The wonderful converted farmhouse & attached barn of Villa San Raffaello has been restored to an exceptional level, retaining the best of the original architecture. It has absolutely stunning 360' views of the buzzing medieval Sarnano (named 'one of Italy's most beautiful villages) and the awesome Sibillini Mountains and National Park

We pride ourselves on our reputation on review sites that we have consistently achieved 5star level since 2007. The interiors combine historic features with modern kitchens and bathrooms, we have 6 alfresco eating areas, a working vineyard (free wine supplied), organic herb and veg garden (pick your own for free), a loggia and shady indoor garden. There is also a climbing frame, slide and swings, Wifi,board games, DVD, music & book library. The kitchens are really well equipped with good knives and utensils to make with a home from home, all include ovens, hobs, fridge freezer and dishwasher and there's a communal washing machine.

We are only 1km from over Sarnano with its 20 superb restaurants, great delicatessens, numerous coffee bars and 3 late music bars, mini golf, childrens park, football pitches, tennis courts, indoor swimming pool, gym, and the spa that offers treatments.

You can hike or bike from the villa into the national park and there are fantastic gorges, rivers, lakes, mountain pastures with wild flowers, animals and birds.

The two floors of the house and barn have exposed wooden lintels and beams, old cotto tiles and numerous arches, some rooms have exposed stonework and others command great all round views of the dramatic appenine mountains, the medieval town of Sarnano and the glorious countryside that surrounds our Le Marche Villa.

The villa has extensive gardens, with ample outdoor furniture, there are various areas designed for your free time and relaxation, all of them have amazing views of either the countryside or medieval Sarnano and the spectacular Sibillini mountains.

You can choose between the 14m pool and the 100sq.m. sun deck, the surrounding gardens, the covered loggia with its restored pizza oven, the large balcony, the 2 pergolas, or, the indoor cortile. There is an organic fruit, vegetable and herb garden, the abundant produce is provided free to guests as is a bottle of our home-produced wine.

We can rent you really high spec mountain or road bikes, we have badminton and tennis racquets are available. A cot and high chairs are available and a baby-sitting service can be arranged. For winter lets all apartments have gas central heating and wood burning facilities which are charged separately.

We provide visitors with comprehensive information on the local area and the things on offer and encourage all guests to shop locally and buy direct when possible and to use local restaurants bars and services, we provide many recommendations to help guest get the most from their vacations and local businesses to flourish.

Location

The bustling spa town of Sarnano is 1km and has been awarded the 'Bandiera Arancione' and also been named 'one of Italy's most beautiful villages'. Sarnano has great architecture, restaurants, food & wine shops, bars & year round tourism thanks to its proximity to the Sibillini National Park; which is great for hiking and biking and is home to Italy's most picturesque gorges.

There are also many fantastic historic towns, art galleries, theatres and museums, Roman excavations, and wonderful rivers, lakes and beaches nearby.

Walking and hiking holidays - Informative itineraries are provided for circular hikes from the villa and nearby in the Sibillini Mountains National Park. There is a wide range of durations and degrees of difficulty and most will include absolutely stunning views and amazing butterflies, flowers, animals and bird life. The cool of the Le Marche villas indoor courtyard leads into the ground floor of this spacious and stylish apartment, on the opposite side, doors lead to alfresco dining areas in the gardens outside.

The apartment has been created from the ground floor of the old barn of the farmhouse and has exposed wooden beams, ceilings made from great slices of oak trees and other original stonework features.

There is a double and twin bedroom, both with en-suite bathrooms. The self catering apartment has a large open plan lounge with a wood burning stove, comfortable sofa bed and a dining room leading onto a modern well equipped kitchen with oven and hob, fridge freezer and dishwasher. The Marche Villas lounge comes equipped with a movie and music player and high speed internet connection. We also provide pick your own organic veg music, film, book libraries & more.

About the Owner

We are a family from Southern England who moved to Italy with our 2 kids in 2004. Maybe it was the Italian family roots years ago that fuelled our love of Italy but we arrived in Italy in need of a challenge and a desire for a caring community in which to raise of children. We are all lovers of music, (Damien loves his football), interesting architecture and design, outdoor life and a sustainable lifestyle this is all reflected in the Villa, the gardens and the farmland, where we steadfastly refuse to use chemicals (even if it means endless hours of Summer weeding).Whilst the children are at the local schools we are avid walkers and have travelled extensively through the region, exploring wine cantinas, fiestas, museums, towns etc. and we always.

The house was derelict for 20 years when we bought it and it took us 18 months to restore, we lived on site throughout and had to brave a harsh winter all living in the same room with a wood burning stove, a pit latrine outside, a very leaky old roof and biweekly visits to the swimming baths to shower off brick dust. The children survived the embarrassment of a school bus picking them up from the unloved villa & eventually became proud of the restored home.

