Villa Capri is an aristocratic home of great charm on the Gulf of Gaeta. The villa offers vacationing visitors a peaceful escape with its lush gardens, its airy rooms and broad terraces overlooking the Mediterranean Sea, the gulf, the islands, the mountains like a postcard pictures.

The villa sit on the top of the picturesque town of Gaeta, Formia and Minturno with its ancient Roman ruins, medieval down towns and castles, ancient churches and shops, bars, trattoria, restaurants, pizzeria.

Villa Capri is one of the very few private residences with this much adjoining space for intimate holidays, family reunions, celebrations and group vacations, and is the ideal place to spend a serene, peaceful holiday, within day-trip distance of Rome or Naples, but with none of the noise and chaos of the cities. The surrounding mountains offer hiking opportunities. Or, if you choose, you can lie by the sea, soak up the sun, and relax. This Magnificent Villa in a typical Mediterranean style is a unique mix of comfort, stunning panoramic views, art, history and tradition. From every angle, you can see on the Mediterranean sea, the Gaeta Gulf and the Islands of Ischia, Capri, Ventotene and Ponza in the bright days.

The large lush garden with Mediterranean flowers and trees on more levels includes several seating areas under the shadow of the nature, a porch with lunch and barbecue area and ends with a big swimming pool of 25meters fully equipped of umbrellas and chaise lounge from which you can feel seated on the Gaeta Gulf.

The villa accommodates in 8 + 2 guests in comfortable rooms and beds.

In the main part of the villa every ambient is decorated with fine antiques furniture, paints and art crafts. Large living room with 2 sofa areas, the fireplace (very charmy in winter) and dining area that include also a piano. On the ground floor, you can find also kitchenette and the bathroom with the shower.

On the first floor, there are 3 bedrooms (2 double beds Italian size, 1 double bed French size) and 1 bathroom both with shower and bath.

In the garden, floored in the walking areas you can find also 2 additional buildings:

- A lovely dependence, provided of 1 double bed and small bathroom also super-panoramic and closer to the swimming pool.

- A large fully equipped kitchen (including fireplace and oven for pizza, washing machine, dishwasher, fridge) connected with the panoramic porch and the external barbecue area from which can have lunch up to 12 persons in full comfort overlooking the Mediterranean Sea and nature!

The swimming pool is on the edge of the garden fully equipped of outdoor showers with hot and cold water, sunbeds, table, seats and umbrellas.

Lots of our guests come with great travelling schedules… but after arrival they realize that they will not move from the villa till the last day as you have almost everything!!!!

The villa is provided of 2 private parking areas shadowed inside the gate.

The dependence is not heated.

The position is also unique:

just 10 minutes from the local beaches of fine golden sand, with shallow waters protected by rocks barriers (perfect to control kids and avoid rough sea).

20 minutes from dozen of highly interesting sites and towns for shopping, dining, art, history, culture and sport.

Renting a villa under the Tuscan sun has become big business in Italy’s rolling north country. So big that the lovely family in the villa next door is as likely to be from London, Munich or Tokyo as to have lived in the Umbrian hills for generations. For those who like their Italy a bit more Italian, the southern half of the boot holds many treasures, and few of them have been discovered, far less overrun by tourists.

One such marvel is Formia, Gaeta and Minturno, small, ancient towns on its own Gulf in the Mediterranean, sitting conveniently near the train line half-way between Rome and Naples. It is about 60 minutes by express train to either city, making it a perfect base for day trips. What it also offers are enough ancient ruins, medieval alleyways and old churches to keep any visitor enthralled for weeks, without so much as a glance at the tourist-clogged cities to the north and south. What makes this villa unique

I really love this villa as is one of the rare place where you can still smell of the genuine character of the great and luxurious 70’ and 80’ that this villa lived at the top. During that time this was a retreat for great artists in painting, philosophy and sculpture… And often was the favourite site for the luxury party of the Cinema jet set.

Every corner and piece has and is history. You can find also roman ruins in the building or in the garden… incredible.

Wide and panoramic terrace overlooking 180° of Mediterranean sea, exposed to a delicious sea breeze, and 180° of Mountain (1252 meters). Equipped with sunbeds, table and chairs, barbecue, big umbrella and amazing 25meters pool!

Lovely villa with great garden and views

The villa was wonderful overall. It’s a bit tired and quirky; if you like things brand new and modern, it’s probably not for you. The large family room downstairs was bright (and had the best Wi-Fi), but the back rooms were small and dark. We didn’t use those as most of our time was spent outside.

