Our villa, built in 2005, is situated on the exclusive development of Sandy Ridge. It is a 5 minutes drive from the I4 which connects you easily with all Disney Parks, Seaworld, Kennedy, Shops etc. The property is south facing onto conservation woodland in a quiet cul-de-sac. There are two master bedrooms both with en-suite bathrooms and two twin bedrooms with a further bathroom. All bedrooms are decorated to a high standard and have large closets. The den is furnished with a sofa/bed and can also be used as a 5th bedroom; it is fully equipped for a baby with travel cot and bedding, highchair and buggy. There is a PlayStation 2 so please feel free to bring your favourite games. The extended deck area has a large pool and spa with comfy patio furniture on which to get a gorgeous Florida tan. There is a games room with a football table, pool and darts and for your convenience a washer/dryer. The kitchen is fully equipped all you need to provide is the food! Enjoy x

Changeover day
Changeover days are flexible. However, we do ask if any guests could vacate the premises by 11am. so that any repairs and cleaning are carried out for the next guests.

| Cleaning/towels/ linen/maid service: |
House is cleaned to a high standard for your arrival. The beds made up with clean linen. Fresh towels, toilet rolls and guest soap in all bathrooms. There are spare pillows/linen/blankets for your use. If you require further cleaning this is possible. |
Notes on accommodation
Pool area has safety net completely securing pool area. This is easily removed to access the pool but there for peace of mind to keep children safe. House is on one level. No stairs to climb! Easily operated heating/air conditioning/ceiling fans in all rooms. Safe deposit box. Games room - Sandy Ridge has a small play area for young children 5 mins walk away. House alarm and fire alarms.
Accessibility
There is a driveway for one car which brings you to the front door. The house is all on one level so would be suitable for people with mobility problems however the doors are standard width and not adapted for wheelchair users. The entrance hall floor and lounge/dining/kitchen area is fully tiled for easy manoeuvre, the bedrooms are carpeted. There is a sliding patio door onto the pool area. The main bedroom's en-suite has a walk-in shower and also has a door directly onto the pool area.
Outside
Pool area fully equipped with patio furniture/loungers. Our private pool and spa includes heating and has an extended south facing deck. The very comfortable patio furniture include a table and chairs, loungers and reclining loungers. There is covered area for shade with an outdoor fan and outdoor and pool lighting. The whole deck area is covered with a net to keep insects out while allowing the sun to come through. Outside the net there is a grassed area onto conservation (trees!) not really recommended to sit there because of insects? We have plastic plates and cups for your use by the pool as glass is strictly forbidden to avoid any nasty accidents.
Coast/Beach
The Atlantic Coast is approx 1 hour’s drive away. The Gulf Coast beaches of St Petes, Clearwater and Longboat can be reached in about 75-90 mins.
Golf
There are many 6 championship golf courses within 10 mins drive. Champions Gate has two courses designed by Greg Norman and also a David Leadbetter Golf Academy.
Travel
Orlando International airport is approx 30 mins from the house. Sanford is approx 50 mins. Port Canaveral is approx 60 mins. In our view it is essential to hire a car whilst in Florida. It is easiest to collect your car at the airports and the best deals are normally at the time of booking your flights. Make sure your deal includes insurance and CDW.
Distances
The nearest chemist is 5 mins drive, supermarket, restaurants and motorway (I4), 6 mins. Disney is 10-15 mins. Seaworld and Universal 30 mins, Kennedy 60 mins. The 192 which is littered with restaurants, fast food, shops and entertainment is 10 mins. There are numerous malls/cinemas all approx 30 mins drive.
Further details
The nearest supermarket is Publix (6 mins). This has a deli section so you can pick-up ready made food for your convenience. There are numerous restaurants that deliver to the house and literally thousands of restaurants for you to visit within a short drive. There is a drive through chemist (you can go in if you have lots of energy!) less than 5 mins from the house. A huge Target Store is only 10 mins away. This sells food and anything else you could possibly want from electrical goods to toys all under one roof.
The Disney Parks and Downtown Disney are accessible from either the 192 or the I4 however we recommend driving up to Champions Gate and turning onto the I4 as the 192 has lots of traffic lights and lots of slow moving traffic and we have proven this route to be much quicker. The earlier you get to the parks the better as the queues build up during the day and the fast-passes tend to run out.
Booking notes
All bookings must be made via our web-site. A deposit of £150/$250 per week is payable at time of booking. All balances are payable 60 days prior to date of arrival. Any deposits are fully refundable providing no damage is caused to the property or its contents.