We now devote a great deal of time to exploring the tracks and trails of the Sibillini National Park and the local foothills, we document itineraries and provide these free to guests. Wherever we travel in Le Marche we are continually trying to uncover local gems, whether these be wine cantinas that offer free tastings, designer fashion outlets, restaurants serving sumptuous food, historical architecture, organised outdoor activities and tours, festas, music, theatre, dance and arts. Being foodies with a love of cooking, we have acquired a great deal of knowledge on where to buy the best ingredients locally, from speciality breads and great wines, to locally reared meats. All our local knowledge is distilled into a booklet for guests.

Just perfect

We had ten days at Villa San Raffaello and shared the apartment with friends for five of those. It was a perfect base to be able to do everything we wanted to - local and mountain walks, bike rides, exploring the countryside and villages or swimming and relaxing by the pool. The village of Sarnano is picture-perfect, with great restaurants (La Patata Bollente being a highlight) and friendly locals. Damien and Sharon are fantastic hosts - Damien helped organise rental bikes for us from an amazing bike shop in Polenza - we loved the bikes so much they came back to NZ with us! The apartment and grounds fulfilled all our needs and more. Our Italian home away from home - we would return in a heartbeat.

A beautiful villa in a fantastic setting

We had a wonderful two weeks at Villa San Raffaello. The lovely villa, gardens and pool made for a fantastically relaxing holiday and the kids loved being able to pick their own dinner from the veggie patch, recline in hammocks and toast marshmallows on the BBQ. A great base for exploring the nearby Sibillini mountains, and local towns and villages – we enjoyed scenic walks, delicious food, trips to the local lake for swimming and kayaking, Roman ruins and numerous festivals! The house is beautiful, with views of medieval Sarnano and the mountains in the distance and hosts Damien and Sharon couldn’t have been more helpful and welcoming. Thank you for a wonderful holiday!

Great place to stay.

The Villaa is a great place to stay when visiting Sarnano. We enjoyed the first floor apartment which has a great view. Our hosts Sharon and Damien were very helpful and generous in letting us pick vegies frim their garden. Would recommend a stay here fir at leasr 3 nights.

"The Place to Stay for an Italian Adventure"

We were delighted when we saw the villa, as the website promised, situated in beautiful countryside, with lovely sunflower covered fields. The owners Damian and Sharon, welcomed us to their sympathetically converted farmhouse which has a very striking yellow exterior.

We enjoyed eating outside under the pergola on a pretty plot, that included fruit and nut trees, which we were encouraged to eat from. The vegetable garden provided us with a lovely crop of courgettes, tomatoes and rosemary. All organically grown. The bbq/fire pit was an ideal area for evening relaxing and complimented by the free wine included in our welcome pack.

The exquisite views of the Siblini mountains made sun bathing by the pool an all day temptation.

The inside decor of the villa welcomed us with a variety of eclectic tastes. The modern kitchen offered everything for cooking up the local produce from the weekly market (which is a must) or EuroSpin supermarket (good value Parmesan!!).

Our hosts had loads of great advice on entertainment and local eateries: Such as Patate Bollente (the Baked Potato ) restaurant; which although not the most glamorous of names really produced some delicious rustic dishes. We had a great time visiting the surrounding towns, Fermo, Loretto and particularly Sirolo where we spent the day at the beach.

The night life was good too, plenty of bars; Decantautore to name but one, whose proprietor Nicola, is really friendly.

The festa are a an interesting way to be involved in the local culture and we particularly liked the Mexican festa at Belforte del Chianti. Also the Mediterraneo festa in Macerata; in the streets, in the piazza and the amphitheatre, really fantastic music for every taste, a really buzzing evening!

For us, our holiday at Villa San Raffaello was wonderful, the place offers a great base for an Italian adventure.

