The Main House has about 420 sqm habitable surface, a roofed-over furnished south-terrace, a west-terrace with view on the Adriatic sea (on clear days you view over the Golf of Trieste to Grado and sometimes even to The Dolomites!) and a dining-terrace (12 seats) outside the kitchen.

The Ground Floor consists of Entrance Hall, big living room with fireplace, small living room (TV,CD-Player,Radio), dining room (12 seats), Kitchen (new and modern equipment: electric stove+gas hob, Microwave, dishwasher, big fridge, small fridge, deep freezer, coffee machine, Ice cube machine), utility room (washing machine,dryer etc.), guest-WC.

On the first floor there are 5 bed rooms (double beds 2x2m) and 1 room with bunk beds (2x 2x1m); each bedroom has its own en-suite bathroom with WC. All bathrooms have shower cubicle, two Bathrooms have also bathtubs. The Master bedroom has a balcony with sea view.

The Main House has a cooling system in the walls (it is not an Air condition but the reverse action of the wall heating system: there is cold water pumped through the heating pipes in the walls which creates, when there are outside high summer temperatures, a very agreeable cool climate in the Main house without cold air streams)

Each room in the Main House has a plug in for the Internet; There is also a WLAN, which works normally medium well, depending were you are situated in the house. (Best Internet access is in the CityCafe in Buje!)

The pool has 72 sqm (6 x 12 m). It has an infinity-edge on the long side viewing to the seaside. The water is a bit salty and the cleaning of the pool water works by using the Chlor in the salt to clean/disinfect the water; that means it doesn’t smell or taste like Chlor!!

The Pool house has two levels : on the pool level there are two changing grooms, a sep. WC and an outside shower. On the first level (which is the level you are on coming from the Main house) the Pool house is open on three sides; there is a dining table (12 seats), on the closed (south-)side there is a kitchenette with fridge and double bowl sink, but no stove; there is a grill instead.

In the pool area there are 10 sunbeds.

About the Owner

We as property managers (Centrix property management) manage this property and here is a small story about the owners.

The property consists of app. 3 hectares of agricultural land, which now is partly used as olive grove, as newly planted vineyard, as pasture for sheep, Geese and chicken and as grassland and gardens surrounding the Houses and the pool.

In former days Dramac was a farm, mainly growing olives and vine. Shortly after World War II Dramac must have been given up: the farmhouse deteriorated completely, the stable still exists as a ruin. The cultivated land, the olive grove and the vineyard disappeared and were overgrown by brushwood and grass, the road was completely destroyed and not usable any more.

When my wife and I came first to Dramac in May 2003 we were fascinated by the beautiful view, the quietness and peace of the site and after having bought the land in Dezember 2003 we developed step by step the vision to re-cultivate the agricultural land, but not to rebuilt the Farmhouse in Istrian stile but rather to built a “Villa” for our family instead. It took quite a while to find reliable people to work with, to get all the permits necessary and to get the construction works finished, but in the end the houses were finished in 2012, the pool and pool house in 2013 and the final landscaping has been done in autumn 2013.

Nowadays Dragan and Karmela Zorat live there with their 3 children in the Housekeepers house and they have their little agricultural activity on Dramac land growing sheep, geese and chicken. The Main House, the Little House and the Pool with Pool house are used by my family and our friends as a holiday site. From 2014 we are renting the house in summer.

Well, what can I say. The house is just perfect, ample space and perfectly fitted rooms. Each sleeping rooms with, attached bathrooms.

The terrace is just incredible and allows a view over the sea and the salt pans of Stonsko Polje. The pool is extensive and the kids (all 8 of them) loved it. The pool house provides for a perfect dinner locations with a well equipped kitchen and a large table. I forgot to mention that the house has wall cooling which was a huge asset with outside temperatures of close to 40° Celsius.

The hosts, who we met at arrival are incredibly nice too.

At arrival the house was well staffed with wine and other beverages. We'd love to come back next year.

In the immediate vicinity of Buje, in the north-western, continental part of Istria's peninsula, at Sveti Mauro Mountain, lies the small town of Momjan from where you will have a great view to the west all the way to the sea, to Istria's western coast and to Ucka Mountain. Ski: Platak Ski Resort -

Platak in Rijeka provides skiing and snowboarding on the slopes of Radesevo mountain (1,363m) with stunning views of the Adriatic Sea and islands of Krk, Cres and Losinj. Platak is located in northern Croatia, east of Rijeka, where the closest train station is located west of Delnice. Platak has 8km of fairly groomed pistes.
