Llan Ffestiniog sits within the Moelwyn mountain range, close to award winning beaches which makes the cottage a fantastic base for those wishing to explore the natural beauty of this unspoilt region of Wales. Both the habour town of Porthmadog and historic Harlech, with its castle and beautiful beach are within 20 mins drive. The village shop, post office and pub are all within 10 mins walk. The cottage has a small porch leading to the lounge with kitchenette and breakfast bar. The stairs lead off to the landing which overlooks the south facing small terrace. Doors lead off to the bedrooms (one double, one with bunks) and large shower room. The cottage is heated by a modern log burning fire which takes pride of place in the original 200 year old inglenoock fireplace which keeps the cottage cosy and warm throughout even the coldest winter months. There are additional electric convector heaters in each room if needed. The cottage is strictly no smoking/no pets.

Notes on prices
Prices are for the property per week in UK pounds. Prices are inclusive of a basket of logs and 30 units of electricity. Additional fuel will be charged at supply only cost and will be deducted from £50 security protection payment. Please note that we accept short breaks during mid and low season but bookings can not be taken until 6 weeks before arrival.
Changeover day
Changeover day is Friday. We request guests arrive after 4pm and vacate by 10am the following Friday. This allows time for the cottage to be cleaned and left spick and span for new guests. We do not accept bookings which fall between weeks at busy times.
| Bedrooms: | The double bedroom contains a tall chest of drawers; the 2nd bedroom has children's bunks and a set of drawers. Both bedrooms overlook stunning mountain scenery. Both rooms are carpeted. |
| Bathrooms: | The spacious shower room, situated on the first floor retains the original oak floor, overhead perlin and exposed stonework to one wall. There is a white low flush WC, matching large washbasin (with cupboard underneath) and tiled shower area. |
| Kitchen: | The kitchenette has a four ring electric hob, free standing oven, microwave, toaster and fridge/freezer. There is a good range of utensils, pots and pans and matching white crockery. |
| Living Rooms: | The cosy downstairs living area, complete with log burner contains a cottage style 2 seater sofa and 2 matching chairs. There is a separate breakfast bar with 4 high stools. |
| Other: | Within the living accommodation there is a modern flat screen TV, DVD.together with a small selection of DVDs. There is a selection of board games, maps and guides to the area. |

Fresh duvets, pillows and linen are included free of charge. Please note towels (personal or tea) are not provided. |

Accessibility
The cottage is over 200 years old and as such, access through doors and tight stairs makes it difficult for disabled guests.
Outside
To the front of the cottage there is a rustic bench overlooking the mountains which makes it a perfect spot to finish the day with a glass of wine. There are several public footpaths immediately accessible from the cottage. The rear terrace contains a high bank therefore young children will need to be monitored.
Coast/Beach
Porthmadog, a delightful harbour town and Harlech, famous for its castle and beautiful stretch of golden sands are easily reached by car in 20 mins. Borth-y-Gest and Criccieth on the southern side of LLyn peninsula are 2 delightful seaside villages which are unspoilt by the progress of time: both are mins away from Porthmadog.
Golf
LLan Ffestiniog 9 hole golf course can be played on 'pay and play' basis. Further details can be found from their website. Royal St David's golf course is 20 mins drive away.
Special interest holidays
The Ffestiniog steam railway is a natural lure for many guests as are the numerous clean and sandy beaches within 20 mins drive. Mountain biking, walking and bird watching are popular pursuits within this area. The mountainous scenery will not disappoint!
Distances
LLan Ffestiniog village, with its local amenities (PO, pub and village shop) is 10 mins walk. Portmadog, 20 mins by car has several large supermarkets. The world famous Ffestiniog steam railway is 3 miles from the cottage. This is a 'must do' activity as the train winds through breathtaking scenery until it terminates at Porthmadog station.
Booking notes
£100 deposit secures your booking, balance to be paid at least 6 weeks before arrival. Guests need to provide a £50 damage protection payment which will be returned at the end of the stay dependent on damages. We understand small breakages are a fact of life. These are not deductable.
