Ideally Located, Spacious, Elegant Apartment Next To Beach, Shops & Restaurants

We have recently bought and furnished this unique property 10 seconds walk from the beach and are excited about sharing our love of Menton with our guests. This exceptional, prestigious apartment is located in the magnificent and only 19th century 'Belle Epoque palace' private residence in Menton which is right on the seafront. It is ideal for families but also for couples (10% discount, except at peak times).

The luxurious gated residence 'Le Regina', with its own tropical gardens, boasts two entrances: the front double-gate which opens from the gardens onto the beach promenade; and the rear entrance through the marbled period lobby opening onto the charming, main pedestrian street and pastel colours of the Old Town.

The two-floor apartment is situated in the recently refurbished wing to the main palace residence, formerly a grand hotel. Overlooking the manicured gardens to the residence, the apartment is a tranquil haven and yet next to the beach, shops (including 2 mini-supermarkets: Carrefour Express and Casino), chemists, a great choice of restaurants, the daily covered market, ATM machines, a cinema and other amenities including a beauty salon and hairdressers.

The gardens in the Residence enjoy a variety of tropical palm trees, mimosas and citrus trees which in season are laden with oranges, lemons and grapefruit.

In the apartment, there are sea views stretching to Cap Martin from both the living/dining room and the master bedroom windows.

The air-conditioned living and dining room has exceptionally high ceilings, parquet flooring, original period features such as cornicing and two sets of tall, broad double windows facing onto the gardens and letting in an abundance of natural light.

The newly-fitted Provençal style open kitchen is equipped to a high standard with a farmhouse sink, hand-made wooden and glass cabinets lit from the interior, an American fridge freezer, a large Smeg oven with a five ring induction hob, a Bosch dishwasher, a microwave, a De'Longhi vintage model toaster, coffee machine and kettle and all the requisite crockery, cutlery and utensils.

The air-conditioned master double bedroom is on the ground floor with parquet flooring and large double windows overlooking the residence gardens.

The second double bedroom as well as the twin bedroom, both air-conditioned and with wooden flooring, are on the upper floor.

Duvets and good quality bed linen are provided for all bedrooms. .

There are two newly fitted bath/shower rooms: a bathroom with sink, toilet, bidet and washer/dryer on the ground floor and a shower room with sink, toilet and bidet on the upper floor. Bathroom towels are provided (but not beach towels).

Unlimited free (and fast) WiFi is available. There is a fully WiFi integrated Sony flat screen TV offering numerous French and some English channels and a fixed line telephone for incoming calls.

On arrival at the residence, our representative Nathalie will be there to welcome you, show you around and hand over the keys. She will gladly answer any questions which arise and, on request will arrange for extra cleaning during your stay if required.

A car is not essential. From the apartment, one can easily walk to any part of Menton, and even to Italy (about 30 minutes walk to the Italian border).

However, if you do hire a car, the nearest covered car park, « Parking Hôtel de Ville », is about 3 minutes walk away from the apartment, near the town hall. Should you be interested in a securing a place in this car park, please let us know in advance so that our representative can reserve her car park badge for you (45 euro fee for the week).

Although you cannot park at the residence, on the day of your arrival and on the day of your departure, you can drive into the gardens of the residence and park next to the apartment to load/unload your baggage.

Nice airport is a 35-40 minute drive away from the apartment and, on request, we can organise a reliable taxi transfer to and from the airport (approximately 90 to 110 Euros each way depending on traffic).

There is also the regular Nice Airport Express shuttle service to/from Nice airport and Menton's central bus station.

The apartment is located 10 minutes walk from Menton's train and central bus stations which provide regular, reliable and comfortable (air-conditioned) bus and train services to the surrounding villages, towns and resorts in the mountains (Roquebrune Village, Saint Agnès, Gorbio, Castellar, Sospel and others) and along the coast in one direction: Monaco, Cap d'Ail, Eze, Beaulieu-sur-Mer, Villefranche-sur-Mer, Nice, Biot, Antibes, Juan-les-Pins, Cannes; and in the other direction to the Italian town of Ventimiglia, famous for its market, and linking to the rest of the Italian Riviera.

An 11 minute train ride from Menton takes you to Monaco-Monte Carlo

A 14 minute train ride from Menton takes you to Italy (Ventimiglia)

A 29 minute train ride from Menton takes you to Villefranche-sur-Mer.

