This tastefully decorated villa is located upon the beautiful private and secure grounds of Southern Dunes Golf Resort. The resort has tennis courts a gym, two communal pools and a children's play area as well as its award winning golf course. The villa is situated upon a cul-de-sac therefore it is very private. There are four large bedrooms, 1 large queen bedroom with en-suite (downstairs), 1 double and 2 twin bedrooms (upstairs), plus a sofa bed for extra guests. The villa is open plan with two large sitting rooms, one with TV and DVD, the other for those peaceful times, separate dining room and dining kitchen, downstairs shower room and toilet, utility room comes fully equipped. Upstairs there is a bath/shower room with the three bedrooms. There is a double garage for extra security. The villas location is ideal as it is a 20 minute drive to the Disney Theme Parks and attractions but and also walking distance from the 24 hour Walmart, local restaurants and amenities.

Pool heating is £70 per week / £10 per day.
Changeover day
The villa will be ready after 4pm, and on departure guests will be asked to vacate by 10.30am, unless organised otherwise prior to departure.

| Kitchen: | The kitchen/dining area overlooks the pool. It has a large fridge freezer with ice dispenser, microwave, a large electric cooker/grill, kettle, toaster, coffee filter and dishwasher. |
| Utility Room: | Seperate utility room with a large washing machine, tumble dryer, iron and ironing board, vacuum cleaner. |
| Living Rooms: | The 1st living room has views over the pool area and has a 32" cable flat screen TV and DVD player also a double sofa bed. The 2nd living area has two sofa's set in a peaceful environment to relax. |
| Other: | There are facilities of one travel cot with bedding, high chair and baby monitors and one push chair free of charge. There is also a children's bike and helmet for age 3-6 years and an adults bike in the garage. |
| Cleaning/towels/ linen/maid service: |
Towels and linen are provided in the rental rates. The villa will be cleaned before you arrive and after you leave. Extra cleaning is available upon request but at an extra charge. |
Notes on accommodation
The villa is ideal for families or couples as it is private, safe for children on the cul-de-sac to play, and all within easy access of the main attractions, Disney World and International Drive is a twenty minute drive away. With designer shopping malls and airports 20-50 minutes away. The golf course is fantastic and the prices are reasonable.

Accessibility
The villa is set on two floors but has one bedroom located downstairs, it is accessible for those who struggle with stairs.
Outside
The well maintained gardens are set to the front, side and rear of the villa. The cul-de-sac allows for a more peaceful and relaxed atmosphere so as to escape the hustle and bustle of the theme parks and attractions. The pool is private and enclosed with screens so to aid 'bug free' sun bathing/swimming. The villa is situated in such a position that it gets the sun from morning until night directly on the pool area. The patio area has a lovely iron table and 4 chairs, there are also two sunloungers for sunbathing.
Coast/Beach
Southern Dunes is approximatley one hour 's drive to the Gulf or Atlantic beaches.
Golf
Southern Dunes is one of the best public golf courses in Orlando Florida and ranked number 7 in the state by Golf Week. The golf course stretches out over spectacular views and features 100 feet of elevation changes with over 180 bunkers. This golf course is a Steve Smyers masterpeice with imaginative design and impecable surfaces. The prices for a round of golf vary but are very reasonable. Coaching sessions can be booked in advance. Sit and dine whilst watching the golfers, in the restaurant which serves breakfast and lunch seven days a week.
Travel
The villa is located approximatley 40 mins to Orlando International Airport, or 1 hour to Tampa or Sanford Airports.
Distances
Disney World and attractions are 20 minutes drive away. Designer shopping malls 20-30 minutes drive away. International Drive 25 minutes drive away.
Booking notes
A £100 deposit is required on booking. The balance is due 8 weeks prior to departure. A £150 security bond is required on payment of balance which will be returned to you up to ten days after your return.
