About the property

Luxury 3 Bedroom, 2 Bathroom, Lake View Villa

Upon entering our villa, you immediately arrive at the first of the three reception rooms, this room has comfortable and stylish furniture consisting of a sofa and armchairs which provide a relaxing environment.

Walking through to the dining area, which has a large table and chairs suitable for formal dining and comfortably seats 6 people. From the dining area is located an open plan kitchen, it is fully equipped with everything you would expect and need for your vacation dining needs. Attached to the kitchen is a breakfast bar with three bar stools, and in addition there is also another table and 4 chairs looking out over the pool. The third reception room is dedicated to being a family room. This consists of a large 6-8 seater sofa, coffee table and a large TV providing all the usual channels, plus various sports and film packages. The villas three bedrooms are made up of one king size room, which has an ensuite bathroom, and access to the pool. A queen size room, with views across the lake and a third bedroom with two single beds, ideal for the children or adults alike. All bedrooms have their own TV's with DVD players, and plenty of cupboard and storage space. The king and queen bedrooms also have Clock radios with in built USB charging points and USA mains socket points. (USB cable needs to be brought with you for convenient phone charging). The twin room has a clock radio with older style iPhone 3 dock/charger point in built.

In addition to the en suite there is also a separate family bathroom which has direct access to the poolside. The pool itself which can be heated upon request, has great views across to the lake. There is a large covered Lanai area, which is cooled by ceiling fans which makes for a perfect area for outdoor dining in the hot Florida sunshine. There is also plenty of room around the pool for those wishing to sunbathe. There is poolside furniture consisting of a dining table and chairs and sun loungers.

The garage has been transformed into a family games room, which has a pool table, Air Hockey and Table Tennis as well as a Football soccer table and electronic dart board that can keep score for you.

The utility room provides you with a washer and a dryer.

The whole villa is fully air conditioned and has full free wifi coverage. There is a telephone which includes free calls within the USA.

If you want to arrive, put your feet up, take a dip, un-pack or just get some well earned rest, why not consider pre-booking an additional welcome hamper.

The welcome hamper is a perfect way to settle into your holiday home, without the worries of making a basics shopping trip on the way to the house from the airport.

The owners of the property will happily arrange for you, at the time of your booking, to have a freshly stocked fridge of basics to get your holiday under way!

Great house and location!

Very quiet neighborhood, great house met all of our needs.

Loved the pool, love the alarms on the doors so if anyone goes to back patio by the pool you will know it! With small children that is a relief.

Superb Holiday Home from Home

The property is well managed with modern and clean furniture. The kitchen has all relevant utensils. The pool area is large, tidy and uncluttered. Good location for all parks and access to main roads. Nice quiet area with friendly neighbours.

Home Away From Home

Upon arriving to the property we surveyed the area. It was a clean and well kept subdivision. The house was clean and very homey. We had a ball not just taking in the sites of Florida, it was great coming back to the house and not a hotel. It was very well stocked with all the basic necessities. Pots, pans cups, glasses , utensils, cable tv, WIFI. It was a great stay, for which I will recommend to all of my friends that decided to visit this area of Florida. This property was close to many major attractions.

I stayed in this villa for two weeks (july2016) ,family of four and the villa was ideal for us, clean,tidy and well furnished with everything we required and more. Dahlia reserve is a quiet area a few miles from the busy 192 where you will find shops,bars and restaraunts but after a day in the parks or busy orlando its great to get away to the peace of crescent lakes. All areas of the villa met or exceeded our expectations, nice pool, living areas and bedrooms as well as having a view of the lake. The only thing to note is you do need to drive due to its location and the parks are all roughly 20-30mins away but having trawled through many villas before choosing we felt we got great value for money with Dahlia reserve. Its a great villa which unlike some others also has a nice outlook from the pool area, i would gladly stay again and recommend.

Dahlia Reserve is located within the community of Crescent Lakes, in Kissimmee, Orlando, Florida, and is surrounded by the beauty of Florida's wildlife preserve, conservations areas, and stunning lakes, creating serene views.

This idealistic location is close to all the Disney attractions, including Sea World, Universal Studios & Islands of Adventure. There are good restaurants, bars and shopping facilities, making it the perfect place for a Florida vacation villa.

For the golf fans there are a huge number of golf courses in the Orlando area, many of which are open to the public. Florida has some of the best golf courses in the world and from this location you are 10 minutes away from some excellent courses.

within 10miles there is the 18 hole, 72 par Kissimmee golf course - 3103 Florida Coach Drive, Kissimmee.

Horseworld - (5 miles away, within 15 minute drive) - 3705 South Poinciana Boulevard, Kissimmee, FL is a pleasant alternative day out.

Fantasy Surf, located at 5151, Kyngs Heath Road, Kissimmee, 34746 is another alternative experience where all members of the family can try their hand at water surfing.

Interstate 4 provides quick and easy access to the beaches near Tampa on the West Coast or the Space Coast beaches near Cocoa and Melbourne.

Another popular nearby attraction is 'Old Town' Kissimmee, worth a visit on a Saturday evening in particular as a free American local car owners club meet there to 'show and tell'.

The private pool has stunning views over the lake and can be heated upon request.

The extended pool area has an undercover Lanai, which has ceiling fans to keep you cool making it perfect for outside dining. There is also plenty of sunbathing space on the pool side.

Games Room

Spacious games room equipped with full size pool table, full size table football and an electronic dart board that calculates the score for you.

Spacious Family Area

The family room has a large TV with both movie and sports channels, DVD player. There is a corner style sofa with pull-out sleeper bed for 2, coffee tables lamps & fan-light.

Sitting Room

The sitting room area is furnished in a traditional colonial style with sofa, chairs, coffee & occasional tables, tasteful decor and lighting

Dining Room

A formal dining table with six chairs.

King size Master Bedroom

The master bedroom has a king size bed with bathroom en-suite & a large walk-in wardrobe. It also benefits from cable TV, DVD player and an iphone dock. The master bedroom has direct access to the pool.

Queen size Second Bedroom

This very spacious second bedroom has a walk in wardrobe, views over the lake & pool, and also has a cable TV, DVD player and an iphone dock.

Twin Third Bedroom

The third bedroom has two single beds and benefits from a large walk-in wardrobe, cable TV and DVD player.

Fully Equipped Kitchen

The kitchen is fully equipped with cooker, dishwasher, microwave and fridge/freezer. All utensils are provided.

2.The non-refundable deposit is paid.
3.The booking has been confirmed in writing.
4.The person who signed the confirmation booking form confirms that he/she is authorized to agree booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property & must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age.
5.Bookings must be accompanied by a deposit of £200.00 which is non-refundable. The balance must be paid 8 weeks prior to the arrival date along with security deposit of £200.00. The security deposit will be returned after 21 days after completion of the holiday as long as there's no damage or loss reported.
6.If the guest wishes to cancel the booking they should advise us immediately, followed by confirmation letter. Upon receipt of such notification we will (without obligation to the guest) use our best endeavours to obtain a replacement booking &, if such a replacement is obtained refund the guest any monies paid less the deposit. If we are unable to re-let the house then they are entitled to retain all payments already made (except the security deposit) & to recover, if not already paid, the balance of the rental charge as follows: 30 – 60 days notice: 50% of the rental charge. Less than 30 days notice: 100% of the rental charge.
7.In the unlikely event, that circumstances beyond our control, necessitate cancellation of the rental agreement, we reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the guest.
The guest agrees:To pay for any breakages, losses or damage to the property.To take good care of the property.
