The cottage, built in the 1800s situated in Berwyn Llangollen, commands magnificent views of the River Dee Valley, the Kings bridge and the Berwyn mountains. It is located in a designated area of natural outstanding beauty and is accessed by a quiet lane. The picturesque, popular town of Llangollen is only 1.5 miles away (5 mins by car/20 walking) and is renowned for its all year round cultural and leisure activities.The town hosts various restaurants, wine bars, coffee shops, gift and craft shops. This is a centrally located property. It ideal for exploring the many beautiful and dramatic attractions that the surrounding area has to offer, from the Snowdonia National Park to the lively seaside town of Barmouth/Abermaw where the mountains meet the sea, and home again for a relaxing evening!

Accommodation
Bedrooms: Bedroom 1 - king size bed and single bed.
Bedroom 2 - double bed.
Bedroom 3 - 2 single beds.
All bedrooms are modern and tastefully furnished.
Bathrooms: The downstairs bathroom has a sink, wc and bath with thermostatic shower over and extractor fan. There is a heated towel rail and central heating radiator. Continuous hot water is provided by the LPG combi boiler.
Kitchen: The well equipped kitchen has a washing machine, dishwasher, fridge/freezer and microwave. The cooker has an electric double oven and grill and a gas hob. There is a good sized breakfast table.
Living Rooms: The carpeted dining room has a dining table which seats six and pine dresser. The woodburning stove is set in an inglenook fire place.
The lounge with its oak effect wood flooring has a three seater and a two seater sofa and footstool, TV with DVD.
Other: The conservatory to the front of the property captures the full panoramic story.
Cleaning/towels/
linen/maid service:
Linen and towels are provided and the property is cleaned prior to arrival.

Notes on accommodation
This visitwales Croeso Cymru 4 star graded property is fully centrally heated. Smoking is strictly not allowed within the cottage. Sorry pets not permitted.
A fire extinguisher (carbon dioxide) is sited in the kitchen. Smoke detectors are fitted at the top of the staircase and in the lounge. There is a first-aid kit.

There is a step up to the downstairs bathroom/wc.All bedrooms are upstairs.

There is an elevated patio/barbecue area with gas barbecue and garden furniture which commands uninterrupted views of the Berwyn hills, the river Dee and the Kings bridge.
There is outdoor lighting and 2 separate lawned areas, well stocked gardens. Ample parking. The property is secure- (gated, hedged, fenced). Waste collection Tuesdays am.

Barmouth - 1 hour drive (47 miles)
Pwllheli - 1.5 hours drive (65 miles)
North and mid Wales have many well known seaside locations all within one to two hours drive of Llangollen.

Llangollen Golf Club Holyhead Road LL20 7PR 4 miles. Chirk Golf Club LL14 5AD (near Wrexham) 8 miles. Ruthin Pwllglas Golf Club LL15 2PE 19 miles. Llanymnech Golf Club SY10 8LB (Pant nr Oswestry) 20 miles. All 18 hole courses.

Travel
Nearest airports are Liverpool (52 miles) and Manchester (60 miles) and ferry ports at Liverpool (55 miles) and Holyhead (73 miles).

Further details
Llangollen has a variety of shops,small supermarkets,Banks, Ymwlch, Corn Mill restaurant(s), cafes, takeaways, wine bars and public houses. There is plenty of entertainment in the evening and live music can be found in a number of venues. Llangollen has its own steam railway which has many themed weekends ie Thomas the Tank, Mystery / Whodunit and the famous Santa Special.
A stroll along the canal with its colourful canal boats, makes for a pleasant afternoon. Alternatively take a ride in the horse drawn open sided pleasure boats. The White Waters of the River Dee in Llangollen are ideal for rafting canoeing and kayaking.

Booking notes
For weekly,fortnightly rentals a deposit of 25% is required within 7 days to secure your booking (non refundable). The balance is due four weeks prior to arrival together with a breakage/damage/key return deposit of £100 which is refunded within 14 days of departure.
For a last minute/weekend rental the full amount is required at time of booking.
Please note that there are NO additional booking fees.
