This luxurious semi detached house/townhouse is situated on the edge of the historic, hilltop village of Momjan in Istria. The semi - detached townhouse contains one double bedroom en-suite, two single rooms.

Hartley # 3. On the ground floor, the extensive lounge / dining area leads on to a large balcony, private barbecue area and in-ground swimming pool. The sitting room leads on to a balcony which has spectacular views of the surrounding countryside including Momjan, vine-clad hills and the ruins of a 5th Century castle. The swimming pool is shared among three townhouses.

The spectacular Istrian coastline, wonderful Istrian wineries and restaurants, and historic townships and villages are readily accessible from the villa.

Momjan townhouse: This townhouse is joined and is on the left side.. Is in the stunning elevated position above the village of Momjan in the north of Istria. It's surrounded by vineyards, olive groves and orchards and have extensive views of the countryside to the sea. It has been built using local stone and blend perfectly into the surrounding landscape. It has been interior designed and the garden and pool area landscaped. The village and local area offer some good restaurants providing traditional dishes. There is also a shop and a post office in Momjan itself.

Recommendations: Momjan castle - built in the 12th century on a cliff, it once had 4 towers, of which only one remains, and a drawbridge. The remains of walls and towers are still visible as well as the portal with a bow and two magnificent stone jambs

The Historic Centre - many rich bourgeois homes with particular architecture were also preserved. For example, the Rotta house from the 17th century

The Parish Church of St. Martin – from the 15th century, with 5 altars, a valuable wooden statue of the Blessed Virgin Mary and Custody in a relief pillar from the 16th century

The Church of St. Peter and the Church of St Jury - were both built in the 18th century

The Church of St. Peter, Sorbar - built in the 14th century, with valuable frescoes and Glagolitic graffiti from the 15th century

The Butori Falls and the abyss - situated on the Ar?ila River, the are of a unique beauty

Muscat from Momjan - autochthonous wine variety from Momjan, unique in the world, delicious taste and smell.

In the immediate vicinity of Buje, in the north-western, continental part of Istria's peninsula, at Sveti Mauro Mountain, lies the small town of Momjan from where you will have a great view to the west all the way to the sea, to Istria's western coast and to Ucka Mountain. Momjan was first mentioned in 1035 and has several churches and chapels with numerous sculptures, paintings and impressive church furniture.

This romantic place writes its own history through many documents, buildings and stories, but also through its oenological peculiarities because of which it is importantly marked on the map of wine connoisseurs.

Because of the location and micro-climate, the local vineyards and famous winegrowers produce well-known liquid gold of a luxurious taste and smell. It was in this area that the first taverns were built, which still offer a wealth of flavours and fragrances, created artfully with love in their taverns, restaurants and agritourisms.

Golf: The golf course Kempinski is located right next to the Hotel Kempinski Adratic, in Crveni Vrh.

This golf course was awarded the 'Golf Landscape Art Award' to Austrian architect Barbara Neisser and Diethard Fahrenleiter who designed and built the golf course.

Ski: Platak Ski Resort -

Platak in Rijeka provides skiing and snowboarding on the slopes of Radesevo mountain (1,363m) with stunning views of the Adriatic Sea and islands of Krk, Cres and Losinj. Platak is located in northern Croatia, east of Rijeka, where the closest train station is located west of Delnice. Platak has 8km of fairly groomed pistes.
