a picture-perfect holiday. I can't recommend this place enough.

Absolutely fantastic location and accommodation

I have just returned from a weeklong stay at San Martino and cannot stop raving about it. We were a group of 10 friends and to say were were comfortable does to begin to describe how great our experience was.

The location is idyllic (especially if you are a large group of old friends who are going to make a lot of noise!) But towns and sightseeing were close enough to get out and around every day. There is a good grocery store not far away.

The house is huge and accommodating. We all had enough private space (and quiet - the walls are so thick that the bedrooms are like little havens) but there were also so many various places, indoors and out, for us to gather together comfortably.

The house has been extremely well cared for. There is a great feeling of being in an old property but with all the modern amenities one comes to expect. I have stayed in many self-catering type of situations and I have never been anywhere so well stocked and with quality items. The kitchen was dream to cook in. The bed linens were soft and smelled divine.

AnnaMaria, the housekeeper, could not have been lovelier. My husband and I had a lost luggage situation and she was a superstar helping us (on day three with no luggage!) communicate with courier companies, airlines, etc. We also had the chef, Barbara, come in two nights and her food was fantastic, and portions so generous that we dined happily on leftovers the next day.

San Martino combines the best of Italy - easily accessible but close to beautiful, medieval walled hill top towns and villages and stunning scenery.

The house itself sits at the end of a large, private peninsula on Lake Corbara. There is a large swimming pool, a basket ball hoop and a ping pong table outside.Excellent walks nearby - with different routes passing through vineyards, olive groves, high meadows and woods.

Corbara village is 3kms away, a few minutes drive or a 20 minute walk along the lake shore. It has one bar and one trattoria serving traditional food sourced locally.

Orvieto (16kms) and Todi (25kms) are our local towns - they are both perfectly preserved medieval towns steeped in cultural interest. Medieval Orvieto, which sits high above the valley on a tufa crag, has one of the finest Renaissance cathedrals in Italy with frescoes by Signorelli and Fra Angelico.

Orvieto's lower town has banks, supermarkets, the train station and access on to the A1 motorway. There is a funicular up to the historic old town of Orvieto which has many restaurants and beautiful shops.

Assisi and Perugia are about an hour's drive, whilst Rome and Florence are 1.15 hours and 2 hours respectively by direct train.

Car hire is essential although the train service to major cities is excellent.
