10 en-suite bedrooms sleeps up to 22 with huge barn for gatherings and events

The luxury en suite rooms combine rustic charm with funky modern twists. They nestle around a double courtyard to the south of the Barn.

10 rooms include:

8 en-suite rooms – can be set up as a Super King Sized bed or two singles.

2 en-suite triple rooms – can be set up as Super King Sized bed with a day bed or sofa, alternatively as three single beds.

The Barn has an open plan sitting room with full height dining space. Four large bespoke sofas sit either side of two log burners for the ultimate cosy evenings. The Barn also has a large events/yoga space which can be hired in addition if it is needed.

There is a generous commercial kitchen made of antique hardwood, but with the most modern equipment for cooking intimate dinners or group banquets.

The heritage barn has its own garden with large lawn for games or lazing around and tables for alfresco eating.

Guests are welcome to walk around the garden and the rest of the property, use the rowing boats on the lake or the tennis court.

About the Owner

Three generations of the Colville family live at West Lexham. We live in such a beautiful place that we wanted to share it! For the last few years we have been converting the barn and outbuildings so that we can have groups of people to stay here and enjoy the special nature that we have here. We mainly hire for courses, especially yoga, but love to have groups who will appreciate what we have done, in any capacity.

It is a unique design that is super funky and modern, but with the character that you can only get in buildings that are hundreds of years old. The whole place has been immaculately designed. Edmund Colville used to be a garden and architectural designer, but wanted to design the ultimate rural idyll for himself, his family and a lucky few others who came across it.

West Lexham Manor is nestled in a beautiful corner of Norfolk close to the historic market town of Swaffham & Castle Acre. We are less than half an hour drive from Kings Lynn and the famous North Norfolk Coast where you can explore many gorgeous beaches.

The River Nar a protected and pristine chalk stream flows through the West Lexham Manor Estate, and along its banks are a series of pools and floating water meadows. West Lexham Manor is a site of special scientific interest, where rare flora and fauna can be found. The Nar Valley Walk passes through the village and goes all the way to the sea which is about 4 hours walk. There is a long lake and woodland on the estate for relaxation and connecting with nature.

Half an hours walk along the country footpaths of the famous Peddars Way takes you to Castle Acre where you will find a Norman Priory and ruins of an 11th century mote and bailey castle. The Peddars Way continues on all the way to Great Yarmouth via the North Norfolk Coast, ideal for walking tours of the region.

The historic market towns of Swaffham and Downham Market are within easy reach and the bright lights of Norwich about 45 minutes away by car. Fortnightly Farmers Market and a weekly local's market provide an excellent opportunity to stock up on fresh and delicious local produce.

A 40 minute journey by car takes you to the acclaimed Holkham Beach- Best Beach in Britain 2011. You can also make day trips to Wells-next-to-the-sea for fish and chips and seaside fun, or to the stunning expanses of Hunstanton shore. Cromer, famous for it's delicious crabs is under an hour away by car.

  • Our weekends run from 4pm Friday to 10am Monday, being a 3 night stay.

    We can accept 1 night bookings midweek and will do our best at weekends too, but please get in contact and ask.

    At the time of booking we will email you confirmation and request a 50% deposit to secure a booking this can paid debit, credit card or bank transfer. Once your deposit payment is received your booking will be confirmed via email with a unique booking reference. 10 weeks before your arrival date the balance of your booking is due. You will be sent a payment reminder via email. If your date of arrival is before 10 weeks then full payment is required at time of booking.

    A £400 damages deposit is also required or relevant damage insurance certificate to be produced. This sum will be refunded to you within 48 hours of your departure date.
  • Cancellation:

    Once a booking is confirmed the hirer is responsible for the total cost of the holiday. Should you wish to cancel your holiday your deposit is non-refundable. If your cancellation falls within 10 weeks of your arrival date West Lexham will endeavour to re-let the property and if successful will refund 50% of the payment. If the cancellation is within 2 weeks of arrival no refunds will be made available. We recommend you take out relevant insurance if you think cancellation is a possibility.

    Any changes in holiday dates will be subject to the agreement of the owners.

    If for reasons beyond West Lexham LLP control, the owner has to cancel or alter arrangements made for the hirer the owner will return to the hirer any monies paid, whereupon the owner's liability will cease.
