About the property

Located in the heart of the Maremma, in southern Tuscany, Le Capannacce sits alone on a hilltop with wide open views of wooded valleys, olive groves and distant villages. The house is a 'podere' or farmhouse that dates back to the mid 18th century, now lovingly restored with many of the original details preserved. The property is surrounded by hundreds of hectares of private reserve.

There are six spacious double bedrooms, each with bathroom en suite; a huge kitchen; four terraces, three living rooms, a dining room, a library, a games room and a swimming pool. Both floors of the house boast beautiful wooden beam ceilings over 14 feet high.

French doors positioned all along the ground floor of the house open onto the terrace which remains shaded throughout the heat of the day. A long marble dining table beneath a vine-covered pergola seats 14. A small terrace off the kitchen with table and chairs provides a shaded spot for breakfast in the early morning.

A large fireplace, two wood-burning stoves and a biomass-powered central heating system keep the house warm during cooler months. Solar panels provide hot water 6 months of the year. Radiators can be adjusted remotely with wifi-controlled thermostats.

Wireless Internet is available in every room in the house and in many of the outdoor areas around it. Apple TV with Netflix, HBO, iTunes, AirTunes wireless streaming avail on multiple stereos.

Le Capannacce is a full service villa. Our housekeeper cleans the house daily, makes the beds and provides a laundry service for our guests. The pool is cleaned daily and our gardeners maintain the property on a weekly basis.

Two hectares of private garden surround the house, dotted with potted flowers, an olive grove, and a cypress-lined drive. Hammocks hang in the trees all around the garden. Tables and chairs are sprinkled around in the shade for cocktail hour and card games.

The outbuildings house a large covered terrace adjacent and open to the pool, with daybeds and a dining table. The swimming pool measures 10m x 6m and is surrounded by beds of lavender and rosemary. Our many loungers can be positioned anywhere on the travertine surround.

An outdoor shower with hot and cold water, and a changing room are just off the pool, on a small terrace around the corner.

Also located in the outbuildings is our outdoor kitchen. Between the travertine countertops sits a 200 year old brick oven, ideal for baking bread and pizza. A large traditional BBQ grill insert is also on hand in the kitchen which comes fully equipped with refrigerator and 6-burner stove top.

A full range of catering services is available upon request.

Games include ping pong and trampolining.

Shaded parking is available for up to four cars.

Why Owner chose Civitella Paganico

When our parents discovered Le Capannacce in the 1980s, it had been uninhabited for more than half a century. They fell in love with this overgrown old ruin and bought the place while we were still living in England. They spent years restoring the house and outbuildings, carefully preserving many of the original details. Thanks to all of their passion and dedication, our friends and family have been enjoying this very special place for almost thirty years. In order to be able to maintain it, we work hard to rent it out every year. Nothing makes us happier than being able to share Le Capannacce with others. This is a real home filled with our beautiful things and that's what makes it stand apart from many other rental properties.

What makes this villa unique

The house and garden sits on an enormous private estate, home to the local landowners, their tenants and farmworkers. One of the loveliest things about your stay here is the private, peaceful environment that the location affords, and the ability to roam at will across the hills and valleys of the estate on many amazing walks that all begin outside our front door.

The location itself is unrivaled in terms of access to a plethora of sights and landmarks. Within 45 minutes or less, guests can be surveying the Apennine mountain range from the summit of Monte Amiata or lounging on the beautiful beaches of the Maremma coastline. The ability to make easy day trips to Siena, Rome, Florence and Montalcino and be back in the serenity of the house and garden in time for dinner are what combine to make Le Capannacce a destination our guests have enjoyed returning to year after year.

  • All six bedrooms have en-suite bathrooms. The upper floor of the house has four bedrooms, two on either side of the upstairs living room. All have large windows, mosquito nets and wooden shutters. All have dressers and wardrobes with ample storage space. The outer bedrooms have windows that face both north and south, with exquisite views over the surrounding hills and valleys. For those who don't wish or are unable to climb the stairs, the ground floor bedroom is very accessible, self-contained and private with it's own French doors. The sixth and final bedroom is also located on the ground floor. This is a smaller room, with it's own private entrance, also with bathroom en-suite. All rooms are fitted with fans for the summer months, and all have radiators powered by the central heating in winter.

A beautiful, authentic gem

We came to Le Capannacce to celebrate a family birthday. Three generations of our family immediately felt at home here, with ample space for the 9 of us for the week. The views are so lovely that opening the shutters of a morning always caused a moment's pause. The location is wonderful - near enough to everything to make exploring a pleasure, far enough from everyone to feel the area is entirely your own. The staff were outstanding - friendly, knowledgeable and efficient. The meals, which we opted for most evenings, were based on local traditions and absolutely delicious. The pool offered a lovely spot to burn off some of the extra calories! Le Cap is a very special place. We had a wonderful time.

