This impressive country house, built in 1890 as the village school, nestles on the edge of a delightful small Welsh village amidst open countryside, rolling hills and with delightful scenic views. Following a 4 year renovation project to convert the property from a vacant 9 bedroom care home, the property now provides spacious yet comfortable accommodation for 10 guests. A 20 minute drive to the North Wales coastal towns of Abergele and Colwyn Bay, and onto Llandudno and Angelsey. A 30 minute drive in the other direction gets you across to Betws-y-Coed, and into the Snowdonia National Park. There are over 14 castles and gardens within a 15-60 minute drive of the property, over 15 golf courses within a 15-45 minute drive, beaches within 20-30 minute drive. The village also has an abundance of walks on the doorstep.

Changeover day
Generally starting at 3pm on Saturday, leaving by 10am following Saturday. Can be flexible.

Accessibility
The property is approached via the front courtyard, with a few steps leading up to the front door and a step down into the hallway. The property contains three staircases - the main staircase to three bedrooms and family bathroom, a second staircase to the sun lounge and library, and the third staircase to the orange bedroom and en-suite. The garden has gravel paths and two gravel patios, with steps leading up to a further gravel patio and terraced garden. Children should be supervised.
Outside
Landscaped gardens with 2 picnic tables, benches and chairs for admiring the wonderful views.
Coast/Beach
Within a 30 minute drive, the following beaches are shingle at high tide, with the sandy beaches showing as the tide goes out: Pensarn beach, promenade and amusement arcade – Abergele. Old Colwyn, Colwyn Bay and Rhos-on-Sea promenade and beaches. West Shore and North Shore beaches, promenade and children’s paddling pool in Llandudno.
Golf

Travel
A railway line runs along the North Wales coast, the nearest station is Abergele, although more trains stop at the next station in Colwyn Bay – which has a taxi rank outside the station. The local Post Office has a notice board showing local bus times, for travel to the coast or inland towards Denbigh.

Denbigh moors and resevoir, 2 miles (5 mins). Llyn Brenig resevoir, visitor center and childrens play area, 4 miles (10 mins). Denbigh, 9 miles (15 mins). Abergele, 9 miles (17 mins). Colwyn Bay, 15 miles (27 mins). Llandudno, 20 miles (38 mins). Chester, 42 miles (45 mins). Betws-y-Coed, 17 miles (32 mins). Snowdon, 31 miles (45 mins).

The village also has an abundance of walks on the doorstep. The village playing field is great for kids, and a shallow river running through the village is great for paddling or moments of reflection. Shopping is also easy,and when travelling to the property from the North, continue through Abergele, for a Tesco. When travelling to the property from the South, you will pass a Tesco and Somerfield in Ruthin, and you will pass a Morrisons in Denbigh. If you shop on-line, Tesco Online deliver to the village.
Booking notes
20% deposit required on booking, final settlement 8 weeks prior to commencement of holiday. Returnable breakage and cleaning deposit £300. We will meet you on arrival, to show you around the property and answer any questions you may have.
