Stunning 18th Century Hilltop Farmhouse with pool and incredible views

Located in the heart of the Maremma, in southern Tuscany, Le Capannacce sits alone on a hilltop with wide open views of wooded valleys, olive groves and distant villages. The house itself is an old 'podere' or farmhouse that dates back to the early 18th century, now lovingly restored with many of the original details preserved. The property is surrounded by hundreds of hectares of private reserve.

There are six spacious double bedrooms, each with bathroom en suite; a huge kitchen fully equipped for passionate cooks; four terraces, three living rooms, a dining room, a library and a games room and a swimming pool. Both floors of the house boast beautiful wooden beam ceilings over 14 feet high.

French doors positioned all along the ground floor of the house open onto the terrace which remains shaded throughout the heat of the day. There, under a vine-covered pergola sits a long marble dining table which comfortably sits 14. A small terrace off the kitchen with table and chairs provides a shaded spot for breakfast in the early morning.

A large fireplace, two wood-burning stoves and a biomass central heating system keep the house warm during cooler months. Solar panels provide hot water 6 months of the year. Radiators can be adjusted remotely with wifi-controlled thermostats.

Wireless Internet is available in every room in the house and in many of the outdoor areas around it. Apple TV with Netflix, HBO, iTunes, AirTunes wireless streaming avail on multiple stereos.

Le Capannacce is a full service villa. Two maids clean the house, make the beds and provide a laundry service for our guests every morning, Monday through Saturday. The pool is cleaned daily and our gardeners maintain the property on Saturdays.

Two hectares of private garden surround the house, dotted with potted flowers, an olive grove, and a cypress-lined drive. Hammocks hang in the trees all around the garden. Tables and chairs are liberally sprinkled in the shade for cocktail hour and card games.

The outbuildings house a large covered terrace adjacent and open to the pool, covered with daybeds and a dining table. The swimming pool measures 10m x 6m and is surrounded by beds of lavender and rosemary. Our many loungers can be positioned anywhere on the travertine surround.

An outdoor shower with hot and cold water, and a changing room are just off the pool, on a small terrace around the corner.

Also located in the outbuildings is our outdoor kitchen. Between the travertine countertops sits a 200 year old brick oven, ideal for baking bread and pizza, and roasting meat and veg. The kitchen is fully equipped with gas burners and a refrigerator. A more traditional grill is steps away.

A full range of catering services is available upon request.

Games include ping pong, a trampoline, darts and boules.

Shaded parking is available for up to four cars.

Fantastic stay

We were a family of eleven that stayed at Le Cap between 7/9/16 and 7/16/16. Our experience was glorious. The property has everything you need for a wonderful experience, space, comfort, fantastic views, swimming pool, separate bathrooms and a wonderful outdoor shower, all within easy drives to beautiful Tuscan towns. Our week started with gifts from Josh the owner and a welcoming toast for our stay and ended with a fabulous meal prepared by a local cook. Ekki the grounds keeper could not be more helpful and suggested many interesting things to do. We will all cherish our stay, and hope to return in the future, many thanks to you Josh. Gary G

It Doesn't Get Any Better Than This

We were a family of 8, spanning 3 generations, celebrating our 50th Wedding Anniversary during a glorious July week at Le Cap. This property was the stuff of dreams: meticulously restored and furnished; 6 bedrooms + baths so we could all spread out; original walls and construction that bespoke earlier eras; an amazing pool house/pool/deck; and, most all, a hilltop location with cypresses and olive trees and views in every direction that were truly transporting. Ages 7 to 77 were continuously enchanted and, truly, will never forget our week there with family.

