About this property

Red Mountain Villa: a riverfront property in Washington State wine country.

Red Mountain Villa recently voted "Top Ten Vacation Rental" in the Washington State Wine Country by Tasting Room Magazine. They say; Location, Location, Location, the rustic Farm House Villa is located on the Yakima River in the heart of the Washington State Wine Country. Situated at the base of the infamous Red Mountain AVA and within walking distance of Terra Blanca Winery, Elk Haven Winery and Tucannon Cellars. But also within a five minute drive of all the other major Red Mountain Vineyards and Wineries who many feel produce some of the best wines in North America and possibly the World.

The estate is the former home of Boo Walker, the well-known author of the "Red Mountain Chronicles" who wrote the novels from this house; plus many other novels now after living internationally abroad. The house was modeled after an old Italian Villa and here you may find yourself wondering if you happened to have stumbled upon a time machine set to the 18th Century of Italy. Of course the 60 inch LCD TV's, Satellite Dish TV, Bluetooth Stereos, Air Conditioning and WIFI access will assure you otherwise.

Drink and eat from our land, walk along the river (or float), stroll among the vines and experience the authenticity of Red Mountain in an "Old World" back to nature way. In the Spring, Summer and Fall the property feels like the "Garden of Eden" given all the produce grown and the abundant wild life seen on and from the property. Many guests have commented that it is truly a special place to relax and unwind at....

You can also experience fine dining at Terra Blanca vineyards across the street who offer lunch daily from noon to 5pm. Or walk to Tucannon Cellars and sit on the back deck with wine and watch a Wedding ceremony most weekends in the Summer months. Come and see why Red Mountain's vineyards are so special are talked about around the world.

The private property older farm house is set on a couple acres of vineyards, fruit orchards, gardens and various berry bushes. There is also a hazelnut and a walnut tree grove along the river. Guests are welcome to pick fresh fruit and berries for personal consumption during their stay at Red Mountain Villa.

The well appointed home was built 110 years ago and was originally the local Railway Station. It was relocated in the 1940's from near the bridge to it's current location and has since been expanded and renovated a few times; but was completely renovated in 2016 with an Italian Old World classical theme. It is a rustic and luxurious 3500 square foot build out with 3 bedrooms and 3 full bathrooms with plenty of entertaining space both upstairs, downstairs and through out the property. We also have 6 Adirondack lawn chairs down by the river for small gatherings. Here you can watch Steel head and Salmon jumping just feet from the shore while drinking morning coffee or afternoon chardonnay. There is also a wide variety of birds to be seen such as Cranes, Blue Herons, White Egrets, King Fishers, Pelicans, Ducks, Owls, Falcon, Hawks, Bald Eagles and many song birds. We have also recently seen a family of Otters and Beavers from the property swimming along the river bank.

The house has three bedrooms and is ideally set up for 3 couples. All the beds and mattresses are new luxury firm and hotel quality:

* Master Bedroom is upstairs with King Size Bed, 50 inch 4K TV & en suite Bathroom.
* Second bedroom is upstairs with Queen Sized Bed.
*Third bedroom is downstairs with King Sized Bed.

There are two kitchens; one upstairs and one downstairs. The fully appointed upstairs kitchen has a butcher block table and dinning room table for 8. The living room has new leather sofas with a view of the vineyards, river and mountains. It is a wonderful indoor setting for wine and cheese gatherings with a full stereo and Bluetooth connection. The downstairs has a smaller kitchen and is designed as the Family Room with a 60 inch TV all set up for football games and/or movie nights. There is cable TV and On Demand to watch movies, or play any of the 25 classic movie DVDs we leave for guests below the DVD player.

For bathrooms there are 3 full bathrooms: Upstairs just off the Master Bedroom is full bathroom consisting of a vintage claw-foot bathtub with a shower and curtain. Off the second upstairs bedroom is the second full bathroom with a second vintage claw-foot bathtub with a shower attachment. Note, there are no handrails with these vintage bathtubs, so some older guests have commented that these antique tubs are hard to get in and out of. Downstairs there is a 3rd full bathroom with a more traditional tub and shower with no handrail. The house and property is not ADA compliant and is not Child Proof at all.

Nor is the house in perfect condition due to being an older house, there are always dusty areas to clean, the odd cobweb, weeding to be done, items to be replaced and something needing to be repaired and worked on at all times. It requires a ton of work to maintain, however we love it anyhow and we do our best to keep in clean, presentable and functioning. Most guests love the classic rustic charm of this older house and property, but a few have complained or mentioned it is not perfect. If you are expecting 4 or 5 star hotel maintenance quality, this is not the rental for you.. So just FYI....

