Private Rural Gite With Easy Access To The Major Dordogne Tourist Sites

3 Bedroom, 2 Bathroom Spacious Property With Extensive Paddock Views

The property is set in 4 hectares of rolling countryside in the heart of the Perigord area of the Dordogne. The area is famous for truffles, foie gras, wine, walnuts and châteaux. The house is airy and spacious with a warm atmosphere. It is sunny with uninterrupted views of meadows and woods.

The house has been professionally restored, keeping the majority of its original Perigordian architecture with the old beams and cathedral ceilings in the living room, kitchen and master bedroom areas. The main entrance opens on to a red tiled floor, a a balcony and a hand fashioned wooden staircase, up to a gallery, tucked under ancient beams. The open plan living/dining area with a corner kitchen featuring hob, oven, microwave oven dishwasher, cupboard space, fridge and a large farmhouse table with seating for six people. Adjacent to the dining area is the living area situated under a cathedral ceiling, with a working fireplace, and TV. Behind the kitchen is the master bedroom under the beams. This has its own patio, and bathroom with tub and shower.

The layout of the house ensures privacy for two couples.

On the mezzanine floor there are two single beds, for younger family members.

There is a local restaurant about 5 minutes away by car. There is a small supermarket, ATM, and petrol station as well as an ATM and newsagent, about 10 minutes away by car.

For serious grocery shopping, the bigger supermarkets; Leclerc and Hyper U are about 20 minutes away in the direction of Perigueux. They have a comprehensive range of staples as well as local and international foodstuffs. There are petrol stations there as well as ATMs.

The location of the house is ideally suited for access to the tourist haunts of Les Eyzies, the Caves at Lascaux, and the wide ranges of castles and houses, not to mention activities such as canoeing,golf, horseriding etc.

Being a rural location, the house offers unpolluted viewing of the night time sky, and is quiet enough to hear sheep bells and cattle on nearby farms, not to mention owls, buzzards and other native birdlife.

The gite offers free WiFI access. British and French TV channels are also available. Board games and books are also available, and binoculars can be loaned on request.

Absolutely fabulous

The property itself has everything you would need and more for a comfortable stay. The house is spacious and beautiful designed. With enough room for two families to have their separate space. Located in a peaceful rural town but close enough to get to supermarkets and a choice of many activities for children and adults. The hosts were fabulous and suggested plenty of ideas and advice about routes to take, places to go etc.. They even gave us a welcome package, which was a nice extra touch. Would definitely recommend this place to anyone seeking a home from home.

The gite is centrally located so that access to the principal tourist sites in and around Montignac i.e. the Lascaux caves is convenient. Les Eyzies , another major prehistory location is within 30 minutes drive as are various other grottoes, caves etc.There are also various fortified houses and villages not to mention a large variety of castles dating back to the times of the Anglo French 100 years war.

The Bergerac wine area is within a 40 minute drive for people who enjoy wine, while the Pomerol and St. Emilion areas are readily accessible by motorway.

Children enjoy activities, and swimming, horse-riding, canoeing are locally available. There is a children's activity park within 20 minutes drive.

The gite is situated on a local walking trail and is a springboard for VTT biking, as well as cycling. A motocross club which hosts national events is situated nearby.

The area is sprinkled with restaurants offering regional specialities as well as choices from other French areas.

Being in a rural location, those people who want some uninterrupted "down-time" can indulge themselves too!

Bordeaux is situated ta the west end of the A89 motorway, for people who need a "fashionista" shopping fix as well as some great people-watching spots.

This property offers the level of peace and quiet that has disappeared in many areas. Looking out across the paddock imbues a sense of relaxation and general well-being, as well as a feeling of space. It does act as a springboard for visiting great wineries, chateaux, and many historical and pre-historical sites. Likewise there is easy access to many forms of leisure activities at all levels, from walking to canoeing to horse-riding or just relaxing in the countryside.
