Situated on a hill top close to the enchanting medieval village of St Paul de Venice, 15 minuted from Nice , with panoramic , sea and valley views , and amazing sunsets , on a quiet privately gated domain, with communal quiet south facing swimming pool. A luxury detached provencal villa with private garden, beautifully restored with French antique furniture, marble bathroom, air conditioning ,private free parking , with quality beds and Egyptian cotton bed linen. The kitchen has dishwasher, oven, hob, American fridge freezer with water filter and ice on tap. Also second toilet and laundry room. Enjoy the extraordinary quality of light and breathtaking views of sea valley and mountains. In this peaceful and serene region, you can relax and feel at home. The Villa has two terraces, one covered to enjoy a shady lingering lunch the other is located off the sitting room which is a raised terrace with a sea and valley views, from the private garden below, you can see across the valley with mountains as back drop. The master bedroom has french doors opening onto a Juliette balcony with a sea view.

The Villa is situated 20 minutes from Nice , and beaches. Highly recommended!

The sitting room has double glazed french doors leading to terrace overlooking the garden, with mountain views, two easy chairs, two armchairs, large coffee table and one sofa, English & French TV, . Ipod docking station , reversible air conditioning


All bedding is good quality Egyptian cotton.

Cleaning/Towels/Linen/Maid service:

Cleaning is weekly, at a fee of £85.00 for each rental , plus an extra £25.00 per person up to 4 persons deducted from the security deposit , with clean supplied linen and towels, one bath and hand towel per person, mid term for stays of more than 7 nights at no extra charge , All bedding is provided. Extra service can be provided by separate negotiation.

Delightful, peaceful villa

Just returned (after an extended stay in Nice thanks to BA) from this charming villa. St.Paul de Vence is a beautiful part of France - Antibes and Cannes just a drive away if you need a city/town.

The villa is perfect for two - everything you need with stunning views and absolute peace and quiet. Once we've recovered from our BA experience we will be looking to see when we can return.

A lovely little place perched on the mountainside overlooking wooded valleys and the sea

Perhaps a little smaller than we expected but fabulously clean, delightfully decorated and situated in an excellent position for access to the south of france.

Bijou property with lovely views

We enjoyed our stay in this small but charming and well appointed property. It was as described and very clean. The well shaded outdoor dining area was a real bonus. The shared pool was beautiful and never too crowded. It is worth mentioning however that to access the pool from the house involves two flights of steps.

Our host provided us with useful information in advance including clear directions from the airport. It would have been helpful if this had included directions to the nearest supermarket (very close by car) and it's opening times. We were slightly disappointed to find that there was no spare toilet roll and insufficient dish washer tablets etc.

St Paul de Vence is stunning but very busy. We would recommend La Colle sur Loup for quieter local shopping, restaurants and a beautiful shady walk by the River Loup.

A lovely villa and excellent base for exploring the Cote d'Azur

We very much enjoyed our week in the villa at the Domaine du Piol. After days on the beach or visiting Riviera highlights such as Monaco, Cannes, Antibes and Nice it was so nice to return to the quiet and relaxing villa. Only a few minutes away, St Paul de Vence has some nice restaurants set amongst beautiful old buildings; alternatively eating al fresco in the villa garden was always enjoyable.

A nice pool and great views topped a delightful week in a well maintained and stylish villa.

About Raymond Everall.

We bought the Villa in 2003, it was almost derelict, but in the most beautiful location , after spending many family holidays in the south of France it was our dream to one day purchase a property there. We first visited Saint Paul in 2002 after dinning at La Colombe do'r, Saint Paul being close to the Airport and Nice was the perfect location as, although being semi rural it is close to all amenities.

We had spent a lot of time looking for our perfect holiday home, our first priority was the location and views , we wanted a sea view, the villa has so many beautiful views from every window.

We are a family of four and lived in the villa for two years from 2004 to 2006.It was a wonderful experience for our whole family and the villa is still filled with many happy memories.

What makes this villa unique

Villa 8 is detached Quiet and located on the south side of this private secure gated domaine so enjoys all day sun

My wife and I restored the villa in early 2004, and continue to maintain every year with decoration, new bedding and towels are bought on a regular basis and so to maintain a high standard for our guests and ourselves. The views from this villa are breathtaking , looking down the St Paul valley to the sea , and to the mountains and sunsets . St Paul De Vence is an historic village full of art shops and gallaries and interesting architectural features and culture just a short walk or drive .

The Villa is 20 minutes drive to Nice and the beaches on the famous Promenade Des Anglais, also 20 minutes to Antibes, 35 minutes to Cannes, and 45 minutes to Monaco, with the magnificent coast road drive, from Nice to Monaco, with more wonderful beaches places to visit on the way. Eg, Eze 2 hour drive to St Tropez. Art Studios , Historic , Culture

Special Interest Holidays

There are excellent golf facilities near Cannes and Mougins approx 30mins drive away, bike hire and rollerblading is available on Nice Promenade approx 20mins drive.

How to get there

The Villa is 20 minutes drive from Nice Airport. Most well known car hire companies operate from the airport, weekly hire for 4 door compact with air con, approx £180 per week, in high season, we would recommend that you book in advance. A car is recommended for this area, although not absolutely necessary. Taxis are available at the airport, cost approx 50 euros to the Villa.


The Villa is approx 15 minutes walk from the medieval village of St Paul De Vence, and only 3 minutes drive. 10 minutes drive to the next small town of Vence, with its daily markets, and old town. 20 minutes drive to Nice, and the famous Promenade Des Anglais. Cannes is 30 minutes drive, Monaco 40 minutes on the A8 motorway, or take all day exploring the coast road, and its many villages and coastal towns, and beaches.

St Paul De Vence, is a medieval walled village, renowned for the famous Colombe d"Or restaurant which is adorned by art works of Chagall, Matisse, Picasso, Modigliani and Bracque, that over the years have been left to the owners "allegedly " in lieu of payment. The area is renowned for its art, exhibitions & luminous light that drew the artists here. St Paul also boasts some of the most interesting art studios, and interesting mix of boutiques. Excellent base to explore Nice, Antibes, Cannes, Monaco, Italy, St Tropez, and the surrounding picturesque medieval villages of Vence, Tourrettes, Gourdon, St Jeannet and more. There are local supermarkets individual shops and banks, in all the surrounding towns and villages, also antiques. Winter, sun and sports close by, skiing at Greolieres (40) minutes.Complete Villa folder , and driving directions , to the Villa , from Nice Air Port , emailed to all bookings .

Fees No additional mandatory fees

Prices are for the property per week in UK Pounds. Discounts for rentals of longer than 2 weeks. A 25 % deposit will secure bookings , the balance payable no later 10 weeks prior to the arrival date . a £300,00 refundable security deposit will be required with final rental payment . A cleaning and laundry amount of £85.00 will be charged for each rental , to include mid weekly linen change , for bookings of more than one week . this amount will be deducted from the returned security payment .

Changeover day
You will be required to vacate the Villa by 10,30 am on your departure day. On arrival, the Villa will be ready for occupation at 3 pm.,, Changeover days may be flexible , please contact owner Changeover days may be flexible , please contact owner .

Booking notes
To reserve a booking, a 25% deposit is payable. The full amount (normally) 10 weeks in advance of your arrival. A refundable security deposit of £300 will be required , with the final payment, refunded within 3 weeks of vacating the property, discounts available, on lettings three weeks, or longer. The amount of £85.00 for up to 2 persons , plus £25.00 per head for the third and fourth , will be charged at the end of each rental period for cleaning , linen. and laundry , and will be deducted from the refund of the security deposit .