We get numerous requests to host Weddings and large gatherings on this property, however we simply are not set up to accommodate groups of 8 people or more. The size of the house, septic system, limited parking and insurance does not allow for large groups. So, what we recommend is that your group have the Wedding at one of the many great Wineries within Red Mountain and just have the family of the Wedding Party stay at the Villa.

The 110 year old house is simply not designed for large events or parties with more than 8 people. Please respect the house and property like it was yours and enjoy it for what it is.

Basic Rules:

*Please no smoking in the house.
*No pets are permitted in the house.
*No outdoor fires or fireworks are permitted due to local burn bans.
*No exterior music at all past 10pm.
*No loud exterior music.
*Please respect all neighbor's privacy who are all friends.
*Do not rewire or reconfigure for personal use any of the Stereos or TV's.
*Please clean all dishes, utensils and pots after usage.
*Use the river with extreme caution at all times and at your own risk.

A couple things to note; while we are family friendly, the house and property is not "Childproof" and for their safety, we prefer not having children under 12 years old stay at the house. We are also not ADA compliant.

Please keep out of all locked off and do not enter areas.

Renters and all guests agree to hold the owner, family members and employees harmless from any and all liabilities or costs arising out of any and all manner of claims, injuries or damages. Owners are not liable or responsible for any claims, injuries, damages or related costs.

Due to the size of the property, lawns, orchards, vineyard and gardens to maintain; there may be grounds keepers on the property during your stay doing regular upkeep as you would see at any large resort property.

Kiona Visit 2022
The property was all we could have hoped for. The location was minutes away from everything and offered a relaxing environment with a magnificent view of the Yakama River. Morning and evening we sat by the river, on the porch or in the back yard enjoying all the property had to offer. Accommodations were great with a fully supplied Kitchen, tables and chairs to offer multiple places to dine. Sleeping accommodations were great. Overall we would recommend this location to anyone wanting to enjoy Red Mountain and all it has to offer.

Great property equaled a great stay
Already want to go back. Great house with lots of room. The kitchen had everything you could want to cook, make coffee, hang out. Was a nice perk for sure. Bedrooms were nice and the fact that each floor has a kitchen would be nice for groups who May want some space. The property sits on a great spot right on the river. They have a small vineyard, which was changing color and was beautiful. I’m 6.1 and had to watch my head downstairs, so “heads up” if you are tall. The owner, Brad, was super nice. Answered questions quickly and makes a nice wine which he leaves out to try. Just a great place. Highly recommend.

I work in real estate mostly all over the State of Washington, but also get involved in other fun projects time to time. I like to keep busy with a variety of fun and interesting things. Red Mountain Villa also has three small Estate Vineyards with a modest annual wine production that we enjoy making as a hobby. The grapes from the property are so good, it is really our job not to ruin its journey to a fabulous finished wine.

Why they chose this property

This property is in a naturally stunning location with spectacular river and mountain views. It feels like the Garden of Eden with an abundance and vast variety of fruits, nuts, grapes and berries for grazing during the Spring, Summer and Fall. The fact that it is also in the midst of the best wine region of the Northwest and possibly North America is just an added bonus. When this unique rustic old remodeled farmhouse came up for sale, we fell head over heels for it. Our long-term goals are to make a wonderful low volume private label wine production for friends and family.

The 3500 square foot 100 year old house was originally the Railway Station. It has been renovated a several times over the years to a house, but was completely remodeled in 2016 with a very charming Italian themed "Old World" design. It was built with classic materials and has a ton of character; we fell in love with it on first sight. You feel like you have stepped back in time on each visit, its a true get away.

The riverfront property is very interesting in that it is nearly self-sufficient with fruit orchards, walnut trees, vegetable gardens, a variety of berry bushes and vineyards. It has everything we wanted and in the heart of the wine country. Plus, 300 days of sunshine which you need when you live in Seattle. :)

What makes this property unique

The Red Mountain AVA within Washington State has become internationally known as the predominate quality wine producing region of the Northwest. If you want to experience great wines, please come and try the wines being produce now from this region, they are the perfect blend of the California and Bordeaux, France regions. Within walking and biking distance are notable wineries such as Hedges, Col Solare, Kiona, Terra Blanca, Tucannon and many more. Also, many of the top wine makers in the Northwest purchase their grapes all within a mile of our property such as DeLille, Leonetti, Quilceda Creek, Betz, Efeste, and many others. Our vacation rental Red Mountain Villa is in the heart of it all, but also a riverfront property with many recreational activities. The weather is typically sunny, so there is no excuse not to have a great time here.