Twelve of us, including family and friends stayed at Le Capannacce for a week. The villa was more beautiful than I could ever have imagined. Our bedrooms were large, full of character and comfort. Each room had an ensuite. The view from my bedroom window made me feel like a princess. The kitchen was a dream for anyone who loves to cook. The location was great; close to a number of villages like Paganico, and larger towns such as Montelpuciano, Montalcino and Sienna, and not too far from the sea. We visited them all and more. We went grocery shopping in Paganico followed by espresso and pastries at a cafe in the square.

We usually went out in the mornings to explore, followed by lunches at local trattorias, then a laze by the pool in the amazing pool house, or in a hammock under the trees, followed by drinks and dinner cooked in the kitchen or in the wood fire oven in an open building near the pool. There were numerous places set up to eat dinner outside, each with spectacular views. The stars were brilliant.

We met the very charming owners Joshua and Katharine who were there to greet us and settle us in. They gave us lots of information and restaurant recommendations which were spot on. They don’t live at the property, but there is a cleaner and a very friendly caretaker who drop by daily to see all is ok. He helped us set up the outdoor oven to cook lamb on the coals the following night. Iwould not change a thing about this magic villa or the wonderful week we had. Although we live in Australia so try to vary our destinations when we travel to Europe, I will make an exception and return to Le Cap as often as I can. I definitely recommend this place to anyone who wants to experience someplace very special. (You’ll see a few famous people have had the good fortune to holiday here, and have left great reviews in a visitors book we found in the villa).

We stayed from 20 August to 2 September 2017. Our group ranged in size at varying times between 5 and 12 people. The house never felt crowded. There is plenty of space, both within the house and in the grounds, to relax and play. The property is very well-equipped and the house manager and staff (Ekki, Marianna) look after it very well. We also opted for 5 of Valeria's meals to be cooked for us and we were not disappointed! The property is well-situated - we visited Florence, Siena, Pisa, Pitigliano, San Gimigniano and the Bagni San Filippo but there are many, many more places to visit. You can be guided both by the detailed house notes and by Ekki, who also gave us a very informative olive oil tasting session. We enjoyed lazing by the pool and reading books from the impressively-stocked library. The more energetic among us played table tennis, football and frisbee. Beds were very comfortable; all 6 bedrooms were very spacious, with high quality en suite facilities. Cooking facilities were excellent, too. So many coffee pots! We really, truly loved our stay and will be back. Tip: the road to the house is bumpy. You need a car that does not have low ground clearance!

Beautiful farmhouse with outstanding views

Having read the description, as we drove up to the house I felt as if I already knew the property. It lived up to the description and exceeded our expectations. The house has been beautifully restored, retaining its original character. Set on a hill, the views in all directions are breathtaking and there is lots of space to roam in the area around the property. We were a family of 9, from 4 to 75 years celebrating a big birthday and the accommodation was ideal for us. The little ones loved the books, toys and games, as well as the football and frisbee in the evenings after the heat of the day. A car is essential, and there is a variety of interesting places to visit within a 40 minute drive. Everyone enjoyed the swimming pool and Valeria provided delicious evening meals for all of us. The peace and tranquillity are magical and I would love to go again.

Well maintained, great location, wonderful.

We had fabulous multigenerational family week. The location is is ideal to explore southern Tuscany. There is plenty of room for 8. It is very well maintained. Although the week was very hot and dry, the villa was adequately cool at night. the owner and daily help were most pleasant.

Located in the heart of the Maremma, in southern Tuscany, Le Capannacce is ideally placed for any number of enchanting day excursions. It's 2 hours north of Rome, 45 minutes southwest of Siena, and 90 minutes southwest of Florence. Beautiful Maremma beaches can be reached within 40 minutes drive from the house.

Other places of interest closer to home include Pienza, Montepulciano, Montalcino (the home of Brunello wine) and Monte Amiata. The hot springs of Saturnia, Petriolo and Bagno Vingone are all within an hour’s drive. The excavated Etruscan town of Rosele, with it's tombs intact, is only 20 minutes away by car.

The local village of Paganico, only 6 minutes drive away, has an excellent bar and gelateria, good inexpensive restaurants and comprehensive shopping. There is also a tennis club (no membership required). Bank and ATMs, hardware, post office, international newspapers are all available.
