Luxury Villa with private swimming pool, set in enchanting countryside above the acclaimed UNESCO Heritage city of Noto .

A restored Sicilian farmhouse, the villa sits on a site of antiquity, its charm lying in the combination of ancient and modern. Refurbished respecting the local architecture and using traditional materials, it is styled accordingly. Typically thick walls and high ceilings keep the villa naturally cool and fresh. There is a beautiful covered veranda with an outside dining area adjacent to the kitchen. The pool and garden blend sympathetically into the native landscape and gorgeous views over the surrounding hills complete the rural idyll.

Chill on the verandas or stroll in the grounds of the 3 hectare estate stopping to relax in the shade of an old olive or carob tree.

While this country retreat makes for complete relaxation in itself, the surrounding area also has much to offer: Walkers will love the footpaths marked out around the ruins of Noto Antica and spectacular Cava Grande Nature Reserve where you can hike and ultimately swim in the natural pools and gorges shaped into the rock by the water. Golfers will welcome the opportunity to play at I Monasteri Golf Club only 20 minutes away. Foodies should head for the colourful fishing village of Marzamemi. And then there are the beaches, including those around the wildlife oasis of Vendicari, on which the Bay of Noto’s reputation as a seaside resort is founded.

This villa has something for everyone and can even accommodate extended family if required. A separate annex is exclusively available to guests renting the main house if arranged with the owner at time of booking (please contact owner for details in the first instance).

Location, location: Fell in love with the place the first time I visited. Looking at our reviews and comments in our guest book, it seems to have that general effect!

What makes this villa unique

The benefit of being in the hills, the peace, tranquillity and cooling breezes coupled with the proximity to the Baroque splendour of Noto and the sea beyond. I am an Island person myself and I get restless if I am more than a short distance from the shore.

A relaxing retreat.

It is difficult to add to the comments and recommendations of previous visitors. My wife and I stayed at the villa after 8 days circumnavigating the island and taking in the key sites and cities that we had wanted to visit for some time. We were joined for the week by our younger daughter and it was the ideal antidote and contrast to our previous week.

The villa is comfortable and well equipped without being precious. The pool is a bonus. The rural location and extensive grounds ensure that one can relax without the distraction of adjacent urban life. Noto Antica is a short walk away and clamouring over its remains is a surprising treat. Yet Noto is only a short drive away for a relaxed evening of ambling, stopping for a drink or gelato or a bite to eat.

As others have noted, various historical sites and towns are within comfortable driving distance. We visited Scicli and on another day Marzamemi, a former fishing port on the coast. It is only about 30 minutes away with abundant restaurants around the square or looking out to the sea. Ideal for a lazy lunch. We enjoyed swimming in the warm sea too.

Although driving between towns can be done by map, a sat nav is very useful when travelling through or around an old town. And hire a smaller rather than larger car - they are more comfortable in narrow streets limited by random Sicilian parking!

Ultimately, the villa was a very comfortable place to be. We would return and would recommend to friends.

Perfect place and location

Villa Terzuoli is a deceptively well designed retreat with the best of both place and location high on the Iblei plateau. There are three parts to the place: a big covered porch facing south to the long drive and west across a ravine to the ruins of the city of Noto Antica on the hill opposite. Here you eat outside in the covered exterior dining area that sits between the old and new parts of the house. The thick-walled old part where the bedrooms are is cool in the evenings and there's quiet efficient air conditioning for hot Summer nights. The house is simple and well furnished - you won't spend much time in it though, except when sleeping. Behind the house is a well-kept garden with ancient olive and fruit trees giving plenty of shade, with Sicilian dry stone walls surrounding a long swimming pool. The whole is surrounding by a few acres of land with olive, cyprus and prickly pear and a fence that keeps out the goats.

