This charming cottage has been lovingly restored and furnished to a very high standard to provide a warm and welcoming holiday retreat. The tranquil, traditional cottage garden has also been lovingly transformed with beautiful plants, lawn and a patio area & is sure to appeal to gardening lovers.

Centrally heated throughout with an electric woodburner in lounge. Electric oven & hob, microwave, fridge, washing machine, dishwasher, tv with freeview, dvd, wifi. All utilities, luxury bed linen and towels plus welcome tray included in rental. Off road parking for 1 car plus ample free street parking.

Sorry, strictly no pets and no smoking property.

Little Thatch is located in the quiet & peaceful conservation village of Seaton in England 's smallest county, Rutland. The traditional village pub, The George & Dragon, is within a 2 minute walk and is opposite the beautiful All Hallows Church.

Rutland Water, along with the surrounding countryside and villages, provide a beautiful back drop for sailing, water sports, fishing, cycling, bird watching, golf and walking.

Traditional country pubs offer excellent cuisine, stately homes such as Belvoir Castle, Rockigham Castle, magnificent Burghley House (home of the famous Burghley Horse Trials) and several National Trust properties including Belton House & Woolsthorpe Manor are all within a short drive, whilst shopping tends to be 'unique and antique' and a pleasurable world away from the shopping centre chains. Geoff Hamilton's legacy of his famous Barnsdale Gardens are close by.

Little Thatch, owing to its charming nature with low ceilings, tiny staircases and nooks & crannies, is perfect for hobbits! If you don't happen to be of similar stature to Bilbo Baggins then be prepared to 'duck or grouse'!

This perfect Hobbit Thatch is oozing with charm in every room and corner. Four of us slept, dined and relaxed in ultimate bliss. While remaining true to the charm of an historic cottage, this little gem sparkled: the entire house has been scrupulously remodeled to a high level. The kitchen and bathrooms are gleaming with the latest in appliances and fixtures with a tasteful pairing between historic cottage ambiance and modern convenience. Nestled in Seaton, Rutland County we were steps from the village church and the George and Dragon Pub. A quick walk from the house opens up to endless vistas of blooming canola, grain fields, hedgerows and flowers blooming everywhere. Market towns, a dozen villages and the Rutland reservoir are close by. This California family was pleased with this perfect find for accommodations in the UK. We will be back. We felt immediately at home

When we arrived we felt immediately at home. Own parking at the cottage. Entree through the well maintained and lovely garden. Everything we needed was available in the cottage. The low beems and old details made it very attractively The whole cottage was super clean and organized. Th location for us was a good base to visit; Uppingham, Stamford, Oakham, Peterborough, Leicester. Enjoyable good meal at the pub a view steps away. We stayed for 1 week an love to come back again.

A "real" England experience

My husband, daughter and I spent a delightful week in the Little Thatch in March. The cottage is comfortable and beautifully decorated - everything that one imagines when one thinks of a cottage in the English countryside. Martin and Julia have paid every attention to detail to create a place with great ambiance. The house is fitted out with everything a holiday-maker might need, including band-aids in the bathroom. They were fantastic hosts: Martin met us on arrival and was very welcoming. Thank you for the wine and treats left for us to enjoy. Seaton is the most gorgeous village in a stunning part of the country. The locals, who we met in the pub and just on the street, were all delightful and very sincere in their welcome. The local pub (the George & Dragon) is fantastic - a great atmosphere, lovely people, excellent food. Like the Little Thatch, it is just what a traveller expects a country pub to be. The location is fantastic - we made daily trips to Leicester, Lincoln, Stamford, Market Harborough, and looked around many of the nearby villages. Antique shopping in Uppingham is also great. So the cottage is quite central to many interesting locations, while remaining rural and "off the tourist trail". I highly recommend this holiday property. I think the main thing that I loved about the Little Thatch is that I felt like I was coming home each evening to a quiet, rural environment where I could luxuriate in my little slice of England.

Absolutely amazing

We booked the cottage at relatively short notice and martin and Julia were very helpful and accommodating. The cottage is amazing, a real chocolate box find. It had everything you could ever need and the garden is beautiful. We were blessed with fabulous weather so made use of the lovely sitting area in the garden. If you want peace and quiet then little thatch is the place to stay. Lovely pub within 2 mins walk and well located for all attractions in rutland area. Must mention the delicious apple cake baked by Julia, it was yummy!!! Thank you for a wonderful few days and we will be back.

