Perched high above the tranquil lake of San Ruffino with panoramic views of the dramatic Sibillini mountain range and the medieval hilltop town of Monte San Martino. Set in 15 acres of its own woodlands with a small vineyard, the Villa, with its magnificent Penthouse, has a beautifully landscaped garden and large pool that creates a platform for the breathtaking scenery. It has been designed with an eye for symmetry and balance with cool spacious cream interiors complemented by natural materials of travertine and dark hardwood together with a wealth of antiques, original art and sculptures collected by the owner from her travels around the world. Whilst in a tranquil position, we are just a stone's throw away from many activities and interesting places to visit. Ancient Amandola with its picturesque Piazza is only 5 mins drive. It is a unique property and of a quality not normally found on the rental market
The accommodation is over three graduating levels set into the hillside, each which opens out onto its own terrace, designed to create an ambiance of 'indoor/outdoor' living. 3 sets of doors lead from the dining/party room onto the covered outdoor portico. Similarly, first floor French doors open to a terrace with a 180 degree panorama of the lake & mountain range. From here a curving 'Gone with the Wind' Staircase splays out into the garden below. The Penthouse is designed to maximise the light and views of the Villa's enviable position; 20 individual windows create frames for a particular view of the stunning scenery. Double doors open onto a large sheet glass sided terrace, where there is a daybed with sumptuous cushions underneath a sail style shade. Much thought has been given to the Villa's ambience & detail: lighting;spots highlight art, outdoor features, magnificent 3m ornate hand beaten lamp from Marrakesh hangs from the galleried landing. Welcome food provisions.

My family spent a week at this Villa recently and we cannot say enough about the fantastic location, beauty of the property, and just the overall feeling of relaxation we had while there. Everything you can think of is taken care of and you can sit back and swim laps and watch the sun set.

So said one entry in the guestbook as I browsed www.villapriora.com but I didn’t really believe it… until I got there.
Where to start? The cool elegance of this spacious villa, hidden from the well-trodden tourist trail, is complemented by the collection of beautiful artefacts from around the world, lending a regal, colonial air to the place.
In addition to its inherent beauty, the villa offers practical and adaptable living arrangements across three floors e.g. an almost self-contained top storey, plenty of bathrooms and, my personal favourite, the wonderful shaded portico.
The hostess is a true professional; offering discreet 24 hour availability. There was a much-appreciated cooked meal awaiting us on our arrival and it is worth noting that a chef is available to the villa if required. However, upon learning that one of our children’s birthdays occurred during our stay, the hostess herself insisted on baking us an amazing cake. Details such as these are what set this luxurious location apart from many others.
And as if all this were not enough, the whole place is embraced by a mountainous landscape of exceptional beauty that ensures that Villa Priora will both stay in your memory and beckon you back long after you leave.

