This luxury home has four Master Suites. All Four Master Bedrooms have King Beds and en-suite bathrooms. There are a further Three bedrooms, one of these is our Nemo Theme room. Outside you will find the probably one of the largest pool area of all the rental homes in Orlando, an incredible 40’ x 20 Pool and Spa/Jacuzzi for 8 people and children's Mickey Mouse pool. They are fitted with Fibre Optic Lighting which makes them change colour every 30 seconds. This provides an incredible light show at night and the adults seem to love it as much as the children.

Facilities: The Sun decks are South/East facing so the sun is on the pool area the moment it rises. We have soft upholstered pool furniture, comfortable sun loungers, occasional drink tables, to provide shade for the fairer skinned a large under cover lanai area with full dining facilities, large fans and sound system.

All doors to the pool area are fitted with child alarms and a child safety net around the pool.

Babies & Young Children: After travelling with babies many times, we understand how stressful it can be to vacation with babies. With that in mind, we have tried to include some things that a family with a babies might need. The items we include are: 1 Crib, 1 Pack n Play, a High Chair, a Stroller, Bed Rails, Door Alarms and a Pool Fence so you can relax. and know your kids are Ok

For your convenience and pleasure we also have a desktop pc with an internet connection.

Just wanted to say a huge thank your letting us stay in your Villa in Orlando in August. We arrived on the 8th of August with our family from Ireland and my brother and his family arrived from New York.



We found the house absolutely fantastic, the space, the ammenites, the localty, all of which made a very enjoyable stay to Orlando. We had 6 children between us so, all under the age of 10 so they were very excited about the pool. When we arrived home after our two week holiday we asked them what was the highlight of their trip and their response was the pool and their cousins.



The house itself was excellent, it was very clean, the space was great when there was two families sharing. My children loved all the bedrooms, my four year old especially loved the Nemo room. Even though I had seen photos on your very informative website I was still amazed by the house when we got there, I didn’t realise it would be so big.

Paradise in Orlando!

What a wonderful time we had! The house was very spacious. We celebrated our 25th Anniversary here with friends and family (15 of us total). There was plenty of room for everyone and no one was ever in each others way. The pool and hot tub were amazing. We used them every evening after a long day at the amusement parks. Beautiful skies. We enjoyed everything about staying in this house. We reported that the blender did not work and it was replaced the very next morning ( What great and fast service!). This home is very comfortable and enjoyable. There is plenty of room for everyone! We will definitely come back here on our next visit to Orlando. Less expensive than a hotel and ALOT more comfortable. Thanks for letting us stay in your beautiful home!

