Maes y Wern Goch is a recently refurbished 300 year old stone built farmhouse, situated in the Dyfi forest 3 miles from the village of Pennal in Southern Snowdonia National Park. The property is located 3 miles along an unmade track which is not suitable for cars with a low suspension. It has been renovated to a very high standard, including central heating throughout, carpet to the first floor, slate floors to the ground floor. There are 5 double bedrooms and 4 bathrooms, one of which is en-suite and one a wet room with underfloor heating. Power showers to each bathroom. The property also benefits from SKY + TV, wireless broadband internet connection, and 2 DVD players. The kitchen is fully equipped with utensils along with a traditional AGA as well as a modern oven and gas hob, dishwasher, washing machine and tumble dryer. The house offers spectacular views and there are no neighbouring properties. The seaside town of Aberdovey is a 20 minute drive. Many walks are available.

100% cotton bed linen and towels are provided and the property will be cleaned before arrival. If the rental period is longer than 1 week, a Saturday cleaning service will also be provided. Beach towels are provided.

Notes on accommodation
The house has central heating throughout as well as a log burning stove. No smoking is allowed within the house. Only well behaved pets are allowed inside and we respectfully ask that dogs are confined to the ground floor area only. The upstairs benefits from being fully carpeted throughout. The house sits in five acres of mature gardens with several water features. We feel it may not be suitable for very young children.

Accessibility
We do not feel that the property is suitable for the physically challenged.

Outside
The property is set within 5 acres of mature gardens. There is a lawn to the front, side and rear of the house. We must stress that there are several water features and young children must not be left unattended as these are quite deep. Outside garden furniture is provided and a large patio area is to the front offering fabulous views of the valley. The property is set amongst many walking trails offering endless hours for exploring.

Coast/Beach
The superb sandy beaches of Aberdovey, Tywyn, Barmouth and Borth are a short to medium drive from the house.

Golf
Aberdovey Golf Club is a wonderful links course and is 20 min. Away. Machynlleth Golf Club about 20 minutes drive. There are course in Borth and Ynyslas as well

Travel
Manchester and Birmingham airports are a 2.5 hour drive away.

Distances
Our local village of Pennal is 3 miles away. The market town of Machynlleth is a 10-15 minute drive. King Arthur's Labyrinth, Corris Craft Centre and The Centre for Alternative Technology are all around 10 minutes away.
The beautiful seaside town of Aberdovey is a 20 min drive away.
The Riverside restaurant is located in Pennal, a 5 min drive away, do book ahead for this popular venue.

Further details
In Machynlleth you will find a large Co-Op supermarket. A wonderful butcher shop called William Lloyd Williams and Son is located next to the HSBC and the Wynnstay Arms across the street offers lovely lunches and good beer. There is a lovely deli called Blasau around the corner. Market day is Wednesday. Aberdovey has a lovely pub called The Penhelig Arms. There are many brochures at the house detailing all activities in the area.

Booking notes
£200 is required to secure a booking. Final settlement is due 8 weeks prior to commencement of holiday. If the booking window is less than 8 weeks, full payment may be required at the time of reservation. A returnable breakage and cleaning deposit of £200 is also expected.

Thank you so much for renting your beautiful home to us. It is clear that a lot of thought has gone into the renovations. It is one of the most well equipped cottages we have rented. As for the location, remote it is, but what a truly beautiful setting, idyllic springs to mind. So many lovely places to visit, we all, including the kids, had a magical week. We had a lovely time at Maesywerngoch - despite the Welsh weather!The standard of accommodation was very high and we were all really pleased with the house - in fact we all thought that it was more spacious than the photos led us to believe - especially the kitchen which was a bit larger than we'd expected, which was great.The grounds were very well maintained and we enjoyed being able to wander around as well as play hide and seek and fly kites with the children. Why the owner chose a home in this location
Maesywerngoch has passed down from one generation to the next. We enjoy the remote location and beautiful views over the valley while still only a short drive to the seaside town of Aberdovey or the market town of Machynlleth.

Unique benefits of the property
Maewywerngoch has no neighbouring houses so is in an extremely quiet location with only the sounds of the waterfalls or the occasional hoot of an owl. We enjoy the many walking paths throughout the valley and picking blackberries in August.
