Modern 4 bed/3 bathroom, view mountains, stroll to beach, private heated pool

Our lovely villa is situated on a sunny hillside nestling in a vine covered valley where the mountains meet the sparkling Méditerranéen Sea in this charming French town of Banyuls sur mer. The villa has large terraces overlooking the pool and the old village. The garden is bordered on one side by an olive terrace and the local railway line running one way to the picturesque town of Collioure and in the other direction Port Bou and Spain. There is a terrace on the first floor leading from the lounge area, which has a table to seat 8 and terrace furniture. On the ground floor there is a shady terrace with table to seat 8 and a plancha for cooking al fresco. The terraces look over the heated pool and mountain view and are completely private and not overlooked.

A quiet road leads to the palm fringed promenade, picturesque marina and large safe family beach of Banyuls sur mer. There are bars and restaurants to suit all tastes and plenty of shops for daily necessities and holiday shopping for souvenirs. The marble palazzo plays host to a variety of entertainment during the summer season with music of some sort most evenings. Or take your coffee and croissant there in the morning sunshine and then stroll across the road to take your first dip of the day in the clear waters of the Mediterranean.

The property was completed in 2012 and is fully furnished in a clean contemporary style with wooden floors and light coloured tiling throughout.

The main living accommodation is situated on the first floor in order to take full advantage of its elevated position and is made up of;

Spacious lounge/dining room with 2 pairs of French windows opening onto a large terrace overlooking the pool and garden. The terrace is equipped with teak table and chairs for 8.

Fully equipped kitchen, with breakfast bar, dishwasher, eye level oven, gas hob, microwave and large fridge freezer.

Double aspect double bedroom with air conditioning, en-suite bathroom with shower, wc and bath.

Stairs lead down to 2 double bedrooms; one with a double bed and the other with two single beds, one with en-suite shower and wc, doors to pool terrace, the other double bedroom with access to a separate wc and shower room.

Bedroom 4 with bunkbeds.

Door to shaded dining terrace with table and seating for 8, heated pool and garden terrace.

There is off road parking for two vehicles.

About Kevin Roach

It began as a year out… 12 months enjoying la vie en France in a quiet corner of Pyrénées-Orientales before picking up the reins of our life in the UK. But that’s not quite how things turned out and 15 years on, we are still in France having made the picturesque seaside town of Banyuls our home. Not only is it a fabulous holiday destination it is also a proper working community with a year round presence. We’ve always been boating people and decided that we’d like to take a year out. After teaching for 20 years, and running a joinery business in the UK, and with Sam just four at the time, It was a case of ‘now or never’ with primary schoo looming, we bought the boat of our dreams, renovated it, and set sail in 2000 with the idea of being away for a year

We sailed out of Portsmouth harbour on a fine day and came into Le Havre before joining the French canal network and heading east and then south.

It was an amazing journey with a four-and-a-half-year-old on board – he had his fifth birthday on the boat – and once we hit the foothills of the Pyrenees, it was just so spectacular that we immediately fell in love with it.

We lived aboard for the winter, the idea being to go back and continue what we’d done before, but we never went back. We found a plot of land here in Banyuls and decided it was an opportunity not to be missed.

We built our house in Banyuls, moved in and started living the French life. After 10 years of sucessfully letting our original villa and apartment we now live in the second property finished and available for let since 2014. A beautiful place to relax unwind and enjoy your precious holiday time.

The train station a 5 minute drive away gives you access to a day trip to Barcelona, Perpignan, shopping and connections direct to the ski resorts; stunning in both summer and winter, Collioure just 5 minutes along the track and Montpellier, 2 hours or TGV to Paris in a scenic 5 hours.

What makes this villa unique

The design of the villa makes it an ideal property for two families or families with teenage children. Both floors have independant bathroom facilities which means that everyone can easily have their own space, even down to outside dining areas. The upstairs terrace seats 8 as does the poolside table.

