A modern 2 bedroom bungalow, which sleeps up to 4 people, situated just 500 yards from the yellow sandy beaches in the village of Llangrannog which is in the heart of the Ceredigion Heritage Coastline of West Wales. ‘Pinewood’ nestles at the foot of the wooded hillside in Llangrannog’s Church Village close to the tiny Church of Saint Carannog. Equally suitable for families, or couples. Sorry - no pets.

Changeover day
Saturdays or by prior arrangement.The property is normally only available after 4.30pm on the day of arrival and must be vacated by 10am on the day of departure please.

Kitchen: Fully equipped with crockery and utensils, saucepans, kettle and toaster. Cooker with touch sensitive hob, microwave, fridge, washing machine and small dishwasher. Honesty telephone.
Living Rooms: 2 and 3 seater settees. Electric fire.Sky box, LCD TV with DVD player and large selection of DVDs. Good selection of books, games, jigsaws etc.

All bed linen and duvets/pillows included. Bed linen changed weekly or by arrangement. Visitors to provide their own towels/tea towels.

Notes on accommodation
Heating during cold and winter months is by electric storage radiators. Electric fire/fan heater provide additional heating during warmer months. Sorry no children under 5 years, or single sex parties under the age of 25. No pets. Strictly non smoking.

Two steps to front door. One step to back door. Narrow passage to back door. Steep garden.

Outside
There is a small secluded patio at the rear of the property. There are gardens to the side and rear at various levels, part of which are steep and care must be taken when accessing the upper levels.Garden furniture is provided.

Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Particular attention is drawn to the elevating garden which can be accessed at a hirer/visitors own risk.

Coast/Beach
Less than a 10 minute walk to Llangrannog's two sandy beaches and the Heritage Coastal path.

Golf
Small challenging 9 hole course within 3 miles of the property. A full 18 hole links course can be found at Gwbert (Cardigan Golf course) about 10 miles from Llangrannog.

Skiing
Artificial ski slope open to the public at certain times situated at the Urdd Centre which is within 1 mile of the property.

Travel
Car is recommended - limited public transport

Distances
Cardigan 10 miles. Aberystwyth 28 miles. Limited local bus service out of season. A local bus runs throughout the summer season between several of the beautiful beaches along the coast.

Further details
There are 2 beach front pubs (Pentre Arms and the Ship) and 2 cafes. A small village shop next to the Ship's car park supplies most essentials, bread, milk, eggs and newspapers etc..

The bungalow provides easy access to the newly created Ceredigion Coastal Path which runs 60 miles from Cardigan to Borth.

Booking notes
Bookings are to be accompanied by a deposit of one third of the rent. The balance of the rent must be paid 56 days (8 weeks) before the commencement of the holiday. Non payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Hirer. The full rent is payable if the occupation date is less than 56 days (8 weeks) from the date of booking.

Aberporth and New Quay!

About the owner
This has been our family's holiday home for several years and now we are wanting to share this beautiful location with others. We love walking the coastal paths, and watching and photographing the wildlife in the area. Phil is still working, so holidays are restricted, but we plan to spend longer times there when he retires fully. Several of Mary's extended family have holiday homes in the area - a legacy of her grandparents who discovered the area back in the 1950's and moved to live in Aberporth on their retirement.
