Built on three levels, the house was sympathetically restored in and the adjoining barn was converted into a fully equipped guesthouse. All the ceilings have exposed wooden beams and the floors have original terracotta tiles.
The ground floor has the kitchen/dining room, and living room, with french doors leading onto a covered terrace and brick built bread/pizza oven. In front of the house is a lawn for games.
The swimming pool is a huge 6 metres by 13 metres and is set above the house and up a flight of steps.
On the first floor of the main house there are 2 bedrooms (1 matrimonial and 1 twin) and two bathrooms (1 en suite to both bedrooms).
On the second floor are 2 further bedrooms (1 matrimonial & 1 with 5 single beds) & shower room
The guesthouse has a 2 bedrooms (both with twin beds), 1 large shower room, a kitchen and living/dining room with fireplace.
It is converted into a well equipped guesthouse with separate entrances, kitchen, bathroom, washing machine & dryer, terrace

Set at the top of a hill, at the edge of chestnut wood, in three acres of its own land. On the edge of a small village (Gugliano), Casa Nuova has great views, privacy and a huge pool. Both the house and the barn have been beautifully converted and have all mod-cons. The house sleeps 11 people in 4 bedrooms, (2 bedrooms have matrimonial beds, 1 bedroom has twin beds and the 4th bedroom is set up as a dormitory, with up to 5 single beds) with two bathrooms and a shower-room. The guesthouse sleeps 4 in a further 2 bedrooms (both bedrooms have twin beds) and one large shower-room/bathroom. In the house there is internet access, satellite TV, DVD, dishwasher, microwave, etc...In the barn there is a washing machine and, dryer. Outside is a covered (and heated) terrace with a large table and seating for 16, a huge pergola by the pool, and other terraces. There are vines and fruit trees, and a brick built pizza/bread oven. In front of the house is a lawn for games.

The track from the church to the house (150 metres) is not maintained by the local council and though perfectly OK for normal cars, is not recommended for sports cars or other cars with a low body.
We are a Belgian family of 5, living in the flemish part of Belgium, near the historical city of Ghent. We bought the house in 2013. The former owner still acts as our local property manager and will welcome you wholeheartedly.
We also have our own regular vacation stays at our property with family and friends throughout the year.

Lucca is a very nice, fully walled, historical city. The Lucca area is ideally located, close to airports and close to beaches, other historical cities (Pisa, Pistoia, Firenze,..), impressive mountains (Apuan Alps), wineries and all those other nice things Tuscany has to offer.
Casa Nuova is an authentic Tuscan farmhouse with adjacent guesthouse, both restored with good taste by the previous owner. The property comprises a large pool and garden with fruit trees, vines, lawns and woodland. This property is unique because of it's breathtaking views, it's peaceful surroundings, large pool and garden and above all, the ideal location.

'I wanted to let you know we had an absolutely fabulous holiday and Casa Nuova was so lovely none of us wanted to leave.
It was so comfortable and well equiped, it felt a home from home. The kids had a ball at the pool with two of them learning to swim in the 2 weeks.
Grazia was really great too and, as you said, the food was delicious and fantastic value. She also managed to make things the kids all liked too which is quite a feat and they all loved her.'
I wouldn't hesitate to recommend the villa and I think we'd all like to come back some time, so we may be back in touch in the future..