Amazing facilities and superb location

What a great house and superb facilities!the house is secluded and very privet but at the same time within walking distance to local restaurants, shops, wineyard and beach. It was very spacious for 6 adults plus 2 kids and facilities were more than we expected. Excellent furnished kitchen with all utensile than you can dream off (including coffee maker and even wide selections of spices) and great bathrooms and bedrooms. Swimming pool was very clean and warm and we thoroughly enjoyed a swim every day.we were welcomed with a selection of local wine and champagne and also a selection of pate, cheese and crisps which was really nice touch.

We recommend a visit to a nearby winery (terres de templieres) and also a visit to a nearby Spanish town Roses (it is circa 1.5 hrs drive but the road is great with scenic views an the sandy beach is beautifull with excellent facilities. Prices there are also very reasonable)

Overall the villa offers more than it says in the description and we would definitely stay here again.

Perfect base for a family holiday

We were welcomed warmly, and enjoyed our stay very much. The villa was immaculate and comfortable, with plenty of space inside and out - ideal for young families who need to be able to spend time at home. It is a short walk to the seafront, and there is plenty to do in Banyuls and the local area. We recommend the aquarium and the Mediterranean garden!

Stunning villa in ideal location

We spent three weeks in this lovely villa and could easily have stayed three more. It is well-equipped with everything you could possibly need. The terraces are perfect for dining al fresco and relaxing and the interior is of a very high standard. We swam in the pool every day and never tired of the view out to the mountains. The beautiful town of Banyuls is just a short stroll away and has plenty of bars, restaurants and places of interest. The local beaches are glorious with crystal clear water. Thank you Kevin and Jill for your help - we would love to return one day.

If you are a couple on your own you can enjoy the first floor of the villa almost entirely indépendantly of the ground floor, or by contrast as you found, a family group of eight can easily each still have their own space within the villa's layout. Banyuls enjoys an exceptionally sheltered position. It lies at the southern end of the Cote Vermeille in the foothills of the Pyrenees and has a pretty yachting marina. The town has developed without spoiling its charm, and is set against a stunning backdrop of vineyards and olive groves, around the wide bay and seafront with its cluster of bars, cafes and restaurants, discretely dotted between the ubiquitous palm trees. It is not just a popular holiday destination but also a real working community. The surrounding hills are a paradise for walkers.The coastline offers clear blue sparkling waters and sheltered rocky coves, perfect for sunbathing swimming and snorkelling . Diving and sailing centres abound giving those that wish, the opportunity to explore the marine life of the clear warm waters. Banyuls is famous for its wine and a festival is held each year in October, culminating in an enormous feast on the beach. There are several well known wine domaines to visit plus the home of the celebrated artist Maillol which is now a museum.The picturesque town of Collioure, famous for its art is only a short drive, bus or train ride. Barcelona and Andorra are within easy reach and the nearest ski resort is only 2 hours drive away.

Languedoc Roussillon:

Languedoc Roussillon is France’s southernmost region bordered by Spain,

Andorra and the Pyrenees Mountains and boasts everything from mountains and rivers to lakes and the Mediterranean.

The region has a long coastline of virtually uninterrupted white sandy beaches and quiet sheltered coves, picturesque fishing villages and ports. Watersports including wind/kite surfing, sailing, canoeing, diving and water sking can be found on the coast whilst activities such as canyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also just nearby. The Pyrenean ski resorts are just a 2 hour drive away.

The region is littered with historical monuments, abbeys and cathar castles and boasts several UNESCO World Heritage sites: The Pont Du Gard, the Canal du Midi, the Compostela. A short trip over the border into Spain finds you in Figueras where you can visit the famous Dali museum.

The region is famous for it’s great painters like Matisse and Picasso who found inspiration in the beauty and light of ports such as Collioure, Banyuls, Port Vendre and Cerbere. Perpigan, with it’s strong Catalan roots will satisfy your taste for chic boutiques, busy pavement bars cafes and restaurants.

The local culture is brought to life in carnivals and festivals such as the traditional celebrations of the bull, the bear, the orange, olive, grape and truffle which spring up throughout the region during the year. During July and August music fesivals are held in most towns.

Languedoc is an exciting region to visit at any time of the year and the climate is warm and sunny with over 300 days of sunshine each year.
