3 bedroom barn with fantastic living space, sleeps 6+ at Lower Mill Estate

Coot Lodge is a spacious, family-owned contemporary oak-beamed barn on the private Lower Mill Estate nature reserve in the Cotswolds. A stunning property set in a quiet cul-de-sac location and overlooking a small reeded stream, you have miles of scenic walks from the front door and an abundance of local sporting, sightseeing and relaxing activities, including the beautiful Artspa with pools, steam, sauna and a gym.

Coot features a large open plan living, dining and kitchen area. It is furnished and equipped to an extremely high standard throughout. An abundance of warm oak and a gas stove also make it perfect for intimate entertaining. An enclosed deck runs the length of the building for BBQs and outside dining.

It has 3 ground floor bedrooms - sleeping 6 - plus room for a cot. A large mezzanine is used as a family entertainment area with TV, console games and table football. It also has a sofabed which can be used as additional sleeping space.

Coot Lodge: Walk through the front door and you'll find yourself in an bright, warm, oak-beamed barn, approximately 48' x 17'. The open plan space incorporates a well-equipped kitchen with breakfast bar across the entire end of the room, with a comfortable living area (seating for 7), and a dining table and chairs looking out over the decked patio which runs the length of the building. Perfect for entertaining, the barn also has a large mezzanine level with wide-screen TV, table football, easy chairs and a sofabed.

The three bedrooms are on the ground floor off to the side of the main room. We have two double bedrooms and a twin. One en-suite bathroom and one shared bathroom complete the premises.

Lower Mill Estate is a 650 acre nature reserve, home to a myriad of wildlife. There is also the Artspa, cafe & shop (described below), playground areas, trampolines, a football area and table-tennis and tennis courts.

A very short walk from your front door is the £6m Artspa, with a heated indoor and outdoor pool, plunge pool (very cold!), sauna and steam room. There is a well-equipped gym, and a tennis court that can be booked by the hour. Your rental includes access for all guests to the Artspa. The Artspa also offers a wide range of spa treatments using 100% natural plant-extract Pevonia products.

There is a small shop and cafe on site which opens in peak hours, offering a good range of grocery provisions, as well as great coffee & tea, patisserie and light lunches. They sell tasty home-made frozen meals and can also provide gourmet dining direct to your front door.

There are numerous lakeside walks you can take without leaving the Estate. For some years now the Estate has supported the re-introduction of beavers into the protection of the nature reserve. There are spots around Flagham Fen where you can hope to catch a glimpse of these shy creatures at dusk or dawn.

Why Liz Wren chose Somerford Keynes

We had owned another house on Lower Mill for a couple of years - and love visiting. Whenever we arrive, I take a deep breath and feel myself relax!

For two years we walked past Coot Lodge on our way to Songthrush, and always commented on how warm, cosy and welcoming it seemed. We could just catch a brief glimpse of the flickering fire, or the warmth of the oak in the interior.

When we noticed it had been empty for a while we investigated and found out it was for sale. We just knew that Coot was a very special house, and so cutting a long story short, we finally took possesion in March 2012, and set about refreshing it and equipping it to make it feel loved again.

Whenever we stay here, we feel as though we are treating ourselves to a really special taste of luxury.

What makes this barn unique

Coot Lodge is one of very few barn-style houses at Lower Mill. I think it is unique in that all living area is on one floor, with the exception of the mezzanine area which is wonderful as a separate space when there are a few of you staying.

We love the generous use of rustic oak & stone, offset with a clean and contemporary feel to the walls and kitchen fittings. We've furnished the house with comfortable, good quality furniture and fittings that we'd like to live with. We hope you enjoy it as much as we do.

We stayed at Coot Lodge with our young daughter and dogs over the bank holiday weekend and had a great time. The house is equipped with all you could possibly need and is conveniently located right across the road from the spa where the swimming pools are ideal for entertaining kids on rainy days. We found some wonderful dog walks round some of the lakes on the estate, and we enjoyed seeing lots of the local wildlife along the way. It's a beautiful place, and we'd highly recommend it.