The best kitchen is down a few steps from the main house and is in the right place to make best use of the covered eating area, garden and views. The Wi-Fi only works close to the house. The drive up to the villa is on tiny roads through olive groves; the first couple of journeys were a bit nerve-wracking.


• The outside space amazing. It’s on a hillside with lots of terraces, patios, lawns and steps. Plenty of chairs, tables and loungers scattered around

• The views are amazing; the vista down to the bay is wonderful in the evening as the lights come on in Gaeta. Also great views up the hillside

• The large BBQ area (only one level for cooking) with lots of counter space around.

• We loved the covered eating area

• The swimming pool is enormous compared to others we’ve had

• Rome, Pompeii and the Amalfi Coast are easily reached as a day trip


• 2 showers in the main house; both are small with shower curtains and not powerful

• The gardeners fill the pool every few days. They arrived late afternoon and left the hose running into the pool. This means there is no water in the house for the toilet or shower. It takes an hour for the tank to refill fully. The gardeners were fine (after a discussion in French) about you turning off the hose provided you turn it on again later to refill the pool to the required level

• Certain rubbish is only collected once a week and you aren’t supposed to leave any rubbish at the villa, it is a problem when you leave

• We were charged an excess for water and electricity of about £100, so beware. We hadn’t realised the water in the kitchen was on a separate boiler which had been left on

• Mediterranea Property Owners - we reported a few minor problems on day 2 of our 14 day holiday (gas ring on the cooker, toilet in annexe, couple of sockets not working, toilet seat loose) which remained unfixed at the end of the holiday.

However, the positives far outweigh the negatives. We thoroughly enjoyed our holiday, loved the outside space and the pool, and had some fantastic family time and wonderful memories.

Lovely pool but some issues

The swimming pool is great and very large with lovely views out to the sea. However you had to cross a private road (which you do not have vehicle access to) to get to it. The pool surround is very tired with loose tiles and crumbling balustrade. As mentioned in the previous review there was some strategic placing of anything broken.

The villa itself was split into two with the useable kitchen being separate from the rest. This was reasonably well equipped but with constant electricity trips if you used more than one appliance.

The shower upstairs was unusable with rare hot water.

The villa was advertised as having four beds but the 4th bedroom is separate from the house and more like a pool changing room. It also was unusable as the door was broken (kicked in) and it was extremely damp. We mentioned this to the manager which resulted in us having builders on site for nearly the whole of our holiday plastering etc and using gallons of water so we couldn't use any ourselves. The builders were constantly hosing down and using heaters to dry the plaster; they were there until 10 at night up until the day we left! Having builders on site meant we had to spend more time away from the villa unable to use the pool, water or electricity. The gardeners/pool maintenance also spent a day at the villa using water.

To cap it all we had to leave a very large deposit locally which was then mainly kept as we had used 'excess water and electricity'. Do not expect any reasonable communication or fairness as we had to pay for having builders and maintenance done which severely disrupted our holiday and was essential preparation for the next guests!

There are many many rules with this villa which are impossible to comply with such as the extreme recycling regime. The bbq is meant to be left clean - fair enough if it was clean when you arrived and all grills and tools were not broken! The sink in the Bbq area had been blocked and used as a bin not what you expect when you have to pay extra for cleaning on top of rental charge!

If you rent this villa I would say caveat emptor! We have not written a review until now hoping that the letting agents would be reasonable but sadly this is not the case. Unfortunately we are left feeling totally ripped off!

A property in a good site with a lot of potential, but lots of issues which could be improved.

Villa Capri is remote and access via the route suggested is not for the faint hearted. Mosquitoes are a major issue here.

Its a dark house and had many broken light bulbs when we arrived, which I think should have been changed by the cleaners between occupants, and holidaymakers should not have to purchase. The main kitchen is in a separate building to the main house.

The upstairs shower hose was broken on our arrival, but had been replaced strategically by the cleaners to appear intact.

The management team are not as knowledgable about the property as I would have expected and gave us information which was contradictory, did not respond to questions in their own given timescale and did not perform tasks, which they said they would.

The pool maintenance team attended sometimes three times a day and disrupted our family time around the pool. They wanted to continuously run water into the pool, which meant that we had no running water during this time in the house for drinking, cooking, washing etc.

The house comes with two sets of eleven, big heavy keys. We only regularly used two.

