Set in the grounds of a beautiful stately Georgian Manor Estate with a private boating lake and woodlands we have 3 heritage brick and flint estate cottages available to hire. Comfortably sleeping 15-17 your cottages are close together and ideal for families and groups wanting extra space and comforts. Your group of cottages includes the private use of the ‘old village hall’ as your centre piece communal living room and banqueting hall and in the summer months includes the use of the swimming pool and terrace. West Lexham is a perfect place to relax, unwind and enjoy the 21 acres of estates facilities, gorgeous manor gardens, tennis court and a great location to explore wonderful Norfolk.
Each cottage is very well equipped and have all the facilities you would expect to find to make your stay very comfortable. The cottages are all fully central heated with a constant supply of hot water, double glazed and cosy. Just pack a bag and arrive is our policy!
Arch Cottage is the largest cottage of the three and sleeps 4 to 6 people in two good-sized double/twin rooms with wash basins and large wardrobes, and a large sitting room with two double sofa beds. This cottage has a well-equipped separate kitchen diner, bathroom with power shower and bath. The sitting room has two comfy sofa beds and two arm chairs which can accommodate two more guests comfortably.
Hall Cottage sleeps 6 in three generous double/twin rooms. There is a lovely kitchen diner with large electric hob and oven that can serve the adjoining Village Hall and great place to cook for any group dinners. The bathroom has a power shower and bathtub.
The Pool House sleeps 5. There are two double or four single beds on an open mezzanine floor overlooking the full height kitchen and living space. There is a separate single room down stairs. The bathroom has a large shower. Enjoy sun-downers and dinner by candlelight on the sheltered terrace by the pool overlooking the manicured gardens and lake. There is outdoor seating for 14 to dine and relax together.
The Village Hall, offers a luxurious private living & banqueting room for your whole group to come together and enjoy. You can sink back into the sofas and dream by the large wood burner with ambient lighting to create the perfect cosy space for laid back lounging and decadent feasting.
With the bright lights of Norwich and Kings Lynn within easy reach, and the atmospheric ruins and delicious pub lunch opportunities of Castle Acre just a mile away, there’s plenty to discover once you’re settled in… Enjoy the privacy and peace of a country manor retreat and explore hidden corners of Norfolk.

We were 4 families away for a long weekend at West Lexham Manor. What a beautiful place, simply stunning and the owners most helpful for everything, nothing was too much trouble, even a lift back from the local pub in Castle Acre, thanks Edmund!
The cottages are really well equipped and close together, it worked perfect for us with 7 children. We stayed in Pool House which is very cute and the pool & terraces are gorgeous with views over the gardens. The village hall is brilliant for everyone to get together, eat, chill, dance and its very cozy and comfy.
We found 2 very good places to eat, The Ostrich in Castle Acre, you can walk there in 20 mins and the Dabbling Duck in Great Massingham.
We found West Lexham to be a piece of paradise in a stunning setting, great hosts, super vibes about the place, we wanted for nothing… everyone, especially the kids had an excellent time. You should definitely take the rowing boats out its great fun.

Owner's Dog Attacked and Bit Us
On the first morning of our stay 2/4/16 the owner's dog was in the public car park of the cottages. It launched an unprovoked attack on me and left me with 2 large puncture wounds on my leg and two smaller ones.
The previous day 1/2/16 this same dog was in the same area and had viciously bared its teeth, barked and chased another member of our party upon arriving. Staff commented to say something along the lines of; it was okay she's just defensive and is a rescue dog, it's perfectly safe... clearly not.
After confronting the owner of the dog and property immediately after the attack there was barely an apology (initially I was blamed for walking through a public area where my car was parked) and seemingly nothing was done about keeping the dog away from the public. Indeed the next morning of Sunday 3/4/16 the same dog was seen in the same place unsupervised and untethered with no barrier between it and the public. Again on the Monday 4/4/16 we obtained a photograph of the same dog in the same area with no barrier between it or the public. Not very reassuring and absolutely no thought give from management for the emotional distress an animal attack causes.
It is noteworthy to add that young CHILDREN were PRESENT and staying on-site the whole weekend which further adds to the severity of not this animal away from the public. Needless to say our party did not feel safe in the public area after having seen the dog out there since. Negligent management and lack of regard for public safety and the feelings of their guests - we were thoroughly disappointed with a ruined weekend.
We stayed at the cottages for our sons 18th birthday there was a family group of 11 of us spaced between the 3 cottages so it was lovely to be together but also to have our own space, we picked a fabulous week weather wise so having our own private pool was amazing! The management team were lovely and could not do enough to help nothing was too much trouble. The only downside was the amount of flies in the cottages which I suppose can't be helped being in the middle of the country nothing that a couple of cans of fly spray didn't sort out! All in all a fabulous week in lovely surroundings we would not hesitate to go back.
Activity and Interests
West Lexham Manor is nestled in a beautiful corner of Norfolk close to the historic market town of Swaffham & Castle Acre. We are less than half an hour drive from Kings Lynn and the famous North Norfolk Coast where you can explore many gorgeous beaches.
The River Nar a protected and pristine chalk stream flows through the West Lexham Manor Estate, and along its banks are a series of pools and floating water meadows. West Lexham Manor is a site of special scientific interest, where rare flora and fauna can be found. The Nar Valley Walk passes through the village and goes all the way to the sea which is about 6 hours walk. There is a long lake and woodland on the estate for relaxation and connecting with nature.
Half an hours walk along the country footpaths of the famous Peddars Way takes you to Castle Acre where you will find a Norman Priory and ruins of an 11th century motte and bailey castle. The Peddars Way continues on all the way to Great Yarmouth via the North Norfolk Coast, ideal for walking tours of the region.
The historic market towns of Swaffham and Downham Market are within easy reach and the bright lights of Norwich about 45minutes away by car. Fortnightly Farmers Market and a weekly locals market provide an excellent opportunity to stock up on fresh and delicious local produce.
An easy journey by car takes you to the acclaimed Holkham Beach- Best Beach in Britain 2011. You can also make easy day trips to Wells-next-to-the-sea for fish and chips and seaside fun, or to the stunning expanses of Hunstanton shore. Cromer, famous for its delicious crabs is under an hour away by car.

- Our weekends run from 4pm Friday to 10am Monday morning, being a 3 night stay.
At the time of booking we will email you a booking confirmation. We require a 50% deposit to secure a booking this can paid via the link on the booking confirmation using our online system or giving us a call and we can take your payment over the phone. Once your deposit payment is received your booking will be confirmed again via email with a unique booking reference. 10 weeks before your arrival date the balance of your booking is due. You will be sent a payment reminder via email. If your date of arrival is before 10 weeks then full payment is required at time of booking.
A £400 damages deposit is also required. This sum will be refunded to you within 72 hours of your departure date.
Once a booking is confirmed the hirer is responsible for the total cost of the holiday. Should you wish to cancel your holiday your deposit is non-refundable. If your cancellation falls within 10 weeks of your arrival date West Lexham will endeavour to re-let the property and if successful will refund 50% of the payment. If the cancellation is within 2 weeks of arrival no refunds will be made available.
Any changes in holiday dates will be subject to the agreement of the owners.
If for reasons beyond West Lexham LLP control, the owner has to cancel or alter arrangements made for the hirer the owner will return to the hirer any monies paid, whereupon the owner's liability will cease.
