This is a new villa set in the Sandy Ridge development, recently featured on the 'I Want That House' television programme. It has 5 bedrooms, with 1 converted into a 'Den' with TV, DVD, X-Box and queen-size sofa bed. In the garden there's an enclosed swimming pool and jacuzzi. For safety, there is a fence that can be pulled across the pool area to prevent small children running out of the villa straight into the pool. Sandy Ridge is a conservation area and the villa benefits from only having neighbours to one side i.e. there are no other properties at the back, directly in front or to the left of the villa, providing lots of privacy. At the rear, the villa overlooks a lake where it is possible to fish. Within the Sandy Ridge development there is a play area for young children and the development is across the road from Reunion Resort which has a USPGA standard Golf course. There is also a shopping mall (Champion's Gate) 5 mins drive away Disney Resort is a 10-15 min drive.

Changeover day
Changeover day is flexible. The villa is available for occupation from 4pm on the day of arrival until 10am (local time) on the day of departure. We will do our very best to accommodate any required changes in these times, but it cannot be guaranteed.

Notes on accommodation
A highchair and travel cot are provided at no extra cost. As well as air-conditioning there are ceiling fans in all bedrooms and the lounge. Please note, for the comfort of our guests, this is a strictly no-smoking villa.
Accessibility
The villa is all on one level with no steps, which is great for small children or for those who dislike/have trouble using stairs.
Outside
To the front of the property there is private off-street parking. The villa is well lit and has tree views to the side, rear and front. To the rear, the villa has a private enclosed 24ft pool and jacuzzi with optional heating. The pool area has sun from morning until late afternoon and has fabulous views of the conservation area and lake behind the villa. There is a patio table and chairs plus sun-loungers for relaxing by the pool. There is a grassed garden area beyond the enclosed pool which has sun all day. A gas BBQ is provided to enjoy alfresco dining.
Coast/Beach
Daytona Beach is approx a 1 hour drive.
Golf
Reunion Resort USPGA standard Golf course is 2 mins drive. Champions Gate golf course is 5 mins drive.
Travel
Orlando International airport is approx a 25 mins drive. Car recommended.
Distances
Disney World Parks 10-15 mins drive. Universal Studios 25-30 mins. Seaworld approx 20 mins. West or East coast beaches approx 1 hour. Kennedy Space Center approx 1 hour. Busch Gardens approx 1 hour. Golf - 5 mins to Champions Gate.

Booking notes
A deposit of £100 per week, or part thereof, is required to confirm the booking. The balance of the rental cost must be paid in full no later than 8 weeks before arrival date, unless it is a late booking, in which case it should be paid immediately. The separate charge for pool & spa heating of £85/week, if required, is payable with the balance. A refundable damages/security deposit of £150 is required with the balance. This is returned following a post-stay inspection by our Management Co.
