A beautifully appointed detached bungalow situated on a clifftop right next to the Anglesey coastal footpath. The property has recently undergone a scheme of complete renovation and the fixtures and fittings are very contemporary. The property has ample parking and is ideally situated on the northern most tip of the Island Of Anglesey. More suited to the wildlife friendly guests, this property is quiet yet handy for the village of Cemaes Bay. It is close to the bird sanctuary at Cemlym with its rare Tern colony and also enjoys uninterupted views of the Irish Sea and its wildlife. Several pods of Porpoises are regularly seen from the sun lounge and there are colonies of seals at the nearby Skerries. We can also arrange local boat trips and there are several fine eateries a short car journey away.

Notes on prices
Prices are for the property per week, and for weekend and Christmas breaks in UK Pounds.
Long lets are by negotiation only and will attract a discount of 15% per week.

Changeover day
Usual changeover day is Saturday. Property must be vacated by 10am on the morning of departure to allow us to prepare the premises for re-occupation at 4pm.

Accommodation
Bedrooms: Bedroom 1, Kingsize bed with en suite shower room and TV.
Bedroom 2, Kingsize bed with en suite shower room and TV.
Bedroom 3, double bed with TV.
Bedroom 4, double bed.
Bathrooms: Bathroom with bath and electric shower mounted over.
Kitchen: LPG fired range cooker, large fridge/freezer, expresso coffee maker and microwave.
Utility Room: Tumble dryer and washing machine are for clients use and located in the attached garage.
Living Rooms: Lounge consists of 3-piece suite and fire. Dining area has table for 6. Sun lounge has wall mounted plasma TV with Sky.
Cleaning/towels/
linen/maid service:
Bedlinen provided, clients must bring their own towels. Property cleaned every week. Bed clothes changed between lets. There is a washing machine and tumble dryer for clients' use.

Notes on accommodation
This accommodation is used as a home whilst un-let and as such is kept in absolutely immaculate condition. We are sorry but we do not allow smoking under any circumstances. The property is very spacious but all on the ground level. It has a large fenced garden around the perimeter. The property is centrally heated and this together with electricity is included in the rental.
A cot may be provided by prior arrangement at extra charge. We would request that any client wishing to avail themselves of these facilities should give us at least two weeks notice.

Accessibility
Whilst our home is on ground level, we do not consider it wheelchair friendly. However the front door has a relatively low threshold. There are no disabled toilet facilities. There is a footpath around the property which accesses the rear garden.
We would like to point out that the property is located on a headland overlooking the sea, and whilst the garden has a gate between the headland and the slope to the sea, care should be paid to young-children playing un-supervised.

Outside
We have 3 large patio areas together with a gas fired barbecue for clients to use. We provide sun-loungers and 2 outdoor tables for guests to use. The perimeter is fenced all around but clients must be aware that whilst it is, the property is located above a steep slope leading to the sea and children should be supervised.
We also have two bicycles for the use of clients but you will need to bring protective head gear. You may also like to make use of our sit on kayaks and these are provided for you to enjoy at your own risk. Life jackets must be worn when doing so. The owners take no responsibility for clients wishing to use the kayaks.

Coast/Beach
The property is situated on a clifftop overlooking the sea and on the Anglesey Coastal Footpath. There are 4 beaches nearby two within 2 minutes walk and 2 within 15 minutes walk. 2 beaches are very very secluded and one is ideal for wildlife.

Golf
Local golf course is available at Bull Bay (approx 10 mins by car).

Travel
Nearest airport is Anglesey at Valley. This has twice daily flights from Cardiff from £15 each way (www.highlandairways.co.uk). Liverpool John Lennon is 1 1/2 hours away. We are also 20 mins travelling time from Holyhead ferry port and the fast ferry 90 mins to Ireland. We are located approximately 15 minutes from the A55.

Distances
Cemaes Bay village is 1/2 mile away with its quiet harbour and very quiet village life.
The Castles of Beaumaris, Caernarfon and Penrhyn are all within 40 minutes by car.
The nature reserve at Cemlyn and its colony of rare terns are a 10 minute drive.
The Snowdonia National Park is 40 minutes away.

Further details
The nearest bank is Amlwch 4 miles away or Holyhead 12 miles away. The village of Cemaes Bay has a small range of convenience stores and 2 small local public houses. The village also offers boat trips and fishing expeditions.

Booking notes
A £200 deposit payable with the balance payable in full 6 weeks in advance. Bookings made closer to the holiday must be paid for in full. Credit cards may be used (subject to a 1.5% surcharge) and a cleaning deposit of £200 will be charged (refunded within 7 days of the end of your stay subject to satisfactory property inspection.)
Cancellations will forfeit deposit. We reserve the right to charge for the whole stay until such time as the property is re-let save for exceptional circumstances.
