Garden Room and Valley View apartments in stunning location with gorgeous views

Manton Lodge Farm is a stunningly-positioned 18th-century stone farmhouse set in more than 100-acres of rolling grassland in rural Rutland. It boasts far-reaching views across the sweeping River Chater valley, and is a short distance from Rutland Water.

We offer two modernized one-bedroom apartments: the 'Garden apartment' and the 'Valley View apartment'. Each is completely self-contained with accommodation for two people, set up either with single beds or as a super-king double.

The Garden Room on the ground floor offers kitchen with seating area with armchairs and dining table and chairs and flat screen wall mounted TV, separate bedroom with TV and door that leads out onto terrace, bathroom with over bath shower.

The Valley View apartment on the first floor offers bathroom with over bath shower, galley kitchen which includes microwave, fridge, washing machine, 2 ring hob, small oven, kettle and toaster, this leads into sitting/dining area and an archway that leads to bedroom, this apartment is open plan with stunning views on two sides.

Free Wi-Fi is available in both apartments.

A wonderful feature is the house's acclaimed garden. Created by the current owner, who has been at the property for 35 years, and with an evolving design it boasts a wide variety of plant species and is regularly open to the public. Both apartments overlook the garden and guests are invited to explore its intimate surroundings, or simply sit and look out from the terrace and enjoy the stunning views beyond it of sheep grazing calmly on the landscape

We are within easy walking distance to a popular local pub which does good food, and from here you can also pick up the track which goes all the way round Rutland Water for cycling or walking.

We also take well behaved dogs, please ask owner.

Caroline Burnaby-Atkins has lived at Manton Lodge Farm since the mid-seventies, raised her family there, and is now a doting grandmother to Eddie, Gabriella, Rollo and Sophia, all of whom enjoy visiting from their homes in London from time-to-time. Caroline is devoted to the maintenance and improvement of the large and beautiful garden at Manton Lodge Farm and welcomes guests to share the tranquillity and beauty of the rural location and its surroundings with her.

A beautiful & relaxing stay

Everything was exactly like the pictures.

We stayed with our very old dog in tow in the Valley View apartment that definitely lived up to its name, rolling country side views from all the windows and a most spectacular well stocked garden that was a pleasure to stroll around.

The apartment was well furnished and very clean. Kitchen was small but functional for a short break, missed not having a full cooker but gave us a good excuse to eat out! The huge comfy bed gave us some good nights sleep too.

Lots to do around Rutland and some great walks. Stamford is definitely worth a visit and not far away.

Fantastic setting to unwind & relax in, Caroline was a great host and would recommend the place to friends & family.

We hope to stay again in the future.

Idyllic spot

A most attractive property with beautiful gardens very close to Rutland Water. The Garden Room was very comfortable and had all we needed. Views are lovely out to fields with sheep. The little terrace off the bedroom is idyllic - perfect for a glass of wine with a view in the evenings. Definitely recommend.

Comfortable week in the Garden Apartment

As we approached the Apartment we could sense the tranquillity of the surrounding area. Everywhere was neat and tidy and suitable, as we had expected for our stay. The garden was awesome; a delight to walk and sit amongst the beautiful blooms. Caroline, the owner was warm and friendly; nothing was too much trouble. I would certainly recommend this apartment to friends or family. We enjoyed Rutland Water; we had a lovely time visiting Oakham, Stamford, Market Harborough and various nature reserves. We enjoyed a meal at The Barn in Oakham; lovely food and good service.

Well worth a stay.

Pretty cottage in lovely setting

The Garden Room is an apt description for this pretty cottage, being surrounded by wonderful gardens and fantastic rural views beyond. We watched new born lambs in the adjoining fields, ponies grazing and wild birds feeding right outside our window.

We were a couple with two dogs and were all made very welcome by Caroline.The cottage is compact, but we had everything we needed and in early spring we were cosy and warm. There are plenty of lovely walks and Rutland Water is within easy access on foot. There are also lots of cycle routes around the water.We can recommend the Horse and Jockey on your way to the shore side - only 5 minutes away.

Further afield Stamford, Burleigh House and Oakham are all well worth visiting.

All in all a five star experience!

Loved our stay

Before booking we told the owner, Caroline, what we were looking for. She assured us that we wouldn't be disappointed if we stayed at the Garden Apparment and she was right.

The location is perfect for anyone looking for countryside, walks, cycling and cosy country pubs. The apartment is well away from busy roads, at the end of a quiet cull-de-sac, only a short walk from the village pub. The views from the appartment are beautiful, with a lovely garden to sit in and enjoy them, along with the sounds of birds and sheep.

Cycle hire is available, one being a couple of miles away beside Rutland Water, which has a cycle track almost entirely away from roads.

We'll definitely be back to stay at Caroline's Garden Apartment!

It is midway between the charming market towns of Uppingham and Oakham and just a few miles from glorious Georgian Stamford. It is a short distance from the many leisure activities of Rutland Water.
