Our villa is ideal for both a family, a shared holiday or even a short break. Being only 15 minutes from Orlando airport, 30 minutes from Sanford or just 1 hour from Tampa airport, it offers the perfect opportunity to explore the attraction parks, visit Kennedy Space Centre, take a short trip to the Gulf Coast or simply relax by the pool on the extended pool deck which includes sunbeds and dining furniture. The pool is floodlit and can be heated if required. Nestled amongst orange groves, it is furnished and decorated to a very high standard and includes everything you would need for a trouble free and relaxing stay. There are numerous restaurants, supermarkets and award winning golf courses close by, with the excellent outlet shopping just a short drive away. All prices include taxes, cleaning (short stays less than 5 nights will incur a cleaning charge), linen and a 24 hour management service should you require it.

Notes on prices
Prices are for the property per week in UK Pounds/US Dollars. Prices include cleaning unless otherwise stated. Taxes of 13% will be added to the rental. Any long or short rentals can be negotiated by contacting owner. Pool heating £95 per week if required.
Changeover day
Arrival/departure can be any day. Departure usually by 10.00 with arrival after 14.00. However, this is negotiable.

Notes on accommodation
The pool has a removeable child safety mesh around it iaw Florida State rules and can be heated at £95 per week extra. The villa is fully air-conditioned/heated, close to all attractions and situated in a quiet residential development therefore, making it ideal for all ages, groups or couples.
Accessibility
We have had a wheelchair user stay with no difficulties. However, it has not been specially built or adapted for such users.
Outside
The pool is south west facing and is 24 foot long. The pool area has been extended and includes all dining furniture and sunbeds. BBQ's can be hired when booking. Pool heating is extra at £95 per week if required.
Coast/Beach
The Gulf Coast with the soft white sands of St Petersburg and Clearwater is just 75 minutes away with Cocoa Beach on the Atlantic side an hour away.
Golf
Champions Gate award winning golf course is just 5 minutes away with Southern Dunes approx' 10 minutes away. All levels catered for. Both courses allow visitors to play.
Travel
Orlando Internatinal airport 15 - 20 minutes away. Sanford Internatinal airport 30 minutes away. Tampa International airport 1 hour away. The villa is 2 minutes from the 27 South with easy access to exit 55 of the I4.
Distances
Disney is 10-15 minutes away with Universal/Sea World 20 minutes away. The shopping outlets at the top of I Drive is also 20 minutes away with the ever busy 192 just 10 minutes away. Kennedy Space Centre can be easily reached in an hour.
Further details
The newly opened, award winning Posner Park development with its vast array of shops, restaurants and entertainment is just a 10 minute walk away. With its tree lined boulevards, it really is the place to spend an evening without the need to drive.
Booking notes
Booking by contacting owner, deposit within 14 days of booking with remainder 2 months prior to travel. Booking forms/confirmation will be sent with all information required. Gate and door codes supplied once balance has been paid. Bookings of 5 days or less will attract a cleaning fee of £50/$90.

We have owned this villa from new and it is maintained to a very high standard. We aim to be be totally honest and open with each and every enquiry, which we hope will materialise into bookings.
We are also open to suggestions and if you really like the sound of the villa but feel we are slightly too high on rental, please feel free to discuss this with us. We can cater for events such as having a Birthday cake on arrival or welcome packs in the fridge.

Why the owner chose a home in this location
The secure development is so close to the main attractions yet in a secluded area of Davenport just off exit 55 of Interstate 4. The beaches of Clearwater and St Petes on the Gulf Coast are are easily accessible as is Kennedy and Cocoa Beach on the Atlantic side.
Unique benefits of the property
The South-West facing pool offers the sun virtually all day and there are restaurants within walking distance making our villa a perfect place to stay whilst enjoying all that Orlando has to offer.
