About the property

This " Carriage House" is a tiny jewel box, space efficient as a boat and comfortable as a modern home. Located in the gated community of Epping Forest, it is minutes away from convenient shopping and a short drive from downtown historic Annapolis. The waterfront community clubhouse, beach and tennis courts are open to guests of property owners.

Newly constructed with "Tiny House" principles in mind, the "Carriage House" is a wonder of compact design, drenched with light from many strategically placed windows and sky lights. A complete kitchen includes microwave, toaster oven, hot water kettle and hot plate as well as pots, pans, plates and glassware. The bath includes all modern fixtures with large shower, make up mirror and hairdryer. A heat pump keeps the space comfortable at any temperature. Cable TV and internet provide all your entertainment and communication needs. A very comfortable pull out couch with individual reading lights is located in the living room. An inflated double is located in the loft where a multi cubicle cabinet provides space for storage. A hanging closet next to the ladder in the living room and hooks and storage

bins near the front door add to the storage options.

A small deck provides the perfect location for morning coffee and a peaceful view of Saltworks Creek and the Severn River while enjoying the privacy created by surrounding woods. Guests are encouraged to explore the grounds and adjacent neighborhood park. A small row boat may be made available upon request. The Carriage House is the perfect spot for a weekend get away, tranquil retreat or central location from which to explore the urban delights of Baltimore and Washington DC, each within an hour drive.

I don't want to share this tiny house!

On a cold, snowy February weekend, my daughter and I shared a wonderful experience with this home. It was a perfect place to escape, watch the Olympics, walk along the water, drink tea and just enjoy getting away. The house is exactly as depicted in the pictures-everything we needed was there. I slept on the pull out and my daughter slept upstairs on the inflated bed-no one had issues. Even though the house is located next to other homes, it truly felt private. We would happily return at the next opportunity!

Comfortable and an amazing place to spend a weekend!

This unique property had everything and more that you could want in a tiny cottage by the water! It is situated close to downtown Annapolis but far enough away to make you feel like you're in the woods. I was thrilled that it was available for our stay this past weekend. We would like to stay here again. We really enjoyed the waterfront atmosphere on the Severn River. It's not far from downtown Annapolis, but you feel like you have made a great getaway.

Perfect Weekend Away (from the kids)!

The "tiny house" was exactly what we expected based on the pictures and description and the website. Very clean (new) and welcoming. Missed that the bed in the loft was an air mattress. Skeptical when we first arrived but turned out not to be all that bad. Interesting to say the least getting up and down the ladder. Snacks in the refrigerator were a nice surprise. Loved walking around the neighborhood and looking at the many different types of homes. Spent each morning drinking coffee overlooking the river just down the street at the community common area. Brought the kayaks so that we could explore Saltworks Creek and Severn River. Carried the kayaks to the water the access was so close. Dinner (blue crabs) at The Point was amazing! Historic Annapolis is just a short drive away. Enjoyed a few drinks sitting at Ego Alley watching all the boats. We definitely plan to stay here again in the future. Seriously considering looking for a home in the area to retire to some day.

So incredibly relaxing - quiet, tranquil, beautiful

We stayed in this little cabin for two nights and absolutely loved our experience. It was such a relaxing experience to lay on the couch, read, and look out the windows. One morning I took my coffee down to the water: everything was quiet and felt so secluded. The cottage itself was very clean, bright, airy, and had everything we needed for a couple days of downtime. The photos are spot on! The owners were out of town for the weekend but were easy to get in touch with if we needed something. We slept in the loft one night and on the pullout couch the next. The loft would be difficult for someone with mobility issues but the couch is a fine alternative. The kitchen was stocked with some basics (thank you thank you!), and the bathroom was super nice as well. Having never stayed in a "tiny" house before I may have been more excited than most, but this place blew away my expectations. Very quiet, gated community. I would suggest not getting there after dark the first night as we got lost once, but it's easy to get around after that. Just drive slow! We highly recommend this property and would love to return.
