By renting our home, you will be renting direct with the property owners - not an agent or management company acting on behalf of many owners at Regal Oaks. The photos are your accommodation. We take pride in our home and the first class personal service provided to guests - from your initial enquiry until your departure from our home. Our home has two master bedrooms on the first floor, both ensuite. The ground floor bedroom has twin beds. All bedrooms have large walk in wardrobes and ample drawer storage. There is also a full bathroom on the ground floor. The ground floor has an open plan living/dining area with one sofa and one sofa bed providing seating for 6 and dining table and chairs again providing seating for 6. Open to lounge/dining area, the kitchen is fully equipped to allow you to self cater throughout your stay. All main rooms have ceiling fans. Our home is set in landscaped grounds, to the front is parking for 2 cars and to the rear is a small covered patio area.

Changeover day
Changeover days are flexible. Check in is no earlier than 4pm and check out no later than 10am. Resort facilities are available to you before check in on the day of arrival and after check out on the day of departure.

Bedrooms: One master bedroom has a king bed and small balcony and the second master bedroom has a queen bed. The ground floor bedoom has twin beds. We provide a safe for your documents and valuables. Both master bedrooms have flat screen LCD cable TV's.
Bathrooms: Both first floor ensuite bathrooms have large roman baths with showers over. The ground floor has full bathroom (bath with shower over) for the use of guests in the twin bedroom. A hairdryer is provided.
Kitchen: The kitchen includes hob / oven, large fridge / freezer, microwave, dishwasher, coffee maker, kettle, toaster, crockery and utensils. Two additional chairs are provided at the breakfast bar for meals.
Utility Room: Included in the rental price, we provide a washing machine and tumble dryer, iron and ironing board in our first floor utility room.
Other: Please note that except for initial supplies of toilet paper, toiletries and washing up liquid, guests are responsible for providing replacements, together with all dishwasher and washing machine detergent.

Notes on accommodation
A 42 inch flat screen LCD/LED cable TV with ipod, iphone and computer connectivity is provided in the living area/dining area. This allows you several ways to take your own choice of video and music entertainment to our home or download it while you are there - as you have these choices, we do not provide a DVD player although you are very welcome to take your own portable DVD player and cables and connect it to our TV. Wireless high speed internet access is available in the house free of charge (we do not provide a computer, printer or cables). Telephones are provided and calls within the US are free. The cost of all other calls are payable by the guest.

Welcome packs of essential groceries can be provided at additional cost if ordered in advance. Please ask the owners at least 4 weeks before the rental commences if a welcome pack is required.

Outside
The pool complex is located beside a small lake and offers zero entry, a hot tub, lazy river, water slide and extensive sunbathing terraces. The pool opened late December 2008. The remainder of the clubhouse offering gym, shop, coffee shop, lounge and internet areas MAY be completed during 2012. However, with the close proximity of the restaurants and bars of Old Town and Hwy 192, together with an even wider choice within a 2 mile drive or taxi ride, the lack of these facilities will not affect your stay. Regal Oaks is scheduled to be gated by April/May 2012.

Coast/Beach
Both Gulf and Atlantic coasts are approximately 70 miles from our house.

Golf
Several golf courses are within 15 minutes of our house with a large selection of high quality courses within 45 minutes.

Travel
Regal Oaks at Old Town is located 20 miles from Orlando International Airport and 46 miles from Orlando Sanford International Airport.

Although a car is not essential, travelling around Orlando would be considerably easier with a car.

Regal Oaks at Old Town is located within 3 miles east of Disney's main gate, 8 miles from Seaworld / Discovery Cove and 13 miles from Universal / Islands of Adventure. Further details
Our home is located within 2 minutes walk of the resort leisure facilities, within 5 minutes walk of the restaurants, bars, shops, rides and entertainment of Old Town Kissimmee and Funspot USA, Kissimmee and ten minutes walk from a wide variety of restaurants and Publix supermarket ands miniature golf on Hwy 192. This makes our house the ideal choice for visitors to the major attractions of the Orlando area. The close proximity of Old Town means that you can walk to the popular car cruise nights and avoid the regular parking problems.

We provide a high chair/booster seat and safety gates for the top and bottom of the stairs. We will provide a travel cot (crib) provided we are given sufficient notice. Additional equipment (cot (crib), high chair, stroller etc) can also be hired from our management company at additional cost. If equipment hire is required, please advise the owners at least 4 weeks before the rental commences.

For the comfort of guests, we do not allow pets - sorry.

We want to make your stay with us as enjoyable as possible, please do not hesitate to contact us if you need information and advice before departure or our management company during your stay.

Booking notes
A deposit of 10 % of total rental is payable on reservation. The balance is due 10 weeks before the rental commences. For long stay discounts and prices in US$'s, please email the owners. Prices include taxes, electricity etc. A security deposit of $250 is payable by credit card approx 1 week before the rental starts and will be refunded to your credit card after satisfactory inspection of the house. Stays of less or more than a week will be charged pro rata the weekly rate.
