Completely renovated to the highest standards in 2013, this large, furnished, air-conditioned studio is situated in the most prestigious residential area of Cap d'Ail, just above the sea front. The flat has a beautiful sea view with a south-facing terrace and private garden. It is located in a very quiet, exclusive, gated residence filled with an abundance of exotic Mediterranean trees and vegetation.

The two swimming-pools in the residence are directly accessible from the flat. One is immediately below it, and the other, an infinity-pool with a panoramic view over the Mediterranean to Cap Ferrat, is just a few steps beyond the flat's private garden.

With a quality double-bed, the flat offers comfortable accommodation for 2 people, and has a fully-fitted separate kitchen, a bathroom with bath, shower & WC, and a private parking-space within the compound.

The sea front and beaches (with the coastal path to Monaco, watersports centres and stylish restaurants) are a few steps away. The town of Cap d'Ail is within a few minutes walk, where there are shops, restaurants, the tourist office and other amenities.

The flat is easily accessed by car, bus or train, and there are good connections to Nice International Airport.

The price includes linen, towels, parking, Wi-Fi/cable internet access and telephone calls to non-premium land-lines in more than 100 countries (see below). French & UK TV available.

Suitable for people who enjoy and respect a very quiet and tranquil environment.

Outstanding studio in ideal position.

The studio was superb. Modern, light and furnished and fitted to an extremely high standard. East access to Cap d'Ail shops, the Nice/Menton bus route, the local trains and the coastal path which led to Monaco. Parking on the complex is good and is vital in this area. On arrival the studio was spotless and well stocked with essentials. David and Naomi are easy to communicate with and gave us plenty of information. We would return!

Perfect Property for Two in an Ideal Location

We stayed in this beautiful little apartment at the beginning of October. We flew to Nice, so then did all of our travelling by train or on foot! The apartment is so close to the railway station, it makes it ideal for exploring the Cote d'Azur. We were most interested in exploring Monaco and Monte Carlo, which this was great for. We used both the train, and walked along the coast path, which is lovely - you just have to look out for all the joggers!

The very short walk to the apartment is uphill, but if it wasn't, you wouldn't get the fabulous views of the Med and the coast-line!

The apartment itself is pristine and bright, and very well equipped. We enjoyed the terrace and ate outside most of the time. Having its own little garden and direct access to the 2 pools is great. We wouldn't hesitate in staying again!

Amazing property in a beautiful area.

We had an amazing week in this delightful property. The apartment was stocked with everything you could ever need (I even used the sewing kit) and was very clean and well maintained. The terrace and garden were very private and both pools were very quiet. The infinity pool was idyllic. The train station at the foot of the property was very useful and we used it many times in particular for going into Monaco both by day and night. We found Planet Pasta in Monaco very reasonably priced and lovely food and also ate in the old town. A good tip was to check on 'you tube' how to use the French ticket machines before we went. I would definitely recommend this property. It was a perfect base for exploring the many surrounding places.

A Perfect Haven!

We have had a wonderful holiday....the owners David and Naomi thought of everything imaginable to make our stay an excellent experience. It is beautifully furnished - modern, clean lines, quite minimalist but very comfortable and most importantly - very clean and well maintained. The garden and terrace area is lovely and we had two pools to choose from. Surprisingly we had both pools all to ourselves at times! The information about the apartment covers everything one would need to know and all descriptions are very accurate. We know Cap D'Ail well as we have holidayed there many times before but, if it was your first time, then the lists of information would be most helpful. It is a great area as it has everything - restaurants, walks, great swimming and easy access to everywhere.Would we rent it again? Yes, definitely! I couldn't find fault with it in any way...and I'm very fussy! We would have absolutely no hesitation about recommending this property.

The apartment has it all for a couple wanting a quiet, intimate place to stay.

We arrived on a late flight into Nice and our taxi firm had no problem finding the property. The instructions given to us made finding the apartment easy and on a particularly hot evening that was important because the stairs down into the property were challenging.

Our stay was excellent. The apartment was clean and well furnished with an extremely comfortable bed. Provisions including wine were waiting for us which was handy on the first night. We had our own private garden which led to the infinity pool and was lovely to sit in during the evening and the day. We haven't catered for ourselves in years so this was a change from a hotel but found the supermarket, fruit shop and bakers at the top of the road very useful. Choice of restaurants in the village are a little limited, Edmonds provided good food and wine. Many we spoke to took the train to Monaco next stop up for a meal.

The railway station at the bottom of the estate was excellent with access to Monaco, Nice and beaches easily available. Menton is worth a visit. Worth going on YouTube to see a demonstration on how to use the ticket machine, even the French found it a challenge. We are now experts.

The owners of this property Naomi and David are first class, nothing is too much trouble. We were on holiday when the tragic events in Nice occurred and they took the trouble to find out if we were OK. Throughout the whole process they communicated well with us and as this was the first time we had used owners direct this gave us a lot of confidence.

We could say a lot more but you will get the impression we liked the accomodation and we did. We will recommend it to friends and would stay again.