We love the fact that Menton is located on the Franco-Italian border. Nicknamed 'The Pearl of France, Menton is a delight . It combines beaches, watersports, gardens, great restaurants, beautiful architecture, museums and is also a paradise for hikers . With the Alpine chain dropping into the sea, nearby walking trails offer some of the finest views of the French Riviera. Some start directly from the town and others from nearby villages such as Saint-Agnès, Gorbio and Castellar.

What makes this apartment unique

Queen Victoria and her retinue holidayed at this residence when it was a grand palace hotel and dined in the very wing where the apartment is located!

Absolutely amazing apartment on a perfect spot.

The apartment was even more lovely than the pictures showed. It was very clean, well-maintained and so nicely decorated. The assistant Nathalie was very helpful. One day, on a bank holiday, we managed to lock ourselves out but Nathalie and her handy husband solved the problem with a smile. We were so grateful. We fell in love with Menton and the apartment and would absolutely recommend it to anyone.

Lovely Autumn week in Menton.

We had a lovely week in Menton ( Me, my wife and three Children 18,17 and 14). The apartment is located directly at the promenade (10m to the beach) with restaurants, bars and shops all in walking distance. A couple of days we went out for dinner, but we also cooked in the kitchen of the apartment. The kitchen was well equipped and with plenty of worktop space so it was a pleasure to prepare dinner in this kitchen.The three bedrooms were large enough and with two bathrooms there were no discussions in the morning with our teenage kids. One of the best things was that we didn’t use our car the whole week because everything is in walking distance and we used the train to go to Monaco and Nice.

We had a lovely week in this well located and lovely apartment there is only one small downside and that is that the apartment doesn’t have a small balcony or terrace for summer mornings and evenings. But with the beach 10m away and the location in the middle of Menton that is just a really minor thing.

Communication with the owners of the apartment was great and the were really helpfull and arrival and departure was easygoing.

Overall a great apartment, well equipped, cosy and we had a great week.

Magnifique appartement

L'appartement de Sandra et Mark est aussi Beau que sur les photos ! Propre, confortable et super bien décoré. Il est super bien situé pour vivre à Menton et visiter la région même sans voiture car il y a le train et l,autobus pour circuler. La mer (la Grande bleue) est juste de l'autre côté de la rue ! Un atout, la gentillesse et là disponibilité de Nathalie qui s'est occupé de nous accueillir !! Elle était là à l'heure du rendez-vous et prend le temps de nous expliquer le fonctionnement de l'appartement! Nous la remercions !! Nous vous recommandons fortement la location de l'appartement de Sandra et Mark !!

Excellent apartment

We had a wonderful week in this elegant apartment. The excellent facilities were enjoyed by ourselves our daughter, partner and grandson and we all hope to return. The location is ideal, set slightly off the promenade so that there is no traffic noise and is convenient for the beaches , shops and market.

The Apartment was extremely clean and tidy. Everything provided for a relaxing stay.

My only slight concern was not being able to arrive at the apartment until after 5pm, which can cut short your holiday.

We can understand why guests may prefer to arrive at holiday accommodation earlier than 5pm. However, with back-to-back bookings (often the case), we need enough time to change the bed linen and towels, and thoroughly clean the apartment top to bottom so that it is spotless for the next guests (which you rightly appreciated in your review!). If guests arrive earlier than 5pm, there is always the option of safely depositing their luggage at the Hotel Westminster just next door to the apartment, where you can settle down for refreshments and a meal in its lovely gardens.

Perfect for a family

The appartment was very well kept and nice. Lots of space and with all facilities (dish washer, washing machine etc.). Only 20 meters to the beach and one minute from the town centre. The level of service and information was high, and we had god communication with the owners.

Nestled between Monaco & Italy, Menton has something for everyone: all-year-round sunshine, clear blue sea, exotic botanical gardens, good restaurants, culture & entertainment, beautiful architecture, a variety of water sports and walks along the coast or in the surrounding mountains.

Nicknamed 'The Pearl of France', Menton is the sunniest place in France! Sheltered on 3 sides by mountains, it is an excellent all year round destination due to its sub-tropical micro-climate enjoying an average 316 days of sunshine per year. Eating al fresco on the terraced restaurants facing the sea or in the charming squares of the Old Town can be enjoyed at any time of the year.

Italy with its pretty coves such as Balzi Rossi is only a 30 minute walk along the coast from the apartment as is, in the other direction, the beautiful Cap Martin leading to Monaco.

