Our villa sleeps up to 10 guests. Situated in a gated community the villa is on a very prestigious site with excellent golf courses nearby. Our villa is disability friendly - details on request. Approx 15-20 minutes from Disney, 30 mins from the beach and 40 mins from Tampa. We are just off the Highway 27, with excellent routes to all the theme parks. Easy routes from both airports. The villa is fully air conditioned with a games room, televisions / DVD's in all bedrooms and pool with a spa pool heating available. The pool has an extended deck so there is more space to relax and sunbathe! The living room is separate from the kitchen/morning room, where you will find all you require to cook! Both master bedrooms are en suite with a third bathroom set separate. We provide everything you require to make the villa home-from-home with an American size utility room housing a washing machine and tumble dryer. Changeover day
We will do our best to be flexible on your leaving the property this depend on when the next guests are due to arrive plus our cleaning company who are really good at accomodating guests. This can be discussed a greater length with us.
Accommodation
| Bedrooms: | Bedroom 1 and 2, kingsize beds, TV, doors straight out to patio/pool. Both with dressing tables and walk-in wardrobes. Bedroom 3 and 4, twin beds with built-in wardrobes and TVs. All clean fresh bedding provided. Cots available on request. |

| Other: | All rooms are tastefully decorated and carpeted in bedrooms, living rooms and walk-in wardrobes. Tiled throughout elsewhere. Games room carpeted. All rooms have TVs and all bathrooms have large quanitities of towels, all bedding is provided. |

The villa will be cleaned prior to arrival then after departure. Usually after a 2 weeks stay - ready for next villa occupants. Our managment company are on hand for any problems you may have and are very very helpful. |
Notes on accommodation
Villa has child safety fence around 26" pool which can be removed by an adult - adult supervision required at poolside. We have air conditioning thermostaticallly controlled. Wireless internet access will be provided for those with laptops! Games room with a variety of games [snooker table, football table, electric darts, ]for little kids and big kids to enjoy. Villa has extended decking area and inflateable toys for guests to play with inpool. All televisions have cable programmes fed to them. The 26 foot pool is on full view to the living room so you are able to watch your children if you are sitting in the living room. We have done our utmost to make our villa child friendly.As you will see from our dolphon picture we have children of our own and using our own children as a guideline we have made the villa as safe as we possibly can for visitng families. Thee pool is netted in and there is a pool guard in place which can be taken down while at the villa or when using the pool.

Accessibility
Sloping path up to front door also sloping path from both master bedrooms onto pool patio - no steps at all. Walk in shower has discreet grab bars doors wide enough to take wheelchair. Larger wheelchair users would benefit from using en suite bedrooms as these also have walk-in wardrobes. Pool also has handrail fitted to aide those getting into water using steps. Entry to the villa the hallway is quite wide, entry to all rooms and kitchen is very easy for wheelchair users.
Outside
Patio furniture is provided with comfortable cushions. Private Pool approx 26 ft long with spa/Jacuzzi. Villa has a covered area that protects you from the harsh mid day sun. Not overlooked at the rear of the villa so your holidaying neighbours are not able to look at you while your swimming/bathing! Fitted handrail to pool steps to support walk into pool from shallow end. We can provide heating at an extra cost but the hot Florida weather may be enough! A barbecue is available for use. Plastic plates tumblers etc are provided for use by pool side, wholly for your own safety. Pool area will be lit up of an evening and underwater pool lighting is available on a timer switch. Pool area is covered by netting to stop all those midgies! Under water lighting is activate by timer switch at pool side. There is nothing like sitting round the pool of an evening enjoying the remainder of the day after a hectic day at the theme parks or indulging in a bit of "Retail therapy".
Coast/Beach
Daytona beach is 30 minutes drive away from the villa. Miami is signposted as 200 miles away about the same as Liverpool to London so you could drive there for a few days if you wish.
Golf
There are various golf courses within easy reach of the villa. Too many to mention. Southern Dunes course is 2 minutes away with Champions Gate at the first exit from the villa off the Interstate 4. We can give you a full list off all the golf courses available if you require them. Golfing holidays are best taken from October through to April as the heat on the courses is so intense in the summer months. Details of golf courses is available for those wishing to play. We have had one guest recently return after a family holiday. He used the golfing facilities at Champions Gate and found them to be excellent. He said the holiday proved to be a great sucess as he and his son were able to play golf,the other family members went to the theme parks in the day. They all met up of an evening and enjoyed time together, dining out and shopping.

Special interest holidays
All the theme parks are within easy reach to the villa. International Drive has the most fantastic shopping you could imagine - make sure you take that empty extra suitcase. People say they don't need it but you ask any Brit, a family of four can go out with 4 suitcases and come back with 5. Orlando stores sell a lot of suitcases to us British while we're over there. With 4 young adult children we have come to know all the best stores to shop and the best stores to shop in.
We will privde a fully illustrated brouchure and will answer any questions you may have about anything to do with the villa, theme parks, anything at all to make your holiday a success. Ask our family of 4 what they enjoyed most about there recent stay - Discovery Cove, swimming with the dolphins then onto Seaworld to see Shamu and Clyde and Seamore!! Every time we visit Orlando there's something new to do - next time we visit we're off to the Kennedy Space Centre -we can't wait.
Travel
We take 30 minutes from Orlando airport to get to our villa, approx 40 mins from Sanford. The beauty of our villa is that when you come out of either airport you go straight onto the Interstate four and that's it, come off at the given sign post and onto the villa. Our detailed directions will make your journey from the airport stress free. After 9 hours on the plane you will want to get to your villa as stressless as possible.
Distances
15 minutes - straight into Disney along Interstate Four Seaworld approx 25 minutes, Busch Garden 40 minutes. All shopping facilities, you are just 3 minutes away from the Walmart and Walgreen. Florida Hospital close by if required.
All the details covering parks, medical services,holiday do's and don'ts will be available at the villa. We will give info on all aspects of your holiday which you may find useful while staying in Orlando - just little tips and pointers!
Further details
The villa is accessible through electric gates for which you will be given a code. Details of access into the villa will be given 2 weeks before your departure, again a code is required.
All you require for your grocery shopping, take aways, chemists etc all are just 3 minutes away. In the villa will be a detailed booklet listing all you will require to make this a holiday of a lifetime, we will give you as much information as we can to make your stay in our villa an enjoyable one. We can talk you through all you need to know and also answer any questions you may have as best we can. We have found that booking the villa up to a year in advance enables you to book flights so much cheaper. The earlier you book the cheaper the filghts are i.e. a guest booked the villa then same day booked flights 9 months in advance, they saved £123 per flight booking so early which they said they used to visit Discovery Cove and Seaworld and they were very happy about that. So booking early does save money in the long run. If you book our villa for 2008 we will hold the price at 2007 rates until end September 2007. Fishing at the lake off the pier you will be able to catch the odd Bass or Five. In fact take home your supper! Walmart has a good selection of fishing rods which are cheap enough to use for the duration of your holiday so don't take your own over there just buy a cheap one whilst there! Am only too pleased to speak via phone or email about what the villa has to offer plus details of special offers that may be had at certain times of the year.
Booking notes
Bookings being taken now for 2009. On booking the villa we require a fee of £100 per week. Any booking on a daily basis we will need to charge an extra one off £35 to cover the cleaning of the villa. Balance will be due 8 weeks prior to stay, this will be explained in more detail in the information that will be sent out to you in our brochure.
