The property is walking distance from all amenities, shopping centers like bay street just minutes away. Supermarkets, Cafes, Restaurants, Spa Centers the beaches are just a short walk away. A great holiday you don't need a car.

Set in a quiet residential area, this Sliema penthouse makes ideal for a great relaxing holiday. It is walking distance to any amenity and in the same street there is a bakery which is still the Maltese Traditional way. In this location one feel and enjoy the real Maltese traditional living that the residents endure each day.

As for the penthouse, it is situated on the 3rd floor of a residential block. It is just 10 minutes walk from Balluta Bay, St Julains (600m), basically the promenade joining Sliema and St Julains. There one can find any kind of shops like coffee shops and restaurants ice cream parlours even ideal for swimming. It’s location makes it a great base for a holiday in Malta, it is also very close to the main bus routes, like 3 minutes walk, making it easy to explore the rest of the island.

The layout consists of a spacious open plan kitchen/living/dining area which is fully equipped for all kinds of cooking and fully air-conditioned. It has a comfortable 4-seater table and a 4-seater sofa served with a 37’’ flat screen TV. Also cable tv and Wi-Fi are provided on complementary basis.

Furthermore, the penthouse has a roomy double bedroom which is fully air conditioned and with a full bathroom with shower closure. Linen for the bed and a couple of towels are provided with each stay. Outdoor entertainment is available in the sunny, spacious terrace with a rattan 4-seater table and a gas BBQ for easy cooking. It also makes it ideal during the day to lay back and sunbath during the summer periods.

Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.

Nice flat (as described), amongst pretty streets, within walking distance of everything. Professional and helpful check-in, despite very short notice. jacuzzi well maintained. Ideal if you are very mobile, enjoy walking around area and would like to stay in a well maintained, 1 bedroom with good amenities

Fantastic Apartment and Great location.

I would recommend this property as we had a great ten night stay. The apartment is light and airy and a very good size. The private terrace/balcony is great with a hot tub, gas BBQ and seating. There is a shop at the end of the road which has pretty much everything you'll need (just be aware it closes 1pm-4pm every day and is only open in the morning on wed and sun). The location of the apartment is a short walk to either St Julians or Sliema, but make sure you save alittle energy for the several flights of stairs upto the apartment as they'll definatley keep you fit. we were meet by a lovely lady joanne on our arrival who explained everything to us and even arranged our return taxi to the airport. The apartment was spotless when we arrived and very well maintained. We thoroughly enjoyed our stay at the Emerald penthouse and were pleased at how easy and reassuring it was to book through Owners Direct with Ralph.

Bright, clean, well equipped for a great stay

We spent a glorious week in mid September in this apartment. Everything was just right: the weather, the accommodation, the location, the free parking, the cheap and frequent Arriva bus service.

This top floor flat with a spacious balcony offers diverse views across the Sliema area so you can peek into gardens across and below or watch the flocking birds at twilight. This discreet balcony means you can breakfast, sunbathe or sip your evening aperitif in complete privacy.

It's location means you are a short walk from the nearest bus stop and the sea front is not much further. In the immediate locality there are lots of small shops to suit breakfast and snacks. If you are planning on eating in there is an amazing fridge to store your food. I would recommend Scotts of Amery Street for all your grocery needs.

If you like sightseeing and museum visits the all inclusive pass at 30 Euros is a worthwhile investment as is the bus pass, 12 euros for a 7 day pass of unlimited travel on Malta.

One last tip to make sure you have an excellent shower, the extreme left switch on the wall outside the bathroom door is the water pump, turn it on!

I would like to return to this apartment again to visit all the places in Malta that I missed.

Appartement bien situé mais le matériel mis à disposition ne fonctionne pas ou mal

Appartement dans quartier pittoresque avec belle terrasse ensoleillée le matin. Mais niveau matériel mis à disposition: cela laisse vraiment à désirer en plus du fait qu'il est très spartiate...