Please do visit the lovely Siblini mountains as well as the historical villages in the area it is breathtaking.
What to visit and where to eat you can just check the recomendations by the owner and you will be satisfied.
An absolute gem of a villa - secluded and peaceful
I would really like to keep this gorgeous villa and it's location a secret so that very selfishly I could book it again without too much competition! However, having always found other reviews very helpful, feel I should share the joy of this wonderful place. This villa is exactly as described, a beautiful, secluded gem of a place standing in acres of its own grounds with the most amazing panoramic views of rolling hills, mountain peaks and the local lake. The outside space is stunning, the garden full of roses and lavender and butterflies. The pool area is perfect with loungers, shade and BBQ, nicely private and with fantastic views. Lovely shaded patio area at the back of the villa with table and chairs for eating and comfy chairs for lounging. The villa itself is a perfect home from home, a lovely welcome pack that provided all the essentials as well as dinner waiting on our first (late) night. My husband and I stayed with our 4 teenage children and everyone of us thoroughly enjoyed our holiday home. All of the furnishings are of a high standard, everything is spotlessly clean, the top floor bedroom and bathroom exceptional, my husband and I spending every night before bed on the day bed outside the french doors watching the moon sink behind the mountains and listening to the night sounds -
bliss. The villa is very private, the nearest neighbour being at the top of it's long drive, he sells delicious honey, we brought several large jars home with us. The location for us as a family was perfect. We love splendid isolation and that's what you get with this lovely villa. It is however just a few minutes drive down to the lake, and 2 restaurants. We hired canoes very cheaply at the lake, it is very peaceful and beautiful, we had it to ourselves most of the time, both restaurants run by very friendly staff and the food was great. A little English spoken in both, enough to get by with phrase book Italian and hand signs. Amandola itself, 10 minutes away in the car is the sweetest little place, with plentiful places to eat, drink and shop. The locals are delightful, helpful and friendly again sign language and phrase book Italian getting us what we needed. Eating out was very good value, 6 of us, starters, mains, some having pud plus drinks was mostly around €60-70, obviously more in a 'posher' establishment. The Hotel Paradiso should not be missed as a dining experience with the most delight English speaking owner who will talk you through the menu.
Activity and Interests
45 minutes to beach resorts of Adriatric coast. Wonderful freshwater swimming and beach like facilities also available at Lake Fiastra in the mountains.
Ancona 90 mins, Pescara 2 hours. Both served by Ryan Air. Rome approx 3 hours.
Amandola 5 minute drive. Ascoli Piceno 'City of Travertine'; central city of the region, 30 minute drive. Many other small & medieval towns less than half an hour away. Famous Italian designer outlet shopping; 40 minutes.
We are situated on the edge of a National Park in the foothills of the dramatic Sibillini Mountains; home of Myths & Legends which lends itself to some fantastic walking & hiking for instance through the nearby Gorge of 'Gola dell Infernaccio' ; 'Devil's Throat'. The flora & Fauna is wonderful.
We often have deer wander past the house! Explore one of the nearby medieval hilltop towns and enjoy Renaissance art & architecture. There is always a local open air festa celebrating food, drink or a medieval reconstruction throughout the summer months. Just below us on the San Ruffino Lake is an organisation called Dimensione Naturale who offer horse riding; lessons & trekking, canoeing & a range of health & beauty treatments. Amandola has a full range of facilities; supermarkets, cafes, restaurants, banks, petrol stations, doctors, even a small hospital with an A&E dept. We can arrange a variety of personal services for you such as an experienced Italian chef with a comprehensive repertoire of Italian menus, who can attend the villa to prepare a meal or cater for a dinner party or special event if you are celebrating. Bike hire, organised trips for cycling, hiking and quad biking in the mountains and national park. Artisan tours, exploration on vespas.Truffle hunting with dogs in season (this area is famous for the famed 'White Truffle') Wine tasting at the Villa and personal local wine tours. Yoga & Ti Chi instructor. Personal Italian lessons/tuition. Personal tours of the nearby Italian Designer outlets such as Prada and Tods where you can find extensive ranges at knock down prices.Our aim is to ensure you have a wonderful experience in our little corner of paradise and we are happy to try to satisfy any particular requests you may have. We provide a cooked local speciality meal for your first evening and breakfast so you do not have to go rushing out to the shops upon your arrival. General Welcome provisions.

- The property is accessed through large wrought iron double gates and in keeping with the historical style of a large Italian villa, a further set of gates leads down into a beautifully landscaped garden.It has been designed along simple clean lines with a theme of curves, circles & beautiful ornate wrought iron. The covered arched stone portico provides a cool relief from the sun with a frescoed stone table & sumptuous sofas. Beside the large floodlit pool there is sunbathing shade under the wooden loggia with canvas shades. There is also a large gas BBQ & serving area. All of your senses are catered for with an abundance of wonderful scents of lavender, jasmine, thyme, sage and rose.The outside provides generously & thoughtful lighting for al fresco evenings & there are power points in the two main garden areas where you can plug in the Villa provided I-pod docking station.