All conveniences, not to mention fabulous restaurants amidst sunflowers in countryside and sophisticated cuisine in historic hill towns, were within easy drive. The owner has provide numerous recommendations not to mention the services of a gourmet cook who will serve on site underneath the pergola at sunset.

most wonderful place

we have come to the house now for four years in a row and had an unforgettable time every year! The house is beautifully furnished, classy, very clean and extremely spacious, leaving lots of room for everybody. Its extremely well equipped, especially the kitchen, leaving no wish unfulfilled. Around the house, one finds a beautiful patio on one side and the pool and poorhouse on the backside of the house leaving lots of space für relaxing together, playing games on the lawn or in the water or for quiet reading time. On top we were always spoilt by the lovely house help who takes care of anything needed. We particularly loved the location on top of a lonely hill, away from traffic and touristy cities. This really makes it such a special place were you can enjoy the heat of the tuscan sun without being distracted by anything. All in all its the most wonderful place to spent the holidays at!

Hands down the best holiday we've ever had!

This is that rare kind of vacation experience: an exquisitely beautiful house and garden which feels lived in yet totally uncluttered; amazing service from the charming housekeeper who also prepares exquisite meals; the most serene, private, naturally beautiful location with the ability to reach many of the wonderful Tuscan sights within an hour's drive. We ended up spending most of our time at the house because we just didn't want to leave it was so great. We were unsure about Tuscany again after bad experiences in past years with overpricing and overcrowded destinations. Le Capannacce has restored our faith in this beautiful corner of the world! The only thing that wasn't perfect was the weather. Hopefully we'll have better luck when we return next year!

From the Owner

When our parents discovered Le Capannacce in the 1980s, it had been uninhabited for more than half a century. They fell in love with this overgrown old ruin and bought the place while we were still living in England. They spent years restoring the house and outbuildings, carefully preserving many of the original details. Thanks to all of their passion and dedication, our friends and family have been enjoying this very special place for almost thirty years. In order to be able to maintain it, we work hard to rent it out every year. Nothing makes us happier than being able to share Le Capannacce with others. This is a real home filled with our beautiful things and that's what makes it stand apart from many other rental properties.

Located in the heart of the Maremma, in southern Tuscany, Le Capannacce is ideally placed for any number of enchanting day excursions. It's 2 hours north of Rome, 45 minutes southwest of Siena, and 90 minutes southwest of Florence. Beautiful Maremma beaches can be reached within 40 minutes drive from the house.

Other places of interest closer to home include Pienza, Montepulciano, Montalcino (the home of Brunello wine) and Monte Amiata. The hot springs of Saturnia, Petriolo and Bagno Vingone are all within an hour’s drive. The excavated Etruscan town of Rosele, with it's tombs intact, is only 20 minutes away by car.

The local village of Paganico, only 6 minutes drive away, has an excellent bar and gelateria, good inexpensive restaurants and comprehensive shopping. There is also a tennis club (no membership required). Bank and ATMs, hardware, post office, international newspapers are all available.

The house and garden sits on an enormous private estate, home to the local landowners, their tenants and farmworkers. One of the loveliest things about your stay here is the private, peaceful environment that the location affords, and the ability to roam at will across the hills, valleys and woodlands of the estate on many amazing walks that all begin outside our front door. The location itself is unrivaled in terms of access to a plethora of sights and landmarks. Within 45 minutes or less, guests can be surveying the Apennine mountain range from the summit of Monte Amiata or lounging on the beautiful beaches of the Maremma coastline. The ability to make easy day trips to Siena, Rome, Florence and Montalcino and be back in the serenity of the house and garden in time for dinner are what combine to make Le Capannacce a destination our guests have enjoyed returning to year after year.

  • All bedrooms have en-suite bathrooms with full-size bath, shower and bidet. The upper floor of the house has four bedrooms, two on either side of the upstairs living room. All have large windows, mosquito nets and wooden shutters. All have dressers and wardrobes with ample storage space. The mattresses are less than a year old and very comfortable. The outer bedrooms have windows that face both north and south, with exquisite views over the surrounding hills and valleys. For those who don't wish or are unable to climb the stairs, the ground floor bedroom is very accessible, self-contained and private with it's own French doors. The sixth and final bedroom is also located on the ground floor. This is a smaller room, with it's own private entrance, also with bathroom en-suite. All rooms are fitted with fans for the summer months, and all have radiators powered by the central heating in winter.