Menton is famous for several exquisite botanical gardens with sub-tropical & temperate flora which are a delight to visit: Val Rahmeh, Serre de la Madonne, Maria Serena, Fontana Rosa & Palais Carnolès.

A stroll past the artisanal shops on its main pedestrian street, past little squares, up its winding Medieval alleys & under its arches reveals Old Menton's red & yellow ochre Italianate architecture steeped in history.

There is an abundant variety of excellent restaurants, reasonably priced for the Côte d'Azur, lining the beaches, both marinas, lanes & little shaded squares of the Old Town. At the top end, the Mirazur is ranked 11th best restaurant in the world.

Family owned shops sell local produce such as hand-made ceramics, perfumes and oils extracted from citrus fruits. There is a lovely and lively 19th century daily covered market selling tasty local produce, beautifully displayed by farmers & producers from surrounding villages.

Menton is blessed with a variety of beaches. On its west side (and 10 seconds walk from the apartment) is a continuous 3 kilometre stretch of beautiful open, pebbly beach spanning the bay from Menton's old bastion next to the Jean-Cocteau Museum at one end up to Cap Martin at the other. A promenade runs along side it, lined with restaurants & cafes with outdoor seating facing the sea. At the end of the promenade begins the spectacular coastal 'Promenade Le Corbusier' footpath hugging the coast around Cap Martin leading to Monaco.

On Menton's east side, a 7 to 9 minute stroll from the apartment, are the sheltered sandy beaches & coves approaching Italy where there is a diving centre & sailing/windsurfing centre offering a variety of water sports with lessons, including: water skiing, rowing, kayaking, kite boarding, windsurfing, sailing, fly boarding, jet skiing & water tubing.

From Menton's old port, 5 minutes walk from the apartment, Christophe the affable owner of the wooden boat the 'Brigantin' offers sea excursions along the coast either into Italian waters or Monaco. Catamaran trips are also available from the marina.

Land based sports facilities are aplenty, including the local tennis club 10 minutes by foot from the apartment.

Designated 'City of Art & History' by the French Ministry of Culture, Menton enjoys a lively cultural life: fascinating tours by specially accredited guides, concerts, museums and art galleries: Musée des Beaux-Arts du Palais Carnolès, Galerie d'Art du Palais de l'Europe, Musée Jean Cocteau, The Mentonnaise Faïences, Musée de Préhistoire Regionale, Cocteau's Salle des Mariages.

The famous, fabulous 3 week 'Fête du Citron' lemon festival takes place each February, during which parades featuring giant sculptures made of oranges & lemons are displayed in a fun carnival atmosphere. The 2 week Menton Festival of Music every August features open air evening classical concerts in the heart of the Old Town with spectacular views. There is also the Tango Dance Festival in July and other festivals & events peppering the calendar year.

Christmas & New Year in Menton is magical: the town is tastefully illuminated. There is an ice rink, a Christmas market & plenty of street entertainment & seasonal events.

Menton is a great location for day-trip skiing! There are numerous ski resorts within 1 to 1.5 hours from Menton: Valberg, La Colmiane, Limone (Italy), Gréolière les Neiges, Auron, Isola 2000 among others. In Menton, you really can enjoy a sun, seaside & mountain experience during the same day - wake up in the apartment, ski for the day and return in time to sip an aperitif back in Menton ...

It would be a pity to stay in Menton without visiting a few Medieval perched villages in the mountains nearby, real gems: Roquebrune Village, Gorbio,Saint Agnès, Castellar, Sospel, Castillon, Moulinet, Eze; and in Italy: Dolce Aqua, Apricale and Pigna (a mountain spa town with its thermal spring waters).

For cycling enthusiasts, we recommend the delightful 24km coastal cycle path along the Italian Riviera from San Remo to San Lorenzo al Mare. It's flat with restaurants along the way & bikes can be hired.

Please kindly note that to reserve our apartment, you will be required to pay a 50% deposit now. The remaining balance will be due 30 days prior to your check in.

To ensure that the apartment is kept in its excellent condition, we kindly require a breakage deposit of 300 €uros or £300 payable on arrival to our representative Nathalie. It is fully refunded upon departure provided the apartment is reasonably clean, tidy and in good condition without breakages or damage.

To ensure a high standard of cleanliness, we also ask for a compulsory end of stay cleaning fee of 90 €uros, to be paid in cash to Nathalie on arrival.

Regarding our cancellation policy, although we do not offer any refunds, any monies paid can be used as a credit towards a future stay (subject to availability of course).

Please note that we have a no guest policy for our apartment.