Excellent & first class property, home from home.

Having used several SC, B&B, Hotels etc. this was one of the best, and as we were the first booking, with everything we required to make our stay very enjoyable being provided, and as it was the festive period the seasonal additions were much appreciated. The refurbishment of Little Thatch and garden also being excellent.

Located in the quiet Village of Seaton it was only a short walk to the very friendly Pub serving enjoyable food, also for children there was a play area nearby. Within the locality are several eating establishments from the garden centre at Cold Overton to the George at Stamford (coffee & cake £20) and Uppingham a short drive away, Oakham slightly further.

From the Owner

Rutland is truely an unspoiled little gem of a county. Multum in Parvo', the motto of the County of Rutland translates from Latin as 'Much in Little'... the same is true of both Sticky End & Little Thatch. However please be aware that by its very nature Little Thatch is a charming old cottage but the rooms (downstairs in particular) are fairly small....so at the risk of stating the obvious, if you are looking for large open plan spaces then Little Thatch is not the cottage for you!

Seaton is situated in the East Midlands county of Rutland, a small but beautiful and unsung area just waiting to be discovered. Nestling in Middle England, one hundred miles north of London, it is bounded on the west and north by

Leicestershire, northeast by Lincolnshire, and southeast by Northamptonshire.

The historic town of Stamford (Sunday Times 'Best Place to Live' 2013) is just over the border in a protruding part of Lincolnshire.

Little Thatch (& sister property Sticky End, in Cottesmore, to the north of Rutland Water) therefore makes a perfect base from which to explore the immediate area, as well as treasures such as Cambridge and Lincoln plus major cities such as Nottingham, Leicester and Peterborough, all of which are within a 60 minute drive.

Rutland 's greatest length north to south is only 18 miles; greatest breadth east to west, 17 miles. It is the smallest (in terms of area) normal unitary authority in mainland England (only the City of London is smaller!).

The two principal towns are Oakham, the county town, and Uppingham, whilst there are many quintessentially English villages to be enjoyed.

At the centre of the county is a vast and picturesque reservoir, Rutland Water, which is an important nature reserve, serving as an over-wintering site for wildfowl and a breeding site for Ospreys. Rutland Water is one of the largest man-made reservoirs in Europe , covering some 1225 hectares (3100 acres). Completed in 1977, the reservoir is in the centre of Rutland and has a 25-mile circular track for walking and cycling.

Oakham and Uppingham are charming market towns, famous for their public schools. Oakham hosts its own summer festival. Melton Mowbray including its renowned Pork Pie shop lies just to the north of the county.

Rutland Water, known as the 'Playground of the East Midlands', has something for everyone including the Rutalnd Belle pleasure cruise, Sailing, Canoeing, Kayaking, Windsurfing, a Rock Block with tree top high ropes, Cycling, an Interactive Visiors Centre, Anglian Water Bird Watching Centre at Eggleton, Lyndon Nature Reserve & Visitor Centre (with Rutland Osprey Centre), Fly Fishing (incl lessons), Walking, Golf, Mini- Golf, Childrens' Adventure Playgrounds plus ample Picnic opportunities.

Stamford is a beautiful historic town with marvellous shops and on its outskirts boasts the jewel of Burghley House home to the annual Burghley Horse Trials and a popular location for filming.

The Stamford Shakespeare Festival (June- September) is held annually at Tolethorpe Hall where a picnic on the lawns, a stroll around the lawn, pond and flowerbeds and shrubberies all add to the magic of a visit to Rutland Open Air Theatre to experience the annual summer Shakespeare Festival.

Rockingham Motor Speedway and Rockingham Castle lie just to the south of Rutland. The Stunning Belvoir Castle stands splendidly in the Vale of Belvoir just a short drive to the north.

There are several golf courses within a short drive of each cottage, including Luffenham Heath & Greetham Valley.

Richard III: In the summer of 2012, archaeologists from the University of Leicester, working with Leicester City Council and the Richard III Society, unearthed the ruins of the lost medieval Grey Friars church and within the ruins, the grave of a battle-scarred warrior. Until Spring 2014, The Guildhall, in the shadow of Leicester Cathedral, hosts a major exhibition telling the story of King Richard III, his life and times and the search for his lost remains. From nearby Oakham, Little Thatch guests can catch a direct train into Leicester city centre, or indeed drive in approximately 40 minutes.
