We have recently bought and furnished this unique property 10 seconds walk from the beach and are excited about sharing our love of Menton with our guests. This exceptional, prestigious apartment is located in the magnificent and only 19th century 'Belle Epoque palace' private residence in Menton which is right on the seafront. It is ideal for families but also for couples (10% discount, except at peak times).

The luxurious gated residence 'Le Regina', with its own tropical gardens, boasts two entrances: the front double-gate which opens from the gardens onto the beach promenade; and the rear entrance through the marbled period lobby opening onto the charming, main pedestrian street and pastel colours of the Old Town.

The two-floor apartment is situated in the recently refurbished wing to the main palace residence, formerly a grand hotel. Overlooking the manicured gardens to the residence, the apartment is a tranquil haven and yet next to the beach, shops (including 2 mini-supermarkets: Carrefour Express and Casino), chemists, a great choice of restaurants, the daily covered market, ATM machines, a cinema and other amenities including a beauty salon and hairdressers.

The gardens in the Residence enjoy a variety of tropical palm trees, mimosas and citrus trees which in season are laden with oranges, lemons and grapefruit.

In the apartment, there are sea views stretching to Cap Martin from both the living/dining room and the master bedroom windows.

The air-conditioned living and dining room has exceptionally high ceilings, parquet flooring, original period features such as cornicing and two sets of tall, broad double windows facing onto the gardens and letting in an abundance of natural light.

The newly-fitted Provençal style open kitchen is equipped to a high standard with a farmhouse sink, hand-made wooden and glass cabinets lit from the interior, an American fridge freezer, a large Smeg oven with a five ring induction hob, a Bosch dishwasher, a microwave, a De'Longhi vintage model toaster, coffee machine and kettle and all the requisite crockery, cutlery and utensils.

The air-conditioned master double bedroom is on the ground floor with parquet flooring and large double windows overlooking the residence gardens.

The second double bedroom as well as the twin bedroom, both air-conditioned and with wooden flooring, are on the upper floor.

Duvets and good quality bed linen are provided for all bedrooms. .

There are two newly fitted bath/shower rooms: a bathroom with sink, toilet, bidet and washer/dryer on the ground floor and a shower room with sink, toilet and bidet on the upper floor. Bathroom towels are provided (but not beach towels).

Unlimited free (and fast) WiFi is available. There is a fully WiFi integrated Sony flat screen TV offering numerous French and some English channels and a fixed line telephone for incoming calls.

On arrival at the residence, our representative Nathalie will be there to welcome you, show you around and hand over the keys. She will gladly answer any questions which arise and, on request will arrange for extra cleaning during your stay if required.

A car is not essential. From the apartment, one can easily walk to any part of Menton, and even to Italy (about 30 minutes walk to the Italian border).

However, if you do hire a car, the nearest covered car park, « Parking Hôtel de Ville », is about 3 minutes walk away from the apartment, near the town hall. Should you be interested in a securing a place in this car park, please let us know in advance so that our representative can reserve her car park badge for you (45 euro fee for the week).

On the day of your arrival and on the day of your departure, you can drive into the gardens of the residence and park next to the apartment to load/unload your baggage.

Nice airport is a 35-40 minute drive away from the apartment and, on request, we can organise a reliable taxi transfer to and from the airport (approximately 90 to 110 Euros each way depending on traffic).

There is also the regular Nice Airport Express shuttle service to/from Nice airport and Menton's central bus station.

The apartment is located 10 minutes walk from Menton's train and central bus stations which provide regular, reliable and comfortable (air-conditioned) bus and train services to the surrounding villages, towns and resorts in the mountains (Roquebrune Village, Saint Agnès, Gorbio, Castellar, Sospel and others) and along the coast in one direction: Monaco, Cap d'Ail, Eze, Beaulieu-sur-Mer, Villefranche-sur-Mer, Nice, Biot, Antibes, Juan-les-Pins, Cannes; and in the other direction to the Italian town of Ventimiglia, famous for its market, and linking to the rest of the Italian Riviera.

An 11 minute train ride takes you to Monaco-Monte Carlo

A 14 minute train ride takes you to Italy (Ventimiglia)

A 29 minute train ride takes you to Villefranche-sur-Mer.

