Our townhouse is located on the luxury Regal Oaks resort community. The resort is not yet gated but will be in the future. Two minutes walk from our house, the resort facilities include a tropical pool complex with 2 pools, lazy river, waterslide, hot tub and sun terraces. These facilities will be available late 2008 and a children's play area and tennis court will also available 2009/2010. The clubhouse will also be completed 2009/2010 and will have a restaurant, bar, games room, fitness centre and beauty spa. These facilities will be introduced as completed. The resort has 24 hour check in and staff are available to assist throughout your stay. The restaurants, bars, rides and entertainment of Old Town Kissimmee and local shops and supermarkets are within 5 minutes walk. Regal Oaks is ideal for visitors to all the attractions in the Orlando area.

Notes on prices
For late booking and long stay discounts and prices in alternatve currencies, please email the owners. Prices are for the house, including taxes, cleaning for stays of 7 days or more (additional cleaning charge for less than 7 days) and safe. A security deposit, which is refunded once you have left and the house has been satisfactorily inspected, will be payable and administered locally.
Changeover day
Changeover days are flexible. Check in is no earlier than 4pm and check out no later than 10am. Resort facilities are available to you before check in on the day of arrival and after check out on the day of departure.

All bed and table linen, towels etc are provided for your stay. Cleaning for 7 days or more is included in the price. For stays of less than 7 days there will be a $75 cleaning charge. Daily maid service will be available at $45 per day payable locally. |
Notes on accommodation
The house is fully air-conditioned with ceiling fans in all main rooms. Additional equipment, cots, high chairs etc can be hired from the resort at additional cost payable locally. Set on the edge of wooded conservation area and close to all attractions and amenities, our house will provide your ideal vacation accommodation.

To the front of the house is parking for 2 cars and a path leading to the front door.
Coast/Beach
Both Gulf and Atlantic coasts are approximately 60 minutes from our house.
Golf
Several golf courses are within 15 minutes of our house with a large selection of high quality courses within 45 minutes.
Travel
Orlando International Airport is 26 minutes, Orlando Sanford Airport is 57 minutes depending on traffic conditions.
Distances
Disneyworld is 6 minutes, Seaworld is 15 minutes and Universal Studios/IOA are 23 minutes. Both Busch Gardens and Kennedy Space Center are 60 minutes. All times are approximate depending on traffic conditions.
Further details
The local shops, restaurants and bars of Old Town Kissimmee are within 5 minutes walk. Further restaurants, shops and supermarket (Publix) along Hwy 192 are within 10 minutes walk. We want to make your stay with us as enjoyable as possible, please do not hesitate to contact us if you need information and advice before departure or resort staff during your stay.
A $10 per day resort fee will be payable to the resort management company locally. Regal Oaks is a brand new resort, the pool complex, sundecks, on-site check in/guest services and a 'tiki bar' for snacks and refreshments are expected to be completed December 2008. The remaining resort facilities will become available later in 2009/2010 - please refer to the owners for details.
Booking notes
A non-refundable deposit of £100/$150 per week is payable at the time of booking. The balance is payable 10 weeks prior to departure. Full booking conditions are available on request or from our website.