A slice of sun drenched Utopia - beautiful escape

We spent a wonderful week at Villa San Raffaelo, 6-13 August 2016 with our teenage son and another group of extended family and friends. We were intrigued to find out if it lived up to all the amazing reviews and we were not disappointed! The immaculate apartments (we had rented 2 between us) have been tastefully and stylishly designed and were complete with everything you could possibly need for a holiday stay(even shopping bags for the supermarket and local market day!), down to an amazing collection of board games for all ages, ideal if you wanted to escape the heat of the day. There were many choices of outdoor living space too - including a great pool area with beautiful views of the countryside and nearby medieval town of Sarnano. We enjoyed several very relaxed mornings chilling out there and taking an occasional dip to stay cool in the summer heat. There's a wonderful fire-pit/BBQ for perfect outdoor cooking and relaxing by an open fire sampling Sharon and Damien's home grown and produced wine(part of our 'welcome pack'). The town was also great - not too touristy with many reasonably priced restaurants, bars and cafes to try out. The medieval town is fascinating for a wander and is packed with lots of beautiful churches, houses and 'nooks and crannies' to explore. Lago di Fiastra (lake), a half hour's breathtaking drive away was stunning. Sharon and Damien could not have been more helpful and were a mine of information about all the local places of interest, they recommended many of the local restaurants and were invaluable in telephoning ahead and booking restaurants as we were a large group not very fluent in Italian. The food - from the courgettes, aubergines and tomatoes that the children picked from the home grown vegetable garden, chopped and roasted, to the restaurants and bakeries, the free samples from stalls on market day in Sarnano the food was flawless and delicious. We will definitely return to this perfect slice of Utopia...

Wonderful location and place to stay

Villa San Rafaello is a wonderful location in which to enjoy a perfect holiday. Away from the usual stresses and strains of life back home you can relax by the pool (in which our kids spent most of their time) and enjoy the amazing views of the Siblini mountains and the local town of Sarnano. The apartment in which we stayed was lovely and met our needs perfectly.

The hosts Sharon and Damien were friendly and made us feel very welcome, affording us access to produce from their allotment and indeed a couple of bottles of very nice red from their own vines. They really were a goldmine of information in terms of what to do in the local area with advice on best restaurants and bars, local places of interest, festivals, music venues, vineyards, walks etc.

The local historic town of Sarnano was beautiful and had plenty of hustle and bustle but was not touristy in the slightest. We ventured in most days and enjoyed great food and drink at various restaurants all of which were amazingly inexpensive. There were also some great little bars with live music and lots of atmosphere.

I would definitely recommend Villa San Raffaello as a place to holiday at, we will definitely go back.

Location

We spent over 3 years and viewed over 100 properties in Tuscany, Umbria and Marche before deciding on Villa San Raffaello. We felt that whilst there are many wonderful areas and views in Central Italy and in Le Marche, the house has the most amazing views of Sarnano and the Sibillini Mountains. Being keen lovers of the outdoors and of Italian culture we felt that Sarnano offered our visitors more than any of the other area because of its status as a Terme or Spa resort, the ski resort, the national park and its extreme sports, hiking and cycling opportunities- because of this Sarnano has an unusual buzz all year despite its medieval roots, consequently there are many ristorante, bars and Summer Festas. Its also a great location for accessing the many other beautiful surrounding towns. The big old farmhouse; whilst unloved and derelict when we bought it, had a number of interesting architectural features and many more were uncovered during the restoration. Being lovers of art and alternative culture it was a joy to bring the 34 rooms of the property back to life and to restore the key artistic elements. We had a great deal of fun planning the new layout of the interiors and hunting for artworks and antiques to furnish the accommodation. The landscaping of the gardens was a dilemma as the property’s jaw-dropping views mean that less is more. We have added the large pool with an 80m2 sun deck to the brow of the hill, the land that rolls down away from the villa and the pool has been used for a vineyard and extensive vegetable garden for guests use and there are 6 other shady alfresco eating areas that all seat 6 or more. A central feature of the property is the Cortile or indoor courtyard garden, this had been the cow stall and hay barn above, during the restoration the roof was removed to create a cool indoor space for guests with a balcony above for budding Romeos and Juliets.

The dramatic landscape, with a highest peak of 2500metres, flower filled plateaux and the rolling hills below, offers an ideal location for walking, cycling, photography, drawing and painting. The Sibillini National Park has organised tours and treks throughout the spring, summer and autumn months and have numerous predefined itineraries available

•Abbadia di Fiastra-(20mins-take the SS78 towards Macerata) A Cistercian monastery founded in 1142, the building material was taken from the near Roman city “Urbs Salvia” whose farmland stretched 30km to the coast in medieval times. Today the surrounding parkland is still cultivated by the monks and wines and other produce is on sale to the public, there are two very good well priced restaurants, and the monastery, an archaeological museum and beautiful nature reserve is open to the public.

•Urbisaglia (20mins-take the SS78 towards Macerata)- adjacent to abbadia di Fiastra, this impressive Roman site provides free tours of its frescoes, theatre and amphitheatre, which was water filled and where slaves fought on boats (shall I be cut to ribbons or drowned)-

•Ascoli Piceno (40mins)- The city is dominated by numerous medieval towers and the Piazza del Popolo which is tiled with travertine and undoubtedly one of the most elegant squares of Italy. An amazing array of Gothic architecture, great riverside walks, shopping and art galleries, plus some wonderful bars to sample the local Piceni wines.