We love the fact that Menton is located on the Franco-Italian border. Nicknamed 'The Pearl of France, Menton is a delight . It combines beaches, watersports, gardens, great restaurants, beautiful architecture, museums and is also a paradise for hikers . With the Alpine chain dropping into the sea, nearby walking trails offer some of the finest views of the French Riviera. Some start directly from the town and others from nearby villages such as Saint-Agnès, Gorbio and Castellar.

What makes this apartment unique

Queen Victoria and her retinue holidayed at this residence when it was a grand palace hotel and dined in the very wing where the apartment is located!

Amazing apartment and location

Spent a week at the end of September 2016 in delightful Menton in this amazing apartment, which is perfectly located for the beach, shops and restaurants. Very spacious, extremely clean and tastefully decorated and furnished, this apartment has all the facilities that one would require, and the kitchen especially is very well equipped. Situated in a quiet, gated development, the gardens were very well maintained and attractive. The owners were a pleasure to deal with and very professional, and an added bonus was having Natalie and her husband - who manage the property - just around the corner on hand to offer assistance if/when needed. Menton is an ideal location for couples and families, with the nightlife based around the many restaurants. For people looking for a beach holiday, coupled with a traditional French town feel, look no further than Menton. Also in a great location to use as a base to explore the French Riviera further. We look forward to returning in the future, and would not hesitate to recommend this lovely apartment to anyone.

Perfect week

My family and I have just returned from a week in Menton in this wonderful apartment.I always take the time to write a review of any holiday I have and pick out all the positives and negatives,this time there won't be any negatives as everything about our stay was perfect .The apartment is amazing in the most wonderful location in a beautiful building and virtually on the beach.Extremely well stocked with everything you could need and spotlessly clean.Michel and Natalie were very nice and friendly as were the locals we encountered in Menton.I could go on and on with positives ,the prices in Menton,the abundance of restaurants,the weather ,the ease of booking and helpfulness of Sandra but I'll stop,go and see for yourself,Menton deserves a visit and La Regina is the perfect place to enjoy it

Gorgeous apartment in superb location

Le Regina apartment has everything. It is stylish and well equipped to a very high standard for six people. The owners provided a personal courteous service and responded quickly to any small query. The agent who met us at the property was very polite and helpful. On our arrival the apartment was cleaned to a high standard. In a superb location close to the beach, restaurants and town it is set in a beautiful quiet garden. We had a very comfortable stay, would love to return and would certainly recommend this apartment.

We spent a very happy holiday staying in this apartment in Menton. We have stayed in Menton very many times over the years, it being one of our favourite places, and this beautiful apartment could not have been in a better position both for the beach and the town. The apartment is spacious, modern and very clean and the charming Nathalie could not have been more helpful. We would not hesitate to recommend this accommodation. You will not be disappointed. Beautiful spacious apartment with a vue

This beautiful spacious apartment with more than the necessary appliances - of the highest standard - made our stay in Menton unforgettable . At our arrival a very nice lady gave us a tour of the apartment. During our stay she was available to contact at any time. The apartment couldn't have had a better location. Situated right across the Mediterranean on the front side and at the same time located in the center of old Menton one could still find total peace and rest inside this clean apartment with a lovely vue of a tropical garden. The airconditioning (installed in every room) was an absolute plus! We enjoyed the charming town of old Menton and were always happy to return to this ideal refuge to relax.

Amazing, bright, light and so central

My family and I spent 10 days in Menton to celebrate my mothers 70th birthday, we stayed in this apartment, it was as it looks in the picture, it felt brand new and very luxurious. The apartment is directly on the sea front, a bar just outside the electric gates, very well maintained gardens. We felt like royalty, and we will definately return. Fees No additional mandatory fees

To ensure that the apartment is kept in its excellent condition, we kindly require a breakage deposit of 300 €uros or £250 payable on arrival to our representative Nathalie. It is fully refunded upon departure provided the apartment is reasonably clean and in good condition without breakages or damage.

We also ask for the end of stay cleaning fee of 90 €uros to be paid to Nathalie on arrival.

The above rates are for 3 to 6 guests.

A 10% DISCOUNT IS OFFERED FOR ONE COUPLE OCCUPYING THE APARTMENT EXCEPT PEAK TIMES

A 50% deposit is required to make a booking, payable by cheque, bank transfer or Paypal. The 50% balance is payable 1 month prior to arrival. Receipt will be promptly acknowledged.

Guest cancellations: all payments made shall be applied as credit towards any future stay.
