One of a kind house in St Julains. Old house refurbished with a modern twist makes it ideal for a family or a couples' retreat as one can enjoy the stunning sea views of Balluta bay yet over looking the valley down hill from San Gwann.

Hilltop house is situated in the top most, peaceful part of St Julians set on top side of Saint Anthony valley, enjoying one of the most stunning views of Balluta Bay. Also making it an idea holiday for those who do not wish to rent a car as it is minutes way from any amenity. However, if one wants to enjoy a lazy holiday renting a car private parking is also available exactly infront of the house.

The house was built long ago but was newly refurbished given a modern twist leaving touches of the old Maltese style of building keeping in mind comfort, still visible the wooden beams and stone stairs. The house has an open plan kitchen living area on the ground floor leading to a wide balcony enjoying the views of Balluta bay. The kitchen is fully equipped with 5 seating spaces at the dining table. Also the living area can accommodate 5 people comfortably with a 32” LED tv. Wifi internet and cable tv come complementary.

Upstairs one can find the main bedroom with a double bed and a spare bedroom with 3 single beds which can be modified into another double upon request. Both bedrooms have air conditioning which is a must in our hot summers. The house has two bathrooms. A main bathroom with a bath tub upstairs and another one with shower downstairs all meticulously finished paying attention to every detail.

The house offers also a relaxing area on the roof where you can sun bath during the day on the deck area and even have lunch or a BBQ during the eve in the eating area. One can find a seating area for 6 people upstairs with a gas bbq.

Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.

Our stay at this apparment was so nice! i acctually can't describe it.. it is exactly the same as on the pictures! and the services from Franco and his colleagues was great! if i had to give a mark for this apparment it would be a 10 for sure! Comfortable, clean and a great location.

This was the first time we had used Short Lets Malta and overall we had a most comfortable and enjoyable stay. At point of booking and in advance of holiday Ralph was very prompt in responding to various queries, which was reassuring.

On arrival we were met by Victoria who showed us round the house and answered all our questions. The house is very comfortable, spacious and has effective air conditioning which was essential during our stay in August. The roof top area affords a beautiful view over the bay while providing seating in shaded and open areas.

One of the biggest plus points is the ability to park your car outside the front door, although the width of the lane makes turning challenging! Parking spaces on the street in this area are hard to find so having effectively a private space is a real advantage.

The mini safe in the main bedroom was great for storing passports etc.

Although not necessarily a problem in all situations, the only access to the roof top is through the second bedroom. This means if friends or family want to have an early night it is difficult for others to use the roof without disturbing them. You may also be impacted late at night or early in the morning by noise from the pool next door.

Overall we had a great holiday, the Short Lets team were great to deal with and we would definitely use them again.

Superb

Everything went smoothly from the moment of reservation until check-out.

Ralph answered quickly and politely to our questions. He was waiting for us at the apartment on our arrival and gave us a tour in the apartment. He also informed us about the nearby supermarkets and restaurants.

The apartment itself was amazing and just like in the pictures. Also the location was perfect. Nothing bad to say about the place. I would highly recommend it to everyone!

Perfect location

This apartment is in a perfect location close to all amenities. Very spacious and modern with a sun terrace which gets the sun all day is a bonus. Couldn't recommend more!! Ralph provided great customer service with info about everything. Highly recommended!!

Beautiful accommodation

If you consider to go to Malta, I would definitely reccomend this apartment! I have had a very nice stay in this beautiful apartment. It was very clean and modern and it has a lot of luxe appliances. It is near by a supermarket, busstop, several restaurants and the beach.

Perfect stay

We had a perfect stay in Ralph's apartment in St Julian Bay!

Picked up from the airport and delivered to the font door of an apartment that is truly in a pristine state. Attention has been payed to every little detail. It is actually as great as it looks on the photos. And spotlessly clean!

Located at a 2 min walk from the boulevard with restaurants, shops... and our diving center, couldn't be better.

Definitely recommended!

Refundable Damage Deposit £254
Stay tax €0 per night, per person. This amount will be due to the manager upon arrival. Does not apply to children under 18 years.

Minimum booking is four nights, prices will be quoted pro-rata according to the season. Deposit of 40% is required on confirmation. Preferred deposit payment methods are by bank transfer or by Pay-Pal. While the remaining balance is to be settled ideally 4 weeks prior arrival.

A refundable breakage deposit of 300euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit.

Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.

Also please note that the price being paid for the property includes basic utilities
- 150KWh- for 2 bedroom apartment
free per week with the apartment which is more than sufficient for a weekly stay. However if the inclusive amount of KWh will be exceed, an extra charged will apply at a rate of 0. 35c per KWh. Other than that there are no other hidden expenses or charges.

Cleaning of the property prior the arrival and after departure is included in the price. Any extra cleaning during accommodation will incur extra charges. Two sets of towels per person and one set of linen per bed is also provided by us, then it is up to one's discrepancy to wash them as much as desired.

Long lets also available rates upon request from owner.
Apartment also available for long term booking of 6 months period maximum with a monthly rate, in such case utilities will not be included in the rate. Please do ask for quote should you be interested.