We have just returned from two great weeks at Casa Nuova. As it was the twentieth year of our two families holidaying together we had set our sights on somewhere special and Casa Nuova is certainly special. Excellent and well maintained pool with superb views. Peaceful and practical place to stay. We got the bus from the bottom of the driveway to Lucca and back but driving to it is only 20 minutes. It is great to walk around the hills and Ponte a Mariano, we were told has the best ice creams for miles around and it was incredible. Got the measure of the great Pizza oven and all in all thoroughly enjoyed ourselves at this superb villa.
The moment we arrived we knew the 15-month wait since booking was well worth it! Stunning situation and beautiful Tuscan house.
Claire was very welcoming and gave us lots of information. She made us feel at home immediately.
We were a family of 11 - ages from 73 - 3 staying a week in August 2016. We all absolutely loved Casa Nuova, the house, the guesthouse, the pool, the garden and the amazing views everything about it! We loved swimming at night with the lights in the huge pool.
The garden was wonderful with many terraces so one was always able to find a quiet place to read, have a glass of wine or just gaze at the stunning views or early-morning coffee at the top bench watching the sun rise listening to the dawn chorus! The children loved the garden and played many games, climbed trees as well as exploring the wood and beyond...
The outside dining area was perfect and we soon mastered the pizza oven and had some amazing meals. Everything we bought was such good value and shopping in Esselunga was fun.
The house was perfect and just what we needed. It was full of character and more like a home than a rental. The bedrooms were good and suited our party well. The children loved being in a dormitory together. Good showers and bathrooms. Very impressed with the eco-friendly boiler and the water was always very hot. Comfy sitting room and we were glad to be able to keep up with Olympic news on Sky! The kitchen had all that was needed. We loved the big marble table, great for rolling the pizza dough!
We hardly ventured outside the garden there was no need. We went to Pisa by train, very straightforward. We had a couple of memorable meals in the back streets of Lucca. Lucca, of course, is stunning. Had it not been so hot we could have spent days wandering around.
Wish we could have stayed longer.
We very much enjoyed our stay in Casa Nuova! Right from the moment when we drove up the nicely restored access road we were amazed by the beauty of this location. The villa is perfectly maintained and has a nice authentic Tuscan style. The magnificent view on the mountains from the garden and the pool makes it even more impressive! Breathtaking and great for complete relaxation! Practically the location is ideal for various activities also. We made wonderful hiking trips in the surrounding hills but also in the Apuan Alps near the region of Garfagnana (only a 1h drive away)! We could recommend this to anyone who loves pure nature and adventure. For those who play golf, there is a brand new golf course near Montecatini Terme (1h drive). Furthermore we enjoyed the great food and cozy Italian atmosphere in Lucca and Pietrasanta. It was an inspiring holiday for me and my family, congrats to the owners for their beautiful and authentic property!
We had a wonderful stay at Casa Nuova and really enjoyed being in such an amazing location high in the mountains. The weather was also very kind to us most of the week, and this enabled us to mix days around the pool with visits to Florence, Barga and the Cinque Terre.
Claire (the caretaker) was very helpful and arranged for Grazia and her friend to cook for us one night - delicious food, but it was such a banquet, I think we should have prepared for it by not eating for 3 days
I have recommended your villa to quite a few friends already so you may get some future bookings. I am sure we will return to this area very soon, so thanks for such a fantastic introduction.

It was a great plus that Grazia would have the task making dinner for us, we loved the Italian food she created.

We stayed with a group of 16 people in Casa Nuova in May 2016 for a long weekend and we had a fantastic time.
The house is very authentic and nicely decorated. It has a spacy and well equipped kitchen which invites even the most unexperienced cook to start experimenting. The beds are of very good quality, showers work impeccable, etc.
One evening a local cook came over and made us the most delicious Italian dinner. But good pizzerias and trattorias and a fantastic ice cream parlour are only 10 minutes away as well.
There is a large pergola which allowed us to live outside permanently. In May the evenings can still be a bit chilly but with the heating blowers we could sit outside as long as we wanted (which was long!).
There is a beautiful garden and a very large swimming pool from which the views on the surrounding mountains are truly magnificent, from sunrise to sunset. It goes without saying that it is also very peaceful and quiet.
The region is a cyclists paradise with a range of magnificent tours for all categories of trained cyclists.
Lucca, one of the most elegant and authentic Tuscan towns, is only 20 minutes away but also Pisa and Firenze are easily reachable. Surrounding small towns and villages like Bagni di Lucca and Pietrasanta are closeby and definitively worth a visit. Finally, also the Tuscan coast is only about 30 minutes away.
In short, everything you need for a perfect holiday is provided for. We recommend Casa Nuova to any family or larger group looking for an excellent place to enjoy everything Tuscany has to offer! We certainly look forward to returning!