The barn is a ground-floor property with the additional benefit of a mezzanine area which is set up as a TV and games area. The living area runs the length of the building, with solid oak flooring, pillars and rafters. Underfloor heating and a real-flame fire warms the space beautifully. The kitchen is fully equipped with all the appliances you could need, and well supplied with cutlery and crockery. Three sets of sliding doors open out onto a full length, enclosed deck, which overlooks a pond and the river at the back of the house. The deck is fully equipped for outdoor dining, and features a gas-fired barbeque. The bedrooms feature top-quality mattresses and 400-thread Egyptian cotton bedlinen. Fluffy white towels are also provided. There is good wardrobe space in all rooms. Dedicated wi-fi internet access The house is available for short and longer lets, and we'd also consider a house swap.

We absolutely loved our stay at Coot Lodge!

We had a very special three days at Coot Lodge. The house is beautiful (the photos don't do it justice!) and we loved the spa, tennis courts and the peaceful environment with so many walks to enjoy. The house was spotless and we really appreciated the bottle of prosecco and other goodies when we arrived. Pete was also really helpful. We would definitely recommend Coot Lodge! Thank you for a wonderful stay.

Lovely barn

Lovely stay in the Cotswolds. The Barn is light and airy, even in the darkest winter months. Very comfortable, lots of space for five of us, with a large well equipped kitchen where we made Christmas dinner. Located next to a wild water area, we were visited by some swans every morning which was entertaining. Convenient for the spa which is right opposite the house and easy for a swim in the well heated outdoor pool, the indoor pool was a bit busy at times.

Not at all the homeowners fault but

I would have liked better signage to the exit out of the estate, there are no or perhaps only one exit sign and you tend to get lost trying to find your way out.

A good property in a good location

Coot Lodge is lovely, it has plenty of character inside and it is situated close to the spa and leisure facilities. It is like a large bungalow with an upstairs leisure area. Downstairs the bedrooms and bathrooms are discreetly tucked away. The remainder of the area downstairs, which is the main "barn" structure, is very roomy and is all open-plan; featuring a well appointed kitchen at one end, a dining area at the other end with the lounge area situated in between. Outside, through the opening glass doors, there are barbeque facilities on a self contained decked patio area. Everything is provided to make your stay very comfortable and the fact that it is all at one level was important to us. The owner, Liz Wren, is happy to help as necessary.

Beautiful house

We had a fantastic mid-week stay in Coot Lodge. The house itself has a very large living area incl. well equipped kitchen with breakfast bar and nice sitting and dining areas. The upstairs TV and games area meant everybody could spread out and do what they wanted. Property was clean on arrival, we had no maintenance issues, but there were clear instructions on who to contact should there be any. The Lower Mill village/resort is great, with good facilities incl. playgrounds, spa/swimming pool and restaurant. There are a number of pubs and restaurants not too far away too. We will be back.

Our nearest town is elegant, Roman Cirencester. A lively, attractive place full of smart shops - many of them independents,, cafes & restaurants, a ‘real’ market, and a great arts centre. It has a Waitrose and Tesco – both of whom deliver to the Estate to take the ‘self’ out of catering. Cirencester also has it's own Corinium museum, roman amphitheatre and Abbey grounds.

Lower Mill is an ideal start point to explore the Cotswolds, with many scenic villages to explore, each with picturesque local pubs – many of which serve extremely good food. It's also handy for exploring Bath and Cheltenham.

Just along the road there are comprehensive water-sports centres, where you can hire boats, canoes and paddleboards, and also take lessons. You can also find jet skiing, cable skiing, water skiing, paint balling, sky diving, hot air ballooning, riding and golf.

For families, a short walk away is The Cotswolds Country Park & Beach, where you can hire cycles and boats, book sailing lessons, fish, cook a bbq and play on the sandy beach. Visit Butts Farm for baby animals and an award-winning farm shop & butcher; the Cotswold Farm Park, & Cotswold Wildlife Park.

There are also antiques in Tetbury, William Morris’s house at Kelmscott, Westonbirt Arbortorium and the Abbey at Tewkesbury. When you book with us we will send you our comprehensive welcome pack with many more details of the surrounding area.
