This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, plus a mezzanine level, the wide staircases are a feature, particularly the winding staircase between the first and second floors. The drawing room is positioned on the first floor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house has undergone an extensive renovation to a very high standard and boasts 4 bedrooms, drawing room, dining room, new fitted kitchen, family bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, new fitted kitchen, master bedroom with ensuite, fresh decoration throughout, tuned Yamaha piano, free WiFi, cable TV, video and DVD, iron and ironing board, hair dryers, linen and towels. Everything you need in a self-catering house near Edinburgh!

Note: Min charge per stay of £350 inclusive of cleaning, utilities etc (plus refundable damage deposit)

About The Owner

I am a lover of old houses and moved from Edinburgh City Centre when I fell in love with what was then a very dilapidated house with a lot of potential. Having spent all my spare time (and money) on the house for 5 years, I got a job in Italy and had to leave it behind in 2010. Not being able to part with it, I decided on holiday rentals.

Since 2013 I returned to the UK, but now I live in London. I still try to get back to Portobello as much as possible, which isn't often enough.

The Owner purchased this house in 2005

Why The Owner chose Edinburgh

It's a real home. Many guests have commented on that. This could be because of all the dedication and love that went into its restoration!

It's bursting with character and many original features have been retained or reinstated, along side modern twists with lighting and art.

What makes this house unique

It's difficult to say what in particular I fell in love with when I first saw the house. It may have been the stairs and the light. There was a lovely feel to the place. The first floor living room with 3 big windows and original fireplace is a favourite, as is the wee room at the top with a view across the water to Fife.. Or the big bedroom at the top with a view to Arthur's Seat.

Perfect place to stay when in Scotland!

This was a wonderful home base while traveling around Scotland! We had 7 people, all adults for 12 days.

There was room /space for everyone, even if you wanted time alone. The kitchen is fully stocked with all equipment to make anything you wanted. The beds were comfortable, bedrooms were nice sized! Main bathroom was renovated beautifully, huge with a tub w/jets. Dining room held 8 plus at the table and was a great meeting room. Living room was very comfortable.Every room had natural light, except the powder room.

It is a quick walk to the beach, which we were able to use in March! Perfect weather! Pubs/cafe/restaurants/arcade right on the beach! Such a beautiful area! The location was perfect. There was the bus stop about 2 blocks away, that took you 25 min into Edinburgh. The 26 line took you to Princess Street, 45 line to Royal Mile and Museum. We did rent a car, and this was a good home base for the Highlands and Lowlands. About a 2 hour drive to the middle of the Highlands. For Glasgow, take a bus to Edinburgh, then take a train to Glasgow...very easy. Restaurants in the area are great, grocery shopping is, literally, around the corner, or Aldi is a 6 min walk. Everything you would need is easy access.

The only slight negatives that there may be: Parking is tough, but doable. The Powder room was older, but it worked well in it's location off the kitchen. Lots of stairs, so not good for people who may not be able to climb them. We got used to it, and were better organized for it (who wanted to run up and down 4 flights?!).

The people in the area are friendly and helpful, safe neighborhood. We would recommend this property 100%, and would use this place again when we return to Scotland!

Fantastic property and great location, couldn't recommend it highly enough!

This is a fantastic house, with everything in it you could possibly need. The owner is really helpful, and everything was seamless. Portobello is great fun and the beach is beautiful and it takes less than 30 mins to get into the centre of Edinburgh. We had a brilliant stay and I would recommend it to anyone.

Great property with fab local amenities and close walk to beautiful beach

We all loved this house so much the first time we stayed and this was our second visit, the house is lovely and well equipped, short walk from the beach and regular bus service into city centre. It's 2 bathrooms and additional toilet is useful for larger groups staying, no waiting to get into bathrooms. We are all looking forwards to hopefully visiting again.

Portobello is a charming and distinctive part of Edinburgh with a busy, traditional high street offering fishmongers, delicatessen, fine wine shop, award winning butcher plus various restaurants and takeaways - everything you need for a self-catering holiday! There is a wide variety of interesting architecture within the conservation area and a stroll through the local streets never fails to reveal something of interest.

The sandy beach, which is approximately 2 minutes walk from the house, boasts beautiful coastal views, good pub/restaurants and cafes, boats and canoes for hire, restored Victorian swimming pool with Turkish baths and gym, soft play area, outdoor playgrounds plus additional seasonal art installations and attractions. Portobello is very well connected to Edinburgh city centre with several regular bus routes operating day and night on the 3 mile journey between the two locations and a taxi ride.