Garbage disposal is a major hassle. I fully support recycling, but when you're only there for a week and certain types of rubbish are only collected once a week, its impossible to get rid of some things. Its totally unreasonable to fine holidaymakers for not disposing of this rubbish.

The extensive Villa information leaflet requires revising. Much of the information does not make sense, is out-of-date, and requests were made to leave the Villa in a way which was bizarre, and certainly not the way we found it.

We found the outside areas pleasant, but in need of work. Bare wires, uneven block paving around the pool, broken glass, cigarette stubs, old ice cream sticks were all found in the garden and around the pool.

We were asked to pay for linen and towels for one week, but the information states this is provided in the rent.

The bed in the master bedroom was broken.

Distances from the Villa to restaurants described are wrong. I think these are from the key collection point and not the Villa. There are no restaurants in walking distance from the Villa.

The house is well suited to explore Rome, Pompeii, Herculaneum, Naples, Gaeta etc and we did have a good holiday, but it could have been so much better if the Villa was loved a little more and a little attention to detail was observed.

Sadly until improved I would not recommend this property.

We now do understand why you have so many reviews guys… You keep pushing and pushing to encourage us. We do understand also that so often if you are happy with service you just forget and if you are disappointed also for a little thing you post a negative or neutral feedback. I do have to confess that I am one of those. Any way I go through your request since effectively you exceeded expectation:

• house was perfect clean and in line with the advertised pictures

• service was impressive. You Bea are kind and very responsive, but Olga and Hanna are real top performer in hospitality. It is clear their passion to advance any request and make the traveler feel like at home, make everything easy ad smooth. They are simply lovely, you are lucky to have them.

In particular thanks to the local and home guide you developed and provided us we have been able to enjoy the best spots to be experienced I think. And for a 20/80 Bain Partner this is very important…

As a business strategy consultant I love to observe people doing business and have appreciated the passion you all put in hosting international travelers.

We have appreciated also your Monday dinner on the beach… Was a pleasure chance to have a nice local meal with our timing… (7pm) overlooking the sea with a stunning view, with the kids area, to meet other of your international guests and off course meet you and your team out of the schemes. Good idea this one. We had the change to arrange a tour with a nice French Couple in Amalfi. Our kid was so happy to have company.

Other good ideas that we loved and tested with curiosity were:

- your boat available for day or half day itineraries fishing or relaxing in the best remote bays;

- your luxury van that was costing less than taxi for visits with driver

- your small office corner for guest in your office with laptop, printer, fax available in you nice local office overlooking the harbor with a lovely terrace with kids entertainment.

For the rest I have to remark that your property worth much to visit Rome, Naples and many other sites. We had 3 days in Rome before arrival and paid like 2 weeks at your place... and in the end it is only one hour train from the city center of Rome and Naples... Next time will come straight here. Especially with kids you have to alternate culture to entertainment... and the beach.... is top.

So.... God job and keep working in this way.

The perfect New Year

We rented this beautiful villa in the New Year. nice, clean, spacious. We had doubts at the beginning for the shower but the owners have renovated the villa to perfection, and for eight people we had 4 showers.

We could not use the pool because it was cold so we have already booked for this summer. See the Gulf of Gaeta and the Bay of Naples from the house is a unique emotion.

You can organize daily visits to Rome and Naples/Pompei (just 1 hour away by train; to go to Rome its recommended use the daily ticket “Birg” (14E) for all the public transports including trains) and come back for the sunset on the quite Gulf of Gaeta away from the city confusion.

Within 15km you have lots of charm medieval towns, with small handicraft shops, old restaurants to taste local flavours... Gaeta, Sperlonga, Formia, Itri, Bassiano, Cassino, Sora, IsolaLiri ...

Dozens of local seafood restaurants that prepares the local fishes according to the local tradition.

Dozens of Roman sites that you can find on walking tracks along the sea in the Natural Reserves of Gianola (Formia) and Monte Orlando (Gaeta) at just 5 minutes.

- Learning Farm for Kids and horse riding at the Gianola Natural Reserve;

- Kite surfing and wind surfing (just down the beach there is a N.1 spot!);

- Surfing. Sant'Agostino beach in Gaeta and Sperlonga are some of the best spots of Southern Italy;

- Climbing. One of the best spot in the Lazio area for all levels with an amazing view is in Sant’Agostino beach. But there is also the Montagna Spaccata to climb that is amazing too!