Le jacuzzi ne chauffait pas l'eau: nous avons dû appeler 3 fois pour qu'enfin, on nous envoie un technicien pour que nous puissions en profiter (2 jours sur les 7!) , pas de machine à café, ni même de cafetière, literie avachie, pas de chauffage dans l'appartement (l'hôtesse nous a dépannés avec un chauffage à bonbonne de gaz en nous faisant payer un supplément), bouilloire électrique ne supportant 10 hpas plus de 3 fois d'affilée d'y faire chauffer de l'eau pour se mettre en mode out, wifi ne fonctionne pas (ce qui n'était pas important pour nous), machine à laver qui n'essore pas, microondes vieillot rouillé à l'intérieur... Bref, pas vraiment top...

Néanmoins, l'hôtesse nous a apportés deux transats pour pouvoir profiter de la terrasse et était très courtoise.

Owner's Response: Thanks for your review, I am sorry to hear you did not find everything to your satisfaction, for the Jacuzzi we are sorry to say that it works perfectly, we continuously advised you against switching off, it has to be kept on otherwise it will take time to re-heat. The penthouse is equipped with 2 A/C units, but you preferred not to use them for and for some reason unknown to us requested a gas heater. Of course it comes at an extra fee and it was explained to you beforehand - which seems that you agreed. The washing machine works perfectly; unfortunately we are only hearing now you had an issue as otherwise we would have showed you how to use it correctly. The issue of the microwave oven could have been easily solved if you advised; we would have no problem in replacing it if you felt it was up to your standard. I thank you again for your review and we wish you had a pleasant stay in Malta.

Sliema was once just a fishing village on the north-east coast of Malta but later on it started to become popular for the wealthy Valletta residents who built summer residences here.

The commercial centre is The Ferries - in the days before regular bus services, the Ferries used to connect Sliema to Valletta. Nowadays the Harbour Cruises and Gozo Tours set off from there and there is still a Ferry to Valletta. There are also a number of cafes and shops patronised by locals from all over Malta as well as tourists.

Though to the given modern twist due to newly built apartments one could go into the side streets where there are many of the town`s authentic houses which are now under preservation orders. There aren`t really any historical sites apart from the Churches.

Full of shops, entertainment establishments, rocky beaches and best of all the 5 km long Sea Front Promenade with a number of bars and restaurants with plenty of seating all along. There are beach lido`s and Water Polo clubs that offer all amenities and a large pool to visitors, also facilities for Water Sports. It starts from St Julians Spinola Bay to Manoel Island in Marsamxett Harbour .

The Sliema promontory has stunning views of Valletta on one side with open sea on the other. Along the Promenade one can enjoy the lovely view of our Mediterranean sea, with some bays and inlets. There is also a garden along the sea shore - lovely for relaxing.

There is only a small sandy beach, but the limestone beach is excellent for sunbathing and there is easy access to the sea. Nothing beats a dip in the blue sea! Sliema has the advantage of a good bus service with direct buses to most places of interest.

In Summer and fine Winter days, whole families congretate on the Front for a leisurely evening or afternoon. It is also serves as a meeting place for the locals. Whenever the sea is rough in winter, it`s awsome to see the huge waves pounding the rocky beaches.

Sliema adjoins St Julians and although they have very different cultures and share the Promenade , in a way they can be considered one big town.

Stay tax £0.42 per night, per person. This amount will be due to the manager upon arrival. Does not apply to children under 18 years.

Minimum booking is four nights, prices will be quoted pro-rata according to the season. Deposit of 40% is required on confirmation. Preferred deposit payment methods are by bank transfer or by Pay-Pal. While the remaining balance is to be settled ideally 4 weeks prior arrival.

Alternatively, the reservation can be made via homeaway family site/s. Please do note that once this option is selected there will be a 3% booking fee added to the quote due to site processing fees.

A refundable breakage deposit of 300euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit.
Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.

Also please note that the price being paid for the property includes basic utilities
- 100KWh- for 1 bedroom apartment
free per week with the apartment which is more than sufficient for a weekly stay. However if the inclusive amount of KWh will be exceed, an extra charged will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges.

Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much as desired.