There are a few houses and farms along the narrow road and half a mile away the 18thC Scala del Paradiso convent, on the way to Noto. The Cavagrande de Cassible gorge is 15 minutes drive away, then a 30 minute 850ft descent to the best swimming you can possibly get in the string of little lakes along the canyon floor. There are both wild and tame beaches within 30 minutes drive in the Vendicari (Calamosche or Eloro), San Lorenzo (Agua beach club) and Lido di Noto (try the Hosteria del Mare beach/restaurant). Noto is the most elegant baroque city in SW Sicily, comes to life at night, with good eating, both traditional and modern local food (Crocifisso is excellent). This location is good for exploring to the South East (Noto and Syracuse), less good for Ragusa, Scicli and Modica but they're still accessible as an easy day trip with a dramatic drive through the Iblei mountains via Palazzolo and Giarratana.

We hired good road bikes from Syracuse (ciclofree.it) delivered to the house - cycling over the Iblei is fabulous, with views on Etna on a clear day. Mind the potholes and the cows.

An idyllic home in the hills, piece and quiet .

If you want to get off the world for a break, this is the place. Beautiful home, comfortable bed with luxury bed linen, thick fluffy towels, thoughtful extras like shower gel (jo malone).

The kitchen is fully equipped .

Very comfy lounge, not that we used it much, the pool is in just the right place, sun and shade.

The city is stunning, as is the local wine and ice cream!

The beaches are beautiful, so is the sea.

I would strongly recommend Jan's home, i was very happy staying there and I hope to go back.

Lovely outdoor pool area- excellent pool.

Comfortable and well equipped. Both bedrooms interconnect so have to go outside to access the rest of the house if you don't want to disturb the other occupants. It wasn't a problem for us though.

Great area to explore. Wonderful views from the house and stacks of space around the house. We had s great week staying here.

Excellent villa with lovely gardens

Excellent villa - enjoyed stay from start to finish. Arrived tired, wine and food-less, only to find a good bottle of red, some pasta and a pasta sauce waiting for us in the kitchen.

House very comfortable and well equipped. Extensive gardens, with hundreds of wildflowers including orchids. Hoopoe on the TV aerial. Swallows skimming the swimming pool.

Easy walk to Noto Antica, the ruins of which can be seen from the gardens and within easy reach of Noto, Syracuse and (relatively easy reach of) Ragusa.

Great stay, highly recommended.

Sicilian Retreat

Villa Terzuoli is an estate in the hills outside Noto in South Eastern Sicily.

As you drive through the electric gates and up the driveway you enter a private world of your own. Neither the Big House nor the Small House (as they might be identified) is a palace but, rather, both are comfortable bungalows in a traditional style. It's hard to know how old the buildings are because they feel part of the landscape and invite you to be comfortable within it whether you want to lie in the shade looking at the view or escape the heat (fierce in high summer) indoors. Behind the two houses there is a beautiful swimming pool, long enough to allow for good lengths to be swum, if that's your thing, but set with a view that just invites contemplative idling. In the mornings and the evenings the swifts dart and swoop and as it gets darker the bats replace them.

This is all set in grounds that are not municipal parks but like the hills around, except with added fruit trees, so that you can, in season, find fruit and herbs for the table or take a basket and have a picnic a walk away from the house, as you look across the valley or at the ruins of Noto Antica with nothing to hear but the birds, the goats, the occasional dog or donkey, maybe the monastery bells - timeless Sicilian sounds.

If you fancy a change - even an idyll needs a contrast sometimes - Noto is nearby, a picturesque drive away, and is a spectacular Baroque confection - one of Sicily's most spectacular and loveliest with lots of restaurants and shops and places to get a gelato as you enjoy the passegiata or take a break from climbing the stairs to see the views.

That's the lyrical joy of being there. On a practical level both the Big House and the Small House do have what agents might call "all-modern amenities", certainly they are comfortable inside and out. They both have good kitchens and bathrooms and comfortable furniture whether in the cool inside or the shade of their terraces. Vitally too (not just for teenagers) there is good wi-fi inside and on the terrace of the Big House.

When we arrived the house had been made up for us and there was a helpful pack of instructions and basic provisions but you will want to have shopped for the food and other provisions that you need before you arrive. If you are coming from the airport in Catania you will pass a number of useful hypermarkets and it is a good idea to take advantage of them.