Large spacious property great area but villa underwhelming in need of tlc

On arrival we were given the wrong door code at 745pm we finally got the door code it handnt been changed from last visitors stay and key lock code wasnt working with either code and was not known. Upon entering the villa the floors were filthy and there was marks on the walls and none of the toilets had been cleaned but did have sanitized labels on them. We spent our first day cleaning after the maintenance company never got back to us.also what appeared to be mouse droppings-were found in main suite bathroom although not confirmed no mouse found. The villa is very large and spacious but the online photos dont sell it correctly the kids play park is unplayable and is dangerously loose. The pool gate is torn and doesnt fasten correctly. The screening round the pool area was damaged badly in 4 areas and took a week to repair after maintenance finally came round to sort it.The bedrooms etc were very nice but some of the beds look dated and damaged. The kitchen and utensils however were excellent and there was plenty of towels the pool was also clean at all times. There was issues with pool heating we paid for 24 hours but it never came on before 9am and went off at 10pm meaning the pool was cold most days even tho it never fell below 55 f it should have been on 24 hours as paid for. The villa overall was ok but a bit underwhelming considering the cost to stay and does require tlc as its not as its portrayed currently online. maintenance company who we found to be extremely unhelpful. They were contacted about the door lock code issue it was never changed in the 21 days we stayed! The cleanliness upon entry was very poor and a deep clean charge is on your rental this was never done. The actual pool area etc is very nice but the tv shown in the shaded area is no longer there which along with the kids play area was a disappointment for us as our party was looking forward to being able to relax outside and let the kids play in that area. The final issue was on our day of checkout the rules state a 10am exit our villa cleaner turned up to the villa at 910 am and proceeded to take all the cleaning equipment out whislt we were still having our breakfast which meant we felt pressured to leave at 940 instead of the 10am exit we paid for. The owners during the booking phase were very good but i think a look at the mainetnance company and the photos used to sell the property need to be recified to show a true reflection on cost of the rental. Owner's Response: Hi Andy, I was surprised to receive your review and even more surprised that in all the email correspondence we had you at no time informed me of any of the issues you mentioned. I immediately contacted our management company and relayed your review to them. They as I were more than surprised. They sent me the following reply. Dear Caroline I have further reviewed the complaint that was posted by the Henderson party after their stay that commenced on the 27th October 2017. I am at a loss as to why they have waited such a period of time before posting the review. On the date of their arrival we received a call on our emergency phone from the guest as they were unable to access the house with the code provided. They had received the old code of 3086 as opposed to the new code. After this we made courtesy calls, on the morning after their arrival but got no answer at your home from the guest. We did repeat calls for a number of mornings, but never had an answer from the guest on your home phone number. Having checked back on our records we also did not receive a call from the guest to register any issues with your home during their stay.  Toilets – I have sent through the inspection photos which include photos of most of the toilets and none appear to look dirty in the slightest. Mouse droppings – Again I have sent through the inspection photos. All bathrooms were checked and no evidence of the claimed mouse droppings were found by the inspector. Had we found any evidence of rodent or insect activity or infestation then we would have had the pest control company out the same day to deal with the issue. But as previously stated no evidence was found of any pest issues on the inspection. I find it very surprising that a guest who suspects a mouse in the house does not contact the management company to deal with the issue, I know that I would. I assume that before the review was posted that you had heard nothing from the Henderson party either during or after their stay?'' Andy I do apologise for giving you the incorrect door code and I understand your frustration and anger. I believe this is the reason for your 'review'. If your complaints were real you would have relayed them to me or my management company and had them rectified while you were there. But if you had done this then you wouldn't have been able to write a fictitious and untrue review. 40+ pre inspection photos taken and dated 2 days before your arrival appear to prove this.

Decent

Our home had a nice setup, but is somewhat in need of some upkeep. Our oven did not function properly, losing heat and despite being set at 400 degrees, often dropping to under 200. This made cooking very difficult. The pool heat was only functional for part of the trip. Some areas clearly hadn't been vacuumed or dusted in some time. Only one of two clothes dryers was functional. Lights were burned out in the refrigerator. There were a lot of weeds growing in the pool area. We really liked the 4 master suites which allowed plenty of bedroom and bathroom space. It just felt as though not much had been done to keep the house fully functional and modern over the past couple of years.

Owner's Response: Hi Jordan, To say I am surprised and disappointed would be an understatement. We literally spend several thousand dollars monthly maintaining our home. I wish you had brought these issues to my attention while you were there. I would have acted on them immediately. This is the only way we can resolve any issue to a guests satisfaction. We can't foresee a faulty oven or a blown bulb but we can have it fixed immediately when we are informed. Our management company provides a bi monthly weed control. But in saying that weeds can pop up at any time. You know from the many emails between us that I am extremely attentive and responsive to any query a guest might have. I just wish you had called or emailed me and I would have resolved it immediately. But thank you Jordan for now taking the time to bring these issues to my attention. Lovely home, well equipped kitchen and garage for a great vacation!

We thoroughly enjoyed the use of your lovely home. As seasoned travellers we found your kitchen well supplied to meet all our needs and more! the garage had bikes to enjoy as well as strollers and child equipment to use if needed and the very large pool with many comfortable lounge chairs was a huge hit with the family!! Excellent Choice for Disney

Luxury Vill At Formosa Gardens

Villa has a quality feel about it, the pool is fantastic and it has spectacular views over the lake, The Kitchen has all the quality modern facilities you could ask for, all the bedrooms are of a good size, have very comfy beds and have televisions in them. The main Living room area is a good size and has all the electronics you need to be fully entertained.

All in all an Ideal Villa to stay in.
