Our beautiful family owned villa is situated on one of the most sought after communities in Kissimmee, Chatham Park. Chatham Park is a quiet residential community that boasts its own security patrol, children's play park, tennis courts, basketball courts and community swimming pool. We also have a large lake with an abundance of wild life including ducks you can feed and turtles you can watch basking in the sun. It's only 10 - 15 minute drive to Disney and Sea World. The 192, which is full of shops, restaurants, and much more is only a short drive from our villa. Our villa has 3 bedrooms and 2 bathrooms and comfortably sleeps 8 people. We have our own private, partially fenced, screen-enclosed, heated pool. We offer free pool heat all year round, free phone calls worldwide, free high speed internet with wireless connection
free use of our PC, free use of any baby equipment.

Notes on prices
Prices shown are for the property per week in UK Pounds & US Dollars. Pool heat is free of charge. There is a refundable security bond required of £150/$200. This is refunded within 21 days of your return home. Discount given on bookings of 3 weeks or more. 1 week bookings during June, July and August are subject to our discretion and 1 week bookings will incur an extra cleaning charge of £45/$75. All US rates are inclusive of taxes. A second villa is available should i be booked for your dates.
Changeover day
We are flexible with changeover days. Arrival at our villa is allowed no earlier than 4pm and departure is allowed no later than 10am. Bookings of less than 14 nights during June, July, August, Christmas and Easter will be at our discretion.
Accommodation
| Bedrooms: | The master bedroom has a queen size bed. The second bedroom has a queen size bed. The third bedroom has a triple bunk bed (double on the bottom, single on the top) and a single bed. |
| Bathrooms: | The Master bedroom en-suite has a Roman Tub with overhead shower with sliding glass doors, WC, vanity unit with sink and a large well lit mirror. The second Bathroom has a bath with overhead shower, WC and vanity unit with sink and large well lit mirror. |
| Kitchen: | The Kitchen is fully equipped with a cooker, fridge/freezer, dishwasher, microwave, electric kettle, waste disposal, coffee machine, cutlery and crockery. There is also a breakfast table that seats 4 people. |
| Utility Room: | In the garage you will find the washing machine, dryer, ironing board and iron. You will also find an Air-Hockey table, Football (Foosball) table and a darts boards with soft tip darts. |
| Living Rooms: | The lounge/dining area has 2 sofas, a TV with cable television,a DVD and CD player with DVD's and CD's supplied. There is a games console for the kids, board games for all ages. The dining table comfortably seats 6 people. |
| Other: | The master bedroom also has a TV with cable television. We also have a computer with wireless broadband internet access in the lounge. You can also copy your photos onto a CD to free up your digital camera space. |
| Cleaning/towels/ linen/maid service: |
Towels are provided for your use, as is all bed linen. There are also Hairdryers, Hair Straightners and Curling Tongs in each bathroom. |
Notes on accommodation
We do not allow smoking or pets inside our villa. We supply a stoller/buggy for use by our guests for toddlers. We also supply a car seat for children, free of charge. Please ask for details when making your enquiry.

Outside
Our private, screen enclosed, heated swimming pool is 3ft at the shallow end and 5ft at the deep end. There are sun loungers, a patio table and chairs for you to relax on by the pool after a long day at the parks. We also have a BBQ for your use should you wish to dine al-fresco. All we ask is that if you use the BBQ please clean it and return it to the garage. Pool heat is available if requested.
Coast/Beach
The closest beach is Coco beach and is approx 50 minutes drive away. Daytona is a couple of hours away.
Golf
The nearest golf course is Falcon's Fire golf course and is approx. 1 mile away. There are crazy golf attractions only 5 minutes from our villa on the 192, most of which we have played and make a very good fun evening out after you have eaten in one of the many restaurants.
Travel
Orlando International Airport (MCO) is 25 minutes drive away. Sanford is 55 minutes drive away. We recommend car hire. We supply directions from both of these airports to our villa. Maps can also be found in our villa to help you find your way around Kissimmee Orlando. These are there for your use.
Distances
Disney World is 10 - 15 minutes drive away as is Sea World. Universal and Islands of Adventure is 20 minutes away. Medieval Times is just 5 minutes away. Everything is within easy reach from our villa.
Further details
The 192 is only 5 minutes drive from our villa, and is full of shops, shopping malls, banks, restaurants, flea markets and crazy golf and many more fun day out attractions. Old Town is only 10 minutes drive away and here you will find a children's fun fair, dare devil sky dive rides, many shops, restaurants, arcades and much more. Friday and Saturday nights, Old Town host's a car show, including old and new cutomized cars. Well worth a trip.
Booking notes
Once you have made your enquiry about dates i will send you one of our villa packs which includes a booking form and brochure. Please include your postal address with your enquiry to obtain a villa pack. You need to return your booking form to me within 7 days of receiving it with your deposit (£100/$150 per week booked) if you decide to book our villa. Final payment is due 8 weeks before departure. There is a refundable security bond of £150/$200 required with the payment of the final balance.
