Our villa is situated in a community called Lakeside, approximately 20 minutes from Orlando International Airport. The community has its own recreation facility which can be used by our renters and includes floodlit tennis courts, basketball courts and children's play area with swings and slides etc. Many good golf courses close by at reasonable rates.

Changeover day
Generally access to the villa on arrival will be after 4.30pm and 10am on your departure day. These times could be negotiable according to our booking schedule and any special circumstances.

| Kitchen: | The kitchen has everything you could require. Fully equipped with microwave, cooker, fridge/freezer, toaster, ice-maker, dishwasher, coffee maker, kettle, teapot, and all utensils cutlery and glassware. Telephone. Breakfast table and 4 chairs. |

All bed linen and towels are supplied, also hairdryers in each bathroom. Extra maid service available on request. Villa is cleaned prior to arrival. Single/double strollers plus car seat are provided free of charge located in bedroom 2 wardrobe. |
Notes on accommodation
All local telephone calls are free. Keys located in a coded key box so no need for travelling around trying to find agents for keys after your long flight. Villa is fully air conditioned (please keep doors closed for full benefit) with ceiling fans throughout most rooms to keep you cool. Both patio doors have childproof locks located at top of doors. We provide a selection of books, videos, DVDs for both adults and children to use on your days of leisure. Cots and highchairs can be made available on request from our management company for a small charge. There are smoke alarms throughout the property, fire extinguisher and secondary lighting. Internet access is available free of charge.

Accessibility
Our property is suitable for people who have mobility problems as there are no stairs or steps to climb, everything being on one level.
Outside
Front area laid to lawn with palm trees. Our private screened enclosed heated swimming pool with pool light is 30ft long x 17ft wide, is 3ft at the shallow end and 6ft at the deep end. Sun loungers, patio table and chairs for you to relax by the pool after a long day at the parks and al fresco dining. The pool area is secluded and overlooked only by woodlands at the rear. Additional charge for pool heating only required October to March is £75 per week.
Coast/Beach
Beaches you might like to visit on the east coast are Cocoa Beach, Melbourne, Cape Canaveral/Kennedy Space Centre, and New Smyrna Beach approximately one hour's drive away. Daytona Beach where you can drive your car on is approximately 2 hours drive away. West coast beaches including the beautiful sands of Clearwater, St. Petersburg, Indian Shores, Treasure Island, Tampa Bay (Busch Gardens) which are a comfortable hour and three quarters drive away and are well worth a visit.
Golf
Kissimmee Bay and Remington Golf and Country Clubs are practically opposite one another and are located approximately 1 mile from the villa. Both courses are of a very good standard and provide a good test of golf. There are approximately 100 golf courses within a 20 mile radius and if you are a keen golfer you could play the palacious Disney courses.
Travel
Orlando International Airport is approximately 20 minutes away. Sanford airport approximately 45 minutes and Tampa International Airport 90 minutes to our villa. Car hire is essential and companies such as Alamo, Dollar and Budget are all located at these airports so that you can pick your car up on arrival.
Distances
All main roads to the attractions are easily accessible to our villa. The new Central Florida Parkway road leads you to Sea World, Wet & Wild, Disney, Universal Studios, Islands of Adventure. All are within a 20-35 minutes away from our villa. Shopping centres such as The Loop, Florida Mall and Millenia Centre and premium outlet stores such as Nike, Adidas, Calvin Klein, Burberry and the flea markets on highway 192 are all within 20-30 minute drive away.
Further details
Major supermarkets, banks, convenience stores, medical centre, local restaurants and for the ladies pedicures, manicures, facials, hair salons are all in abundance within a stone's throw.
Booking notes
Non-refundable booking deposit of £100 per week. Balance due 8 weeks before departure. Security deposit of £100 required (to be sent with balance) refundable after our management company reports that all ok. Weekly fees include all taxes and cleaning after each rental. Prices are for villa and not per person. Minimum stay 7 nights. Our rental for 2008 is £375 pw. Stays of over 3 weeks 10% discount.
