Our luxury villa which can sleep up to 10 people, is close to all the attractions. Perfectly located for your dream holiday being only 10 mins to Disney, 15 mins to Sea World and 12 mins to Premium Outlet Mall. We are surrounded by some of the worlds best golf courses, including Championsgate 5 mins and Reunion 7 mins. The villa is air-conditioned and fully equipped, to make your stay with us relaxed and enjoyable. It comprises of 4 bedrooms and 2 bathrooms. The family room is furnished to a high standard with a 32" surround sound TV and pull out bed settee. This room overlooks the private pool with access via the patio doors. There is a separate formal dining area overlooking the garden where you can enjoy a tranquil meal and reflect on your day. In the kitchen you have a full cooker, microwave etc, and dining nook. The separate laundry room holds a full size washing machine and tumble dryer. All rooms have TV's and CD players and are furnished for your comfort.

| Bathrooms: | En-suite bathroom to bedroom 1 with a garden size tub, WC, vanity unit and shower cubicle, airing cupboard with plenty of towels and hairdryer. Access to pool area via pool door. Bathroom 2 with bath/shower over, WC, vanity unit, hairdryer and towels. |
| Kitchen: | Full size cooker and oven, large fridge/freezer, waste disposal, microwave with under lighting, toaster, coffee maker, blender (for cocktails), kettle, all crockery and cutlery, CD player and dining nook with a round oak table which overlook's the garden. |
| Utility Room: | This room is separate from the kitchen as it is off the main entrance hall. Comprises of full size washer and separate tumble dryer, vacuum cleaner, iron, ironing board and brushes. There is also access to the garage from this room. |
| Living Rooms: | The lounge is furnished to a high standard for your comfort. There's a 32" surround sound TV. DVD, video player, CD and a ceiling fan. There are 2 settee's and 1 pulls out into a bed. This room overlooks the 30' pool with access via the patio doors. |
| Other: | The dining area has a large oak table and 6 chairs and CD radio for your enjoyment. To create a tranquil mood a tree with fairy lights. If required you can move the table/chairs from the dining nook for larger parties. There is also a breakfast bar. |

All towels and bed linen are provided. The property is cleaned thoroughly before and after each stay. |

Notes on accommodation
The villa is fully air-conditioned and for extra comfort there are ceiling fans fitted in main living areas and all bedrooms. The villa is child friendly with alarms fitted on all doors leading to the pool area. We are sorry but we cannot allow pets.
Outside
The villa has a fully screened large 30' private swimming pool, which has the option of being heated. There are sun-loungers, patio table and chairs provided to enjoy the sun on the pool deck, also there are 2 lounger chairs where you can sit in the screened area and watch the sun set. From the pool deck there is access to a very large side garden.
Coast/Beach
The villa is situated 2 minutes from the Interstate 4 which if you go west you are at Clearwater Beach and St Petes Beach is approximately 90 minutes. If you go east, Daytona Beach in about 60 minutes. So you can go and see all the races if you wish!
Golf
We are surrounded by some of the best golf courses in Florida. Greg Normans Championsgate is only 6 minutes away and Reunion which has been designed by Watson and Palmer is only 1 minute further on. Also Southern Dunes and Ridgeway Lakes are only 10 minutes away.
Travel
We are only 35 minutes form Orlando International Airport and just over an hour to Sanford International Airport. Car hire can be obtained from both these airports.
Distances
We are well situated as the Interstate 4 is the main artery to all the attractions and shopping malls. Disney being only 10 minutes depending on which park you are visting.
Shopping - Premium outlet mall is the nearest, with an exceptional choice of shops. Wal-mart is only 10 minutes away and also pharmacies, Blockbusters and McDonalds.
Booking notes
We require a £200 deposit to secure your booking, and final payment is 8 weeks before departure and along with this payment we require a £100 security deposit which is refundable after a satisfactory status report from our management company.
