The property is in a quiet well maintained residential location providing a relaxed environment after a hectic day out. One hour either way to the wonderful Gulf Coast and Atlantic Beaches and of course nearer still are the Disney attractions and all the shops for those wonderful bargains. A children's play area is within easy walking distance, as is the conservation area with local wildlife. Local supermarkets including Walmarts and Publics are a two minute drive away.
Whether you enjoy dining/shopping or playing a round of golf, these are all within close proximity.

Notes on prices
Prices are for the property per week in UK pounds, for full occupancy.
Any week including 24, 25, 26, 27 December and 31 January, Good Friday. Easter Monday will be charged @ £550 per week.
Pool Heating is charged at £75 per week. Additional fee is charged for breakages which will be refunded on return to your home address. Short term late availability offers negotiable.
Changeover day
The propoerty is available Saturday to Saturday ideally, but we are prepared to be flexible if needs be.

| Bathrooms: | En-suite bathroom has 2 sinks, WC and large bath and large walk-in shower. Bedrooms 2/3 share a bathroom with separate shower WC and sink. This bathroom leads onto the pool area. Bedrooms 4/5 share a bathroom with overhead shower, sink, WC. |
| Kitchen: | Cooker, hob, fridge, freezer, dishwasher and full complement of kitchen utensils, plates, cups, glasses and mugs. There is an electric kettle for that morning cuppa and a separate coffee maker, everything you will need to make your holiday enjoyable. |
| Utility Room: | Large utility comprising of washer, dryer, ironing board and iron plus airer. |
| Living Rooms: | Family room comprising of three and two seater sofas with coffee table. Ideal for relaxing in front of the TV/DVD or listening to music on the stereo. A breakfast table with 4 chairs is also located in this room. This room leads onto the patio area |

Notes on accommodation
The property is fully air-conditioned and centrally heated, depending on climate. Access to the property is by keypad on front door so no keys required. The property is also fully alarmed. Suitable for children, doors leading onto pool area are alarmed.

Accessibility
The front doors are double width enabling wheelchair access.
Outside
The large pool measures 30 x 15 foot and is private. Heating is available at an additional charge. Outside is a covered area with patio furniture and table and chairs where you can enjoy a meal as the sun goes down or just lounge in the sun should you wish. Surrounding the outside perimeter is a large grassed area.
Coast/Beach
The Gulf Coast or Atlantic Beaches are within an hours drive either direction.
Golf
A variety of golf courses are within close proximity. The nearest one being a two minute drive.
Travel
Orlando International Airport is about 30 minutes drive and Sandford is 1 hour away by car. Car hire is essential.
Distances
Disney Parks are a 15 minute drive away. As are the local shopping malls. There are a vast range of restaurants, the nearest being five minute drive in either direction.
Further details
The local bank can be found on the Berry Town Centre complex which is half a mile away together with Publix (the local supermarket) and other local shops.

A deposit of £75 per week is required with the remaining balance due six weeks prior to departure. Please send cheques for the attention of Mr P Tyler.
