RECEPTIVE STRUCTURE. Villa Morciano is an elegant country house dating back to the eighteenth century situated in a 30-hectare wine estate in the heart of the Umbrian countryside, just a few kilometres from Orvieto. Situated in a particularly peaceful area and surrounded by extensive vineyards and olive groves, it is the ideal spot for those seeking a holiday in a place where unspoiled nature is protagonist. The villa is built entirely in stone and, after an accurate restoration project in 2004, salvaging the old barrel and sail vaulted ceilings, it was finished with great attention to detail, reconciling the tradition and characteristic elements of the typical country houses, such as handmade terracotta floors and ceilings with exposed beams and brick tiles, with original and refined features, such as the valuable furniture, the fine chandeliers that light up the rooms and the Umbrian ceramics that decorate the large dining room. Villa Morciano offers its guests the opportunity to experience a unique and complete holiday, with spectacular natural surroundings and the great cultural and artistic heritage that characterizes the area. Its geographical position, in fact, makes it particularly suitable for making short excursions to the many towns of Umbria like Orvieto, Todi, Assisi and Perugia, but also, thanks to an excellent road and rail system, to nearby Tuscany with its famous towns of Montepulciano, Pienza, Montalcino, Siena and Florence as well as to the region of Lazio and Rome.


The house has two floors. The entrance on the ground floor leads on the right to the hallway with bathroom with tub and then on to a large dining room with a fully equipped, open plan kitchen. Two French windows lead outside to the porticos with dining area and sitting area. On the other side of the entrance, to the left, a large lounge with satellite TV, a double bedroom and an ensuite bathroom with shower complete the ground floor. The entire living area, characterized by spacious, well-lit rooms, is connected by large arches. The travertine staircase in the entrance hall leads up the top floor with the sleeping area, composed of 4 double bedrooms and 4 ensuite bathrooms, two with tub and two with shower.


The property is completely fenced in and covers an area of about two hectares. From the entrance gate a driveway bordered by rows of cypress trees leads to the front of the house. The inner park, alternating areas paved in brick with areas covered in lawn, is enriched by a wide assortment of colourful flowers and plants:oaks and fragrant linden trees create natural areas of shade and there are also many fruit trees, a lemon house and all around are sweet-smelling herb bushes. Two porticos, one just outside the kitchen and the other next to the main entrance of the villa contain, respectively, a relaxation area with table, chairs and sofas and a dining area, furnished with table and chairs with a wood oven and barbecue, the ideal spot for alfresco dining in a serene and relaxed atmosphere.

Swimming Pool

The pool is located in the inner garden of the property, with a panoramic view overlooking the hills covered with vineyards and olive groves which surround it on the side facing south. About 20 m from the house, it is situated at a lower level than the ground floor and is reached along a gravel ramp next to the kitchen portico. It measures 6 x 12 m with a constant depth of 1.5 m. The pool, lined with PVC with a travertine border, has 6 Roman steps for access to the water. The purification plant is chlorine and there is lighting inside the pool and in the whole solarium area. The solarium area, surrounded by beautiful rose bushes on one side and paved mainly in Indian stone, is furnished with sunbeds, small tables and umbrellas. The pool is open from the last Saturday in April until the first Saturday in October.
