Property features a double bedroom and small box/cot room, a twin and two single rooms, bathroom and ground floor shower/WC. A spacious pine fitted kitchen and separate utility room is also available. The property benefits from pleasant rural views looking up the Vale of Clwyd, 7 miles for golf, 45 mins for Chester, Llyn Brenig watersports or Snowdonia National Park. In addition the coast of North Wales is less than 1 hour away. Pets are welcome by prior arrangement but no smoking. The property is in a peaceful location surrounded by farmland and breathtaking scenery. We offer friendly hospitality and are cental for touring.

Kitchen: Kitchen features an electric double oven, ceramic hob, fridge and freezer, microwave. Toaster and sandwich maker are also included.
Utility Room: Washing machine, wash basin and drying area.
Living Rooms: Two sitting rooms, one with parquet floor, the other with tiled floor and open fire in Edwardian fireplace. TV, DVD, CD player. Freeview.
Cleaning/towels/
linen/maid service:
Linen included but guests are requested to bring own towels. Linen changed weekly and property cleaned weekly.

Accessibility
The property has wheelchair access to the ground floor including kitchen and utility room and both sitting rooms. The garden and outside seating area is on level ground. No downstairs bedrooms.

Private barbecue and shared trampoline for use of residents. A table-tennis table is also available weather permitting. Timber garden furniture is also available.

Coast/Beach
North Wales coast is 45 minutes by car away from the property.

Travel
Manchester and Liverpool airports are within an hour's drive from the property. Car is essential.

Distances
Nearest village is 1 mile away, however Ruthin and Llangollen are 10 minutes and 20 minutes away respectively by car. Corwen market town 3 miles. Snowdonia 1 hour drive, Wrexham 35 mins drive, Chester 45 mins drive.

local village shop, Corwen market town for local butchers and bakery, Rhug organic farm selling local produce, 3 supermarkets in Ruthin. Ty Mawr lovely medieval pub located in the village. Wonderful local walks. steam railway Carrog (4 miles) Good central location for mountains, beaches and shopping. traditional welsh cultural farming area.

Booking notes
Reservations should be made by email or by telephone. Dates conditionally reserved for five working days. To confirm reservation please send a cheque for 25% of the hire fee.
If the dates are within 28 days then the full fee must be paid at confirmation. We will confirm your booking in writing by email or post. The full balance is due 28 days prior to the dates. Where the hirer does not confirm a booking within five days it will be made available to someone else.