•Caldarola (15 mins) is dominated by the Pallotta castle, started in the 9th Century and transformed in the 16th by the Pallotta family, who still own the castle and now open it to the public, there are also 3 other castles in the surrounding countryside •Camerino (30mins) - This panoramic university hill town has a history that goes back to Neolithic times. It has remained unchanged since its Renaissance heyday, when the local Da Varanno family governed much of surrounding Le Marche. Imposing churches, palaces and art plus lovely gardens, outdoor cafes and some great shops.

•Amandola (15 mins)- This touring centre for the national park has a wonderful Gothic piazza, sit in one of the bars there and watch the world go by, or try getting up and sampling the museum of rural history.

•Macerata (30mins)- Has a number of central piazzas with stunning architecture, a beautiful theatre, Duomo, art gallery and museums of carriages and the unification of Italy/ wartime resistance. There are also a variety of tempting shops and some lovely bars and ristorante.

•Tolentino(20mins)- This vibrant medieval city is home to the shrine of St Nicola, and some amazing architecture including an ancient Roman bridge and a bizarre clock tower in the main square and the nearby 12thC Castello della Rancia.

Hells Gorge & the Hermit

Visit a real live hermit in one of Italy’s most stunning Gorges, he’s really friendly despite living alone and constructing an amazing church for the last 35 years. Frasassi (90mins). This awesome network of underground limestone caves is the largest in Europe and a must see for any visitor.

Lake Fiastra (20 mins) Lovely lake set in the heart of the mountains. Theres a beach, you can hire boats and quad bikes, there a couple of little trattorie and a bar.

1. Booking
Please contact us to confirm availability. Once availability is established to confirm your booking a deposit of 30% of the total price is payable within 5 days (50% within 8 weeks of booking). On receipt of the deposit we will send you booking confirmation which establishes our contract with you. We ask you fully check this confirmation, on receipt, as it is your responsibility to advise us of any inaccuracies. Making a booking is considered to be an acceptance of the Terms and Conditions.

2. Payment
To confirm a booking, as stated above, a deposit of 30% of the total price is payable. The balance must then be paid a minimum of 8 weeks prior to arrival. A cancellation within the 16 weeks of the arrival date will lead to a loss of the deposit, a cancellation within 8 weeks of the arrival date will regrettably result in the loss of the whole amount paid.

Upon arrival a deposit of €200 must be paid to the owner or keyholder of the property which is repayable (less any deductions for breakage and central heating) on the day of departure following a full inventory check of the apartment.

5. Damage or injury
We do not accept liability for damage to person or property.

6. Care of property
You are responsible that the holiday villa is left in the same state of cleanliness and repair as found on arrival. Any loss or damage to the property or fixtures and fittings caused by you will be deducted from the deposit.

7. Price
Our prices include the cost of electricity, water,cooking and washing gas, linen and towels. Heating is not included.

8. Arrival & departure times
The earliest arrival time is 4.00pm and we also ask that you leave the house by 10.00am on your departure date to enable cleaning and preparation for the next guests.
9. Other Information
Pool is open from early May until end of Sept (weather permitting).

  • 50% refund for cancellations more than 7 days before check-in date.

The views from Villa San Raffaello are absolutely incredible, access is via a tarmac road (not a white road that aids oil sump removal) and we are a stones throw or 10 min walk into Sarnano, one of the most beautiful towns in Italy. But Sarnano is not your usual sleepy medieval Borgo, it is a famous Spa town with a nearby ski resort and has over 20 ristorante, many bars, great delicatessans, 8 butchers, an enormous weekly market, 3 late music bars, crazy golf, football, tennis, basketball pitches and is home to a great array of cultural events throughout the year. The views beyond Sarnano extend to the Sibillini Mountains with 20 peaks over 2000m, the National Park actually starts 500m from the Villa and we have many itineraries to help you hike into and explore this wonderful landscape that is punctuated with a myriad of medieval villages. Sarnano is also extremely well placed for visits to mountain lakes, the coast, Roman excavations, caves, dramatic gorges, many museums, theatres and important medieval towns such as Tolentino, Macerata, Camerino, Ascoli Piceno, Fermo, Ancona. The Villa is also well served by 7 airports within 3 hours We put our hearts into the restoration & reused many original materials, everywhere we could we tried to add something quirky that would add interest. The landscaped gardens include pergolas, courtyards and outdoor eating areas. A vineyard has been planted and there are numerous hammocks hung amongst the vines for guests relaxation. Every year we plant a large herb and vegetable garden for guests to help themselves from, we also have hazel and walnut, fig, pear, apple, peach, plum and cherry trees. We also have wifi over 100 music Cds per apartment, a large DVD library and suggestions for tours of shopping outlets, tours of wine cantinas. We also provide a range of guided tours, organised days out and art and craft holidays.
