Classic Cornish Granite barn in a beautiful rural landscape.

The Granite Barn is a beautiful farm building which have been converted to the highest standards. It forms the focus of a traditional small farm, (Little Goonreeve Farm) which has hardly changed since the 1950’s.
The Barn sleeps up to six in three separate bedrooms. The living area is upstairs to take advantage of the double height space and views. The large space has a separate dining area and a fully equipped chef's kitchen. Ideal for entertaining.
The master bedroom has a king size bed and an ensuite bathroom. The second and third bedrooms have either king size double beds or 2 single beds each. The luxurious family bathroom gives a welcome sanctuary.
Dogs are welcome in this properties. There is a charge of £25/dog and owners must adhere to the dog rules supplied.
There is a private garden and open access to 20 acres of beautiful farmland.
Little Goonreeve farm is on the Mylor peninsular between Falmouth and Truro in an area of rich farming country with rolling green grazing pasture. We are well placed to enjoy the amazing attractions which Cornwall has to offer.
Our farm is nestled in the Mylor downs, within the rich rolling hills of the Mylor peninsular, bordering on the stunning coastline 'The Carrick Roads' which provides some of the best sailing and water sports in the country. The location is rural but placed within a short drive (5 miles) of Falmouth or Truro with interesting shopping, cafes, cinemas and local amenities. It's an ideal Mid Cornwall base for visits to the usual attractions of the Eden Project, surfing beaches on the North coast, and the wilds of the Lizard Peninsular and further west to St Agnes and Zenna. Close by is the famous waterside Pandora Pub (our local) and Mylor Yacht harbour.
Visitors are free to wander in the 20 acres of rich grazing land with abundant hedges which provide an ideal habitat for local wildlife.
Free range Beef, pork, eggs and organic vegetables are available from the farm and we are keen to promote the providence of British food. Visitors are welcome to participate in any farm activities, such as feeding, as little or as much as they want or just relax and unwind in your rural home. It's up to you.
The Granite Barn sleeps 6. The bedrooms are located on the ground floor to allow for open plan living on the first floor and to take advantage of the views across country side. The sunny master bedroom has a king size bed and enjoys views out onto the south facing garden.t has a Travatine tiled en suite bathroom with a generous shower. The bedroom benefits from a built in cupboard and storage area.
The second bedroom comprises of zip and link beds that can be made up as a super king size bed or two 3 three foot six wide single beds. The room faces west and looks out onto the farm yard. There are chest of drawers and clothes hanging facilities.
The third bed room also has zip and link beds, making a super king or twin single beds. There are chest of drawers and a wardrobe.
The spacious bathroom is situated on the ground floor and comprises of an integrated shower and bath that boasts an outstanding showering experience as well as a superior bath.
The living area is made up of the whole upper floor of the barn. The area is divided by an oak staircase that leads up from the entrance hall. One side of the open plan room allows for the sitting area. It is bathed in sunshine and takes advantage of the views over the farm and away to the hills to the west. There is a new generation log burner that triple burns the wood to provide maximum heat output but is also economic on the quantity of wood needed. (A complimentary basket full of logs is provided on arrival). There is a digital television with free sat.
The dining area is situated on the other side of the staircase. A six setting dining table enables spacious dining while enjoying the views out of the French windows to the garden below. This area too is sunny and light.
The well equipped kitchen is set off the dining area in a separate but accessible room. Here you will find a 90cm dual fuel cooking theatre in a well set out kitchen with slate work surfaces. Included in the kitchen are an integrated dish washer, washing machine, fridge and freezer.
The majority of our booking run from Saturday to Saturday but out of season this can change on request.
The most important thing for us is that our guests have a fantastic holiday and return home with unforgettable memories.

Perfect holiday cottage
The Granite Barn is the perfect location for discovering Cornwall and is very peaceful and quiet. The owners were extremely welcoming. The cottage itself is just wonderful, beautifully decorated/well maintained, extremely clean & comfortable, spacious and well equipped. It has everything you need, including a lovely little enclosed garden. It is great that pets are made welcome too. We will definitely visit again, thank you!

An absolute gem of a holiday getaway
We travel to Cornwall regularly and usually stay with family however for our pre-Christmas visit we decided that we’d like to stay elsewhere and have our own space. The cottage was such a wonderful find. It was conveniently situated close to Falmouth but still a little off the beaten track and in the beautiful countryside. The cottage was so well stocked with everything we could possibly have needed and wanted. There was cake, tea and coffee and milk waiting upon our arrival, even games, books and DVDs to keep us amused. The place is so spacious and felt like such a treat. James was so welcoming and made sure that we had everything we needed. He allowed us to explore the farm with our young children and we visited the ponies and helped to feed the chickens. All in all we had a great stay and would definitely consider staying here again for future visits.

Another wonderful stay
This is our third visit to Little Goonreeve Farm. Everything was perfect, as always. Quality accommodation: very comfortable, very spacious, spotlessly clean, excellent beds, wonderful host. We'll be returning for a fourth visit!

Fabulous.
We were a group of 3 couples and 2 border collies, we stayed for a week in late May 2023. A very tastefully furnished barn conversion, with all kitchen equipment we needed. Comfortables beds. Lovely grounds to walk the dogs. Good central location to access South Cornwall easily. James and Fleur our hosts were most helpful, offering lots of tips and recommendations. We had great weather so we were out all day every day and hope to return here soon.

Fleur James William and Madelene moved to Little Goonreeve Farm in 2007. Fleur grew up in the farm down the hill from us (Barras Moor Farm) with her 3 sisters. We spent the early years of our married life in Middlesex trying to work out how we could manage a move to Cornwall and took the plunge when our eldest ,William, was about to start secondary school. T


Why they chose this property

We knew and loved the area so the problem was to find a house. It took us a year and we ended up in almost the first one we ever saw which Fleur remembered from her youth. It was in a sorry state but with a lot of hard work we have stripped back and rebuilt four separate dwellings.

What makes this property unique

We were attracted to Little Goonreeve Farm because it had changed little since the 1950's when the Milking Parlour in the middle of the yard was built. One of our aims of the restoration was to keep the essence of a small working farm.
As a family we also care about the providence of food and have benefited from the rearing of livestock in a low intensive environment.
We love our farm and aim to pass that onto our guests.
We also realise that people have worked hard for their holiday and everyone enjoys a bit of luxury now and then.
