4 Beds, Living Room and formal Dining Room

This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, plus a mezzanine level, the wide staircases are a feature, particularly the winding staircase between the first and second floors (note; they're a bit too wide for standard stair gates, so may not be ideal for young children). The drawing room is positioned on the first floor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house has undergone an extensive renovation to a very high standard and boasts 4 bedrooms, drawing room, dining room, new fitted kitchen, family bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, new fitted kitchen, master bedroom with ensuite, fresh decoration throughout, tuned Yamaha piano with digital option, free WiFi, cable TV, video and DVD, iron and ironing board, hair dryers, linen and towels. Everything you need in a self-catering house near Edinburgh!

Note: Min charge per stay of £350 inclusive of cleaning, utilities etc (plus refundable damage deposit)

About The Owner

I am a lover of old houses and moved from Edinburgh City Centre when I fell in love with what was then a very dilapidated house with a lot of potential. Having spent all my spare time (and money) on the house for 5 years, I got a job in Italy and had to leave it behind in 2010. Not being able to part with it, I decided on holiday rentals.

Since 2013 I returned to the UK, but now I live in London. I still try to get back to Portobello as much as possible, which isn't often enough.

The Owner purchased this house in 2005

Why The Owner chose Portobello

It's a real home. Many guests have commented on that. This could be because of all the dedication and love that went into its restoration!

It's bursting with character and many original features have been retained or reinstated, along side modern twists with lighting and art.

What makes this house unique

It's difficult to say what in particular I fell in love with when I first saw the house. It may have been the stairs and the light. There was a lovely feel to the place. The first floor living room with 3 big windows and original fireplace is a favourite, as is the wee room at the top with a view across the water to Fife.. Or the big bedroom at the top with a view to Arthur's Seat.

Portobello is a charming and distinctive part of Edinburgh with a busy, traditional high street offering fishmongers, delicatessen, fine wine shop, award winning butcher plus various restaurants and takeaways - everything you need for a self-catering holiday! There is a wide variety of interesting architecture within the conservation area and a stroll through the local streets never fails to reveal something of interest.

The sandy beach, which is approximately 2 minutes walk from the house, boasts beautiful coastal views, good pub/restaurants and cafes, boats and canoes for hire, restored Victorian swimming pool with Turkish baths and gym, soft play area, outdoor playgrounds plus additional seasonal art installations and attractions. Portobello is very well connected to Edinburgh city centre with several regular bus routes operating day and night on the 3 mile journey between the two locations and a taxi ride.

This traditional seaside resort, with a vibrant community spirit, is a fantastic location offering peace and calm from which to explore the city of Edinburgh as well as the surrounding countryside and attractions.

Beautiful townhouse in lovely Porty

excellent house, great location. Easy trip into Edinburgh city centre, and right on the beach if the weather is good (or if you don't let it stop you if it isn't).

The piano was a big draw for us, and it is lovely - with the bonus that it is digital equipped so can be played silently through headphones, so as to not disturb others in the house.

It may be a bit more suitable for families with kids a little older than ours (ages 18 months and 4 years) as the stairs - though beautiful - don't suit a stairgate, and so we had to keep doors closed / watch like a hawk while we were indoors, but in practice the location meant that we were out most of the time.

it is beautifully decorated, and the artwork around the walls all over the house is striking. There could be a little more light in the lounge as it was a bit too dim to easily knit in the evening.

but any criticism is splitting hairs - we loved it and we'll hope to be back.

Portobello Fun

We very much enjoyed our stay at Mr. Conway's property on Mentone Avenue in Portobello, Edinburgh. The facility was very clean and well appointed. We had absolutely all our needs taken care of, and there was plenty of room for our party of six adults. There are numerous fine dining establishments nearby, and a well-stocked grocery is a block away. The Espy on the beach was much fun (great, humorous staff) and the food was good enough to suffer our return three times! I would not hesitate to recommend this stay for anyone venturing to Edinburgh.

This is an absolutely lovely place to stay, literally 3 mins walk from the beach which has some great eating and drinking places to the beach. Great bus transport links in to Edinburgh as well. Its just so relaxing
