About this property

Beautiful Cottage in a peaceful rural landscape. Short drive to the coast.

The Old farm cottage is a beautiful farm building which have been converted to the highest standards. It forms the focus of a traditional small farm, (Little Goonreeve Farm) which has hardly changed since the 1950’s.
The cottage sleeps 3 to 4 in two separate bedrooms. There is a master bedroom with a king size bed and travel cot (if required). The second bedroom has a large bunk bed and views onto the garden and surrounding farmland.
The living/dining area is a generous double height space with a modern kitchen and French windows leading onto a decked area outside for al fresco dining. There is a small garden and open access to 20 acres of beautiful farmland.
Little Goonreeve farm is on the Mylor peninsular between Falmouth and Truro in an area of rich farming country with rolling green grazing pasture. We are well placed to enjoy the amazing attractions which Cornwall has to offer.


Our farm is nestled in the Mylor downs, within the rich rolling hills of the Mylor peninsular, bordering on the stunning coastline 'The Carrick Roads' which provides some of the best sailing and water sports in the country. The location is rural but placed within a short drive (5 miles) of Falmouth or Truro with interesting shopping, cafes, cinemas and local amenities. Its an ideal Mid Cornwall base for visits to the usual attractions of the Eden Project, surfing beaches on the North coast, and the wilds of the Lizard Peninsular and further west to St Agnes and Zenna. Close by is the famous waterside Pandora Pub (our local) and Mylor Yacht harbor.
Visitors are free to wander in the 20 acres of rich grazing land with abundant hedges which provide an ideal habitat for local wildlife. Beef, pork, eggs and organic vegetables are available from the farm and we are keen to promote the providence of British food. Visitors are welcome to participate in any farm activities, such as feeding, as little or as much as they want or just relax and unwind in your rural home. It's up to you.
The cottage has been converted with the comfort and luxury of the visitors in mind. An oak floor throughout sets the tone for the decoration which is clean and modern but does include interesting details such as original oil paintings and classic books with a Cornish theme.
The sitting area centres around a large log burner set in a granite fireplace. This is a new generation log burner that triple burns the wood to provide maximum heat output but is also economic on the quantity of wood needed. (A complimentary basket full of logs is provided on arrival). There is a wide screen tv, with freeview, and internet access.
The kitchen is well appointed with a dishwasher, slate work surfaces and integrated appliances.
The bathroom is compact but luxurious with a fully pressurized 'Megaflo' water system delivering a powerful shower or bath to soak away the activities of the day.
The master bedroom has a lovely expensive mattress.
The smaller bedroom has a generous bunk bed .
All linen is provided (Egyptian Cotton) and 'fluffy' generous towels. (Guests bring their own beach towels.
Dogs are welcome in the cottage. There is a charge of £25/dog and owners must adhere to the dog rules supplied.
Great thought has gone into the design and features of our cottage to give our visitors a comfortable 'home from home 'but to retain the humble charm of a traditional tenanted farm. The yard is shared with another converted farm building which is known as 'The Granite Barn' and is separately available to sleep 6. The two buildings are far enough apart to ensure privacy but could also make an ideal booking for two families.
Thought has also gone into the environmental impact of introducing additional dwellings into a rural setting and the impact of the carbon footprint of our visitors. Solar water heaters, super insulation and general sustainability have all been factored in to make this dwelling as environmentally friendly as possible.
We live on site and are on hand to help out as little or as much as you want.
In short our farm and holiday cottages are our passion of and we would love to share this passion with our Cornish visitors.
The majority of our booking run from Friday to Friday but out of season this can change on request. There is a £250 damage deposit which is returned on departure. Details are supplied during the booking process.
The most important thing for us is that our guests have a fantastic holiday and return home with unforgettable memories.

Exactly what we needed for a staycation
We absolutely loved our stay at the cottage. It really was what we needed; some time away to switch off and enjoy some time with our little toddler. She loved being able to go outside and see the animals. The cottage was cosy and well equipped. Enough in the countryside for us to relax and switch off but close enough to any amenities we needed. Definitely recommend.

Fleur James William and Madelene moved to Little Goonreeve Farm in 2007. Fleur grew up in the farm down the hill from us (Barras Moor Farm) with her 3 sisters. We spent the early years of our married life in Middlesex trying to work out how we could manage a move to Cornwall and took the plunge when our eldest ,William, was about to start secondary school.

Why they chose this property

We knew and loved the area so the problem was to find a house. It took us a year and we ended up in almost the first one we ever saw which Fleur remembered from her youth. It was in a sorry state but with a lot of hard work we have stripped back and rebuilt four separate dwellings.

What makes this property unique

We were attracted to Little Goonreeve Farm because it had changed little since the 1950's when the Milking Parlour in the middle of the yard was built. One of our aims of the restoration was to keep the essence of a small working farm.
As a family we also care about the providence of food and have benefited from the rearing of livestock in a low intensive environment.
We love our farm and aim to pass that onto our guests.
We also realise that people have worked hard for their holiday and everyone enjoys a bit of luxury now and then.
