This beautiful 2007 villa, built by award winning local builders, has been furnished by the owners to a very high standard. Located at the end of a quiet cul-de-sac in the Pine Valley segment of Rotonda West overlooking Long Marsh Championship Golf Course, which opened in December 2007. Seven other outstanding courses within 10 minutes drive. The villa is ideally situated on the Florida Gulf coast, only 10 minute drive to Stump Pass, Gasparilla and Boca Grande, with miles of unspoilt sandy beaches. 15 minutes drive to Port Charlotte where there is a large shopping mall, multi screen cinema and numerous shopping plazas. Located between Sarasota to the north and Fort Myers to the south, Rotonda is easily accessible from Tampa, Orlando and Miami airports. Five minutes to tennis courts, cycle trails, fishing and within easy reach of Busch Gardens, Myakka River State Park, Punta Gorda, Sanibel, Captiva, the Everglades and many other attractions.

Prices are inclusive of Florida Local Taxes. Prices are for the property per week in UK Pounds. A supplement for electric pool heating if required at £50 per week. Discounts for long lets and last minute bookings may be available. Rates include wireless internet, air-conditioning, electricity, water, TV, BBQ gas and local calls. Rates include cleaning on departure and services of local management company. Rentals of less than two weeks will require a prep/cleaning charge of £50.

Notes on accommodation
Airconditioned throughout with ceiling fans in all rooms. Pool alarms on all doors and windows exiting onto the pool area. Pool heating can be provided at an extra charge although not needed most of the year. This can be arranged prior to your holiday or whilst you are there if you feel you need it. Outside
The villa is surrounded by beautiful gardens, professionally landscaped and maintained. With triple garage and 28' x 15' electrically heated and lighted pool. Superior quality pool furniture, including table, four chairs and four sun loungers. Gas BBQ provided.
Coast/Beach
Englewood - with parking, shops, picnic areas, BBQ facilities, showers and play areas. Approx 10 minutes drive. Stump Pass beach in a nature preserve - very quiet and unspoilt. Approx 10 minutes drive. Boca Grande (Gasparilla Island) - Great beach with boutiques, art galleries good restaurants and the historic lighthouse. Approx 15 minutes drive. Excellent facilities for boating and fishing.
Golf
2 free golf memberships for unlimited golf available from May 1st until December 14th at all the 4 Rotonda Golf and Country Club courses (81 holes) with an administration fee of $55 per villa booking. 2 golf memberships (inclusive of admin fee) for bookings from December 15th to April 30th are as follows: 1 week $150. 2/3 weeks $125 per week. 1 month $375. 2 months $300 per month. Cart fees (if required) are payable locally to the golf club all year round. Other nearby golf courses include Lemon Bay, Myakka Pines, Oyster Creek Golf and Country Club. The villa overlooks the ninth hole of the Pine Valley segment of Long Marsh Golf Course, now a 27 hole course.
Travel
Rotonda West is on the Gulf coast, located between Sarasota to the north and Fort Myers to the south.
There is a choice of airports, Tampa is 90 mins, Sarasota is 45 mins, Fort Myers is 45 mins, Orlando is 2.5 hours and Miami is 3 hours.
Car hire is essential.
Located between Sarasota to the north and Fort Myers to the south, Rotonda is easily accessible from Tampa, Orlando and Miami airports.
Distances
An ideal base for day trips to explore the many local attractions. Myakka State Park 30 minutes north, close to Siesta Key and Sarasota.
Busch Gardens is 90 minutes drive to the north, one of the best theme Parks for families. Disney World, Universal Studios and Sea World, only 2.5 hours drive away.
Locally Englewood and Port Charlotte are 10 mins drive, Punta Gorda with Fisherman's village 30 minutes drive and Sanibel approximately 45 minutes.
The Everglades is 2 hours drive south

There's an abundance of good local restaurants in the area and many well-stocked local supermarkets including Publix, Winn Dixie, 24 hour Wal-Mart and pharmacies within 5 minutes drive. At Port Charlotte 15 minutes drive away there is an excellent Mall with cinema and many restaurants including Chilis, The Outback Steakhouse, Dennys, and TGI Fridays. Factory Outlets for designer bargain shopping all within 1 hour's drive at Ellenton and Ft Myers.

Rates inclusive Florida taxes. A £100 deposit is required to secure a booking. The balance is due 8 weeks prior to stay. Refundable security deposit of £250 payable with the balance.
